    <title>To Pray or Not to Pray - Agent wants to pray in meetings</title>

&lt;p&gt;&lt;strong&gt;Agent thought it a good idea to pray in meetings.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;In our meetings we had an agent suggest we pray every day.&amp;nbsp; As a leader of the team, I didnt want to agree if anyone objected.&amp;nbsp; It seemed sensitive considering not everybody is part of the same religion.&amp;nbsp; We have some church goers and non church goers in our office.&amp;nbsp; I want to be sensitive to everyones opinions especially when it is something that people could be offended or be passionate about it.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;A thought&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;So the thought came to me today on what to do.&amp;nbsp; Generally I always thought praying should be in your private places, now I see it as possibly an opportunity as a team.&amp;nbsp;&amp;nbsp;It is said that a family that prays together stays together.&amp;nbsp; So what about a team?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Perspective&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Everyone has different beliefs and different perspectives.&amp;nbsp; An employee perspective is different than an employers perspective.&amp;nbsp; A clients perspective is different than an agents perspective. A buyers perspective is different than a sellers perspective.&amp;nbsp; When we put on our own pair of glasses we see the world as we see it.&amp;nbsp; God is the only one who sees things as they really are.&amp;nbsp; When we see things our own way we are separated with different beliefs and opinions.&amp;nbsp; When we see things God's way we are united.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Time to Unite&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Everyone has different beliefs and different names of which they call God.&amp;nbsp; However, what is the purpose of prayer?&amp;nbsp; It seems all religions unless there is one that Im unaware of, pray to God for what they are thankful for and what they need help with.&amp;nbsp;&amp;nbsp;&amp;nbsp; It seems that prayer could be the one time that everyone is united in thanking God and asking for help.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; How wonderful it was when everyone united after 9/11 despite their faiths and beliefs.&amp;nbsp; It took a tragedy for all faiths and different people to unite in vigilances or prayers.&amp;nbsp; Maybe we should learn to unite daily in prayer for what we are thankful for and what we need? Is this an opportunity for us to be united at one time and be able to see through the same glasses as each other and not have different perspectives?&amp;nbsp;&amp;nbsp; Im curious if this would help people to see each other as a child of God and brothers and sisters rather than a person of different beliefs or faiths?&amp;nbsp; What do you think?&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Phone Call for a $500k listing sounds exciting right?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Got the phone call!&amp;nbsp; A friend referred a listing to me.&amp;nbsp; Beautiful home, it was in the Parade of Homes.&amp;nbsp; So I sit down and give her the brutal details.&amp;nbsp;&amp;nbsp; There is a 5 year supply on the market in her price range and in her area.&amp;nbsp; 5 YEAR SUPPLY!&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Why is there a 5 year supply in some areas and price ranges?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;For one, everyone moving to Utah has a house to sell or their house in another state is being foreclosed on. Out of staters cant buy here.&amp;nbsp; They have flooded our rental market though.&lt;/p&gt;
&lt;p&gt;Just down the street from this new listing is a family who all took out home owner equity lines of credit and bought about 8 homes during the boom.&amp;nbsp; Yes, 8 homes!&amp;nbsp; They all bought new construction that was twice the median price range in the area. They were hoping to flip it.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Are they the only ones?&lt;/p&gt;
&lt;p&gt;No, droves of people have come to me.&amp;nbsp; Its like a tidal wave hit and people out of no where become real estate flippers/speculaters.&amp;nbsp;&amp;nbsp; They all were building homes hoping to make a quick 100k.&lt;/p&gt;
&lt;p&gt;Remember the basics to investing.&amp;nbsp; High Return means High Risk.&amp;nbsp; And people were jumping in the ocean like there were no sharks in the water.&lt;/p&gt;
