Home Sold using a "Video Walk-Thru"

I held an open house the same day that my neighbor was having a realtor-advertised-open house.  A woman stopped by after visiting my neighbor's house...she was very interested in our home.  She told us that she was coming back the next evening with her husband and real estate agent to see the neighbor's house.  She asked if she could bring them to see our house too.  I told her..."please do and to tell your agent that we are offering a (3%) commission to any agent who brings a buyer."

I also told her that I had posted a "Video Walk-Thru" of the home on my webpage.  I had posted the video a month before and had about 20 hits...that evening I got another 30 hits.

The next night my potential buyer came back with her husband and real estate agent.  She proceeded to take them on a tour of the home.  She confessed, "I watched the video a few times last night and sent it to my parents and a few friends."  She said that she felt like she "knew the house".  She fell in love with it.  (It didn't hurt that she has a black lab too.)

They gave us a full price offer for the home and thanks to their real estate agent the sale went through without any problems.  By the time we got to closing the video was watched over 100 times...our buyer told us that she sent the link of her new home to all her friends.

The "Video Walk-Thru" turned out to be a 24/7 Open House.