&lt;p&gt;The entire state is now feeling the affects of people who risked all for quick money.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Reminder in Real Estate Investing and How Wealth is Created.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If the return is huge....there is high risk.&amp;nbsp; If you can't afford to risk it, don't do it.&amp;nbsp; Investing in real estate means doing it smart. How do you do it smart?&amp;nbsp; Try buying homes in majority owner occupied neighborhoods that are in the median price range.&amp;nbsp; Also, wealth is created either by creating value or by seasoning.&amp;nbsp; Buying a home and hoping to flip it without doing anything in 30 days breaks both the rules on creating wealth.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Good news is you can still sell. You can still increase your odds of selling. You also can find awesome deals.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This is the market to make money.&amp;nbsp; Its when everyone makes like an ostrich and hides their head in a hole thinking everything is bad outside of them.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Gauge your own market for success!&amp;nbsp; What is your potential for success as a Realtor this year?&amp;nbsp; What do you have to do to make it better?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;1997 was the last year that our home sales matched a previous year. Our&amp;nbsp; Success ratio than was 7.25 Home sales per Top producing agent in ONE MONTH.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Back in 1997, we had appx 1000 homes sale in the month of May.&amp;nbsp;&amp;nbsp; We also had 2,478 Realtors in our area.&amp;nbsp;&amp;nbsp;&amp;nbsp; If we follow the 90/10 rule.&amp;nbsp; We will take 247 agents are probably top producers.&amp;nbsp; Those top producers do 90% of the business which equals 1800 transactions.&amp;nbsp; (1000 homes = 2000 transactions buyer and seller sides)&amp;nbsp;&amp;nbsp; Now, divide 1800 by 247 and you get 7.25.&amp;nbsp; This number shows you how much of the market is there for a piece of the pie!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;In 2002, the success ratio was 5.35 homes per top producing agent.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Now, this is definitely a time to mark because we had a recession.&amp;nbsp; Times were tough.&amp;nbsp; If you were selling homes in this time frame you were doing awesome!&amp;nbsp; We had more than 1100 homes sell in a months timeframe but we had 4,115 Realtors.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;TODAY, the success ratio is 2.4 homes per top producing agent.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;In 2002 times were tough.....but now they are twice as hard as they were back in 2002.&amp;nbsp; We have appx 1,000 homes selling in a given month however, we have 7,871 Realtors.&amp;nbsp; Your odds of being a top producer or selling a lot of homes is extremely low.&amp;nbsp;&amp;nbsp;&amp;nbsp; Today you have 6,750 agents that are non top producing agents fighting over 200 transactions.&amp;nbsp; Your odds in selling a home if you are a non top producer is 1 in 33.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;THE OPPORTUNITY:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Whenever a market becomes commoditized its the perfect time for an industry to rise and go from Good to Great.&amp;nbsp;&amp;nbsp; An awesome book to read would be &lt;a href="http://astore.amazon.com/utahdacom-20/detail/0066620996/103-8124822-3392623" target="_blank"&gt;Good to Great by Jim Collins.&lt;/a&gt;&amp;nbsp;&amp;nbsp; Now is the time to build a business smart.&amp;nbsp; Those who plow through these times and learn how to grow a business just like the businesses in Good to Great will become a dominant player in the market and will be in a prime position when the market grows to dominate.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What to do about it?&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;STORY:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;One day a farmer's donkey fell down into a well.&amp;nbsp; The animal cried pitifully for hours as the farmer tried to figure out what to do.&amp;nbsp; Finally, he decided the animal was old, and the well needed to be covered up anyway; it just wasn't worth it to retrieve the donkey.&lt;br /&gt;The farmer invited all his neighbors to come over and help him.&amp;nbsp; They all grabbed a shovel and began to toss the dirt into the well.&amp;nbsp; At first, the donkey realized what was happening and cried horribly.&amp;nbsp; Then, to everyone's amazement, he quieted down. A few shovel loads later, the farmer finally looked down the well.&lt;br /&gt;He was astonished at what he saw.&amp;nbsp; With each shovel of dirt that hit his back, the donkey was doing something amazing.&amp;nbsp; He would shake it off and then take a step up.&amp;nbsp; As the farmer's neighbors continued to shovel dirt on top of the animal, he would shake it off and take a step up.&amp;nbsp; Pretty soon, everyone was amazed as the donkey stepped up over the edge of the well and happily trotted off!&lt;br /&gt;Life is going to shoveled dirt on you, all kinds of dirt.&amp;nbsp; The trick to getting out of the "well" is to shake it off and take a "step up."&amp;nbsp; Each of our troubles is a stepping stone.&amp;nbsp; We can get out of the deepest of "wells" just by not stopping, never giving up!&amp;nbsp; Shake it off and take a step up.&lt;/p&gt;

&lt;p&gt;There are all sorts of things during the day where we can cry.&amp;nbsp; We can cry that the other agent is calling us back, we can cry that we are getting low ball offers, we can cry that there arent enough buyers, we can cry that there isnt the loan products that used to be.&amp;nbsp; We can cry all day.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Okay, Okay, so you might be wondering, ARE YOU SERIOUS?&amp;nbsp;&amp;nbsp; Can I really get paid off of another Realtors Advertising!&amp;nbsp;&amp;nbsp; The answer is.....I DO! So why cant you?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I get paid&amp;nbsp;off of &lt;span style="text-decoration: underline;"&gt;&lt;em&gt;other&lt;/em&gt;&lt;/span&gt; Realtors Radio advertising, Sign Advertising, Listings, and expensive Jazz game advertising.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Story number one:&amp;nbsp;&amp;nbsp; I got a call from someone saying, "Hi Dave, I want you to come list my home.&amp;nbsp;" I said, great how do you know about us?&amp;nbsp; They said, "Ohhh I heard you on the radio."&amp;nbsp;&amp;nbsp;&amp;nbsp; p.s.&amp;nbsp; I dont do any radio advertising.&lt;/p&gt;
&lt;p&gt;Story number two: There is a local Realtor that has probably close to 100k in expenses for advertising at the Utah Jazz games.&amp;nbsp; I had someone say to me..."I went to the Jazz game and saw your advertising right there above the urinal.&amp;nbsp;&amp;nbsp; Whos that company you work for again?"&amp;nbsp;&amp;nbsp;&amp;nbsp; Okay, so this is funny...the person who advertises at the game doesnt have name like me, colors like my branding, nor is he even with the same company.&amp;nbsp; But they thought the advertising was mine when he saw it.&lt;/p&gt;
&lt;p&gt;Story number three:&amp;nbsp; A policeman and a neighbor called me late one night. "Dave, one of your listings just flooded its located on 123 abc street."&amp;nbsp;&amp;nbsp;&amp;nbsp; Okay, this is funny.&amp;nbsp; I dont have a listing there.&lt;/p&gt;
&lt;p&gt;Story number four:&amp;nbsp; Agents call my office all the time.&amp;nbsp; Hey my client said they want to see your listing located at 123 abc street.&amp;nbsp; "We say, ohhh that one isnt ours its Keller Williams."&amp;nbsp; The agent continued to argue on this occasion.&amp;nbsp; "What do you mean? I drove by it and it had your sign in the yard.&amp;nbsp; Its your listing, I want to see it."&lt;/p&gt;
&lt;p&gt;Okay, so a couple of those stories dont actually pay me money in my pocket when they call at that exact moment.&amp;nbsp; BUT&amp;nbsp; you know for a fact, if other Realtors think of me, or policemen think of me when they see other agents advertising, you know that the public does the same thing.&amp;nbsp; This is exactly what is happening as you can see in the first 2 examples; the public is thinking of me when seeing other agents advertising.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Why is it happening?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Its happening because of the Law of Branding.&amp;nbsp;&amp;nbsp; When you brand a name, other products or people's services start to be named after the leader of the branding.&amp;nbsp; A classic example of this is Kleenex.&amp;nbsp;&amp;nbsp; Most people talk about going to the store to buy Kleenex.&amp;nbsp; Does anyone ever say, "I want to go buy a box of Western Family Tissue."&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; What about the powerful word, "google?"&amp;nbsp;&amp;nbsp;&amp;nbsp; You dont ever hear people say, "go msn it"&amp;nbsp; OR "go yahoo it" or "go lycos it."&amp;nbsp; What do people say? They say go google it!&amp;nbsp; Thats what people say when they talk about doing a search online.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How to do it?&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Looking for a home?&amp;nbsp; 3 things that people naturally do that end up making you pay more money for your home!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;You drive by a home, you are excited, it is in the right neighborhood, so you call the sign or the homeowner at the property.&amp;nbsp; Can we see it?&amp;nbsp; We are right here?&amp;nbsp;&amp;nbsp; You go inside the home.&amp;nbsp; Wow, honey, it is great.&amp;nbsp; We&amp;#39;ve seen alot of homes and not many look like this.&amp;nbsp; Wow..this is incredible.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; You leave the home.&amp;nbsp; You want to come back and show your friends or family before you write an offer.&amp;nbsp; You come back.&amp;nbsp; Isnt it great everyone?&amp;nbsp; What do you think?&amp;nbsp; Think we should do it?&amp;nbsp; Then you write an offer.&amp;nbsp;&amp;nbsp;&amp;nbsp; While you write an offer you drive by it...honey lets drive by our house.&amp;nbsp;&amp;nbsp; So this is the natural process that people go through.&amp;nbsp; Its emotional and exciting and this is why people do it.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;I can&amp;#39;t hear what you are saying because your actions are so loud!&lt;/strong&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Everytime this happens and I represent the seller selling the home, our asking price just went up.&amp;nbsp; Why?&amp;nbsp; Because the people arent negotiating at all.&amp;nbsp; Actions show louder than words.&amp;nbsp;&amp;nbsp;It doesnt matter what people say anymore during the offer process.&amp;nbsp; The buyer might try, &amp;quot;We like it but only if we can get a good deal.&amp;quot;&amp;nbsp; The seller doesnt believe that line anymore.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;3 things that people do that cost them money:&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;The 3 things that people do wrong are the following.&amp;nbsp; 1.&amp;nbsp; Looking at the home..How you do it..how many times.&amp;nbsp; 2.&amp;nbsp; Talking too much!&amp;nbsp; What are you saying?&amp;nbsp; 3. Drive Bys - Your feeding your emotions! Emotional purchases cost you more money!&lt;/p&gt;&lt;p&gt;First, when looking at a home, avoid calling the homeowner johnny on the spot in front of the house.&amp;nbsp; Call your real estate agent and make an appointment.&amp;nbsp; Have your agent make the appointment.&amp;nbsp; When you are calling in front of the home....its stating that you cant wait.&amp;nbsp; The second part of this is don&amp;#39;t keep going back to look at the home.&amp;nbsp; Only look once!&amp;nbsp;&amp;nbsp; When you bring back multiple people and see the home multiple times, every time you visit the sellers home the seller wins an extra $1000 minimum in negotiating. Thats 10x more expensive than visiting Disneyland!&amp;nbsp; And if you are buying your house you dont need to pay that much for a ride.&amp;nbsp;&amp;nbsp; Whats the solution?&amp;nbsp; Make an appointment and only visit the home once.&amp;nbsp;&amp;nbsp; When we write contracts we give you a way to back out if your family and friends dont like it.&amp;nbsp; They can come look at the home after we negotiate.&amp;nbsp; This puts money in your pocket and gives you a couple weeks to think about it.&amp;nbsp;&amp;nbsp; Would you rather have a couple weeks to think about the offer or 1 night?&lt;/p&gt;&lt;p&gt;Second, Stop talking!&amp;nbsp;&amp;nbsp; It costs you too much.&amp;nbsp;&amp;nbsp; I cant count how many times Ive heard this.&amp;nbsp; &amp;quot;We have looked at so many houses for months and we havent found anything like this home!&amp;quot;&amp;nbsp;&amp;nbsp;&amp;nbsp; Bingo...you just gave my seller $5,000 in his pocket extra than what he would have taken for the house.&amp;nbsp; Thanks!&amp;nbsp; When walking through homes we should just be nice and neutral.&amp;nbsp;&amp;nbsp; Hide that excitement for later!&amp;nbsp;&amp;nbsp; The greatest negotiators in the world have a hard time when buying their own home even.&amp;nbsp;&amp;nbsp; Ive seen them cave like a 10.0 earthquake. Thats why agents buying their own home need another agent to help them.&amp;nbsp; :)&lt;/p&gt;&lt;p&gt;Third,&amp;nbsp; No Drive Bys!&amp;nbsp;&amp;nbsp;&amp;nbsp; This is simply amazing. You would think no one would see you driving by.&amp;nbsp;&amp;nbsp; I cant tell you how many calls I get that the neighbors or the homewoners saw the person driving by that likes their home.&amp;nbsp; Every time this happens..its like another $5,000 increase in price.&amp;nbsp;&amp;nbsp; What do you do? After having your agent show you the home, you stay home!&amp;nbsp; :)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; You can have plenty of drive bys when you own it!&amp;nbsp; And those ones wont cost you money! &lt;/p&gt;&lt;p&gt;Thats it, the three most natural tendencies people do when buying a home!&amp;nbsp;&amp;nbsp; Buy a home and make money everybody!&amp;nbsp; Good luck!&lt;/p&gt;    </content>

&lt;p&gt;&lt;strong&gt;The Ego Branding is dangerous!&amp;nbsp; But BRANDING is Essential.&lt;/strong&gt; &lt;/p&gt;&lt;p&gt;Have you seen the advertisements?&amp;nbsp; Big Billboard....Agent glamour shot with their phone number.&amp;nbsp;&amp;nbsp; Is this ego advertising?&amp;nbsp; Or are they branding themselves smartly?&lt;/p&gt;&lt;p&gt;&amp;nbsp; One thing is for sure, as people become successful, its very easily to become complacent or to become a little prideful with what you have accomplished.&amp;nbsp; It is a self improvement battle to achieve success and remain humble and on task with driving value into the community.&amp;nbsp; I always&amp;nbsp;strive to keep a check to make sure that I dont do anything ego driven.&amp;nbsp; But that I do everything...as creating value.&amp;nbsp;Its only natural to become prideful after much success.&amp;nbsp; One must know the difference before their marketing gets out of whack.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;nbsp;Name&amp;nbsp;Branding&amp;nbsp;vrs&amp;nbsp;Ego&amp;nbsp;Advertising -&lt;/strong&gt;&amp;nbsp; The type of campaign you are running could be a side effect of whats going on in your inner self.&amp;nbsp;What ever is going on inside of you is what you will create externally.&amp;nbsp; You will end up getting what you want.&amp;nbsp; Look at your advertising, it is manifesting to you what is going on inside of you.&amp;nbsp; Why are you marketing the way you are?&amp;nbsp; That is the question.&amp;nbsp; So what is the difference?&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;u&gt;Name Branding Advertising:&lt;/u&gt;&lt;/strong&gt; Consistent value driven advertising with a &lt;u&gt;business goal&lt;/u&gt; in mind. &amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Results of Great Name Branding:&lt;/strong&gt; &lt;/p&gt;&lt;ol&gt;&lt;li&gt;People&amp;nbsp;that you have never met or heard of are sending referrals to you.&amp;nbsp;&lt;/li&gt;&lt;li&gt;People feel like they know you&amp;nbsp;and they like you....without even meeting you.&amp;nbsp;&lt;/li&gt;&lt;li&gt;People hear or see other agents advertising and think its you.&amp;nbsp; (A person I see every 3 months said..&amp;quot;hey Dave&amp;nbsp;every time I go to a Jazz game I think of you....every time I see that advertising of yours at the Jazz games, I think of you.&amp;quot;&amp;nbsp; By the way, I never advertise at the Jazz.&amp;nbsp;&amp;nbsp; OR&amp;nbsp; I asked&amp;nbsp; a client why he called....he said &amp;quot;I hear you on the radio all the time.&amp;quot;&amp;nbsp; By the way...I dont do radio advertisments.&amp;nbsp;&amp;nbsp;&amp;nbsp;Great branding is&amp;nbsp;the whole pass me a kleenex thing.&amp;nbsp; Kleenex is the brand of tissue. You become the brand of real estate agents.&lt;/li&gt;&lt;li&gt;People&amp;nbsp;refer to you as the expert.&amp;nbsp;&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;&lt;strong&gt;Behavior sidenote when you are doing great name branding:&lt;/strong&gt; This is the type of behaviors that occur when you are in a branding mode instead of ego mode.&lt;/p&gt;&lt;ol&gt;&lt;li&gt;When you arent offended at other agents advertising.&lt;/li&gt;&lt;li&gt;You are nice to everybody and see them as superior people meaning you see their strengths and talk as if they are equals.&amp;nbsp; &lt;/li&gt;&lt;li&gt;You always introduce yourself.&lt;/li&gt;&lt;li&gt;You see competitors as a necessity to success. &lt;/li&gt;&lt;li&gt;You see other agents as an asset to your success. &lt;/li&gt;&lt;li&gt;When you praise other&amp;nbsp;agents and you praise your clients and&amp;nbsp;develop meaningful&amp;nbsp;relationships with them all.&amp;nbsp;&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;&lt;strong&gt;&lt;u&gt;&amp;nbsp; EGO Advertising&amp;nbsp; -&lt;/u&gt;&lt;/strong&gt;&amp;nbsp;&amp;nbsp; This even goes for those people who dont have the big billboards or the big advertising.&amp;nbsp; This actually applies to everybody despite your marketing budget. &lt;/p&gt;&lt;ol&gt;&lt;li&gt;When you do advertising because you want to have your face on a billboard or you want people to call you up and say they saw you.&amp;nbsp; &lt;/li&gt;&lt;li&gt;When you admire how good your business cards look when you get your new picture on them.&amp;nbsp; Ohh you stare at them...smile....and than stare some more....ask your friends..does this look good?&amp;nbsp; &lt;/li&gt;&lt;li&gt;When you see another agent have a tv commercial and you want to have one now.&amp;nbsp; (I learned this the hard way.&amp;nbsp; I was guilty of it.&amp;nbsp; Now if I do a commercial only when it is value driven with a business goal in mind.) &amp;nbsp;&lt;/li&gt;&lt;li&gt;When you build a business because you want to see yourself plastered everywhere.&amp;nbsp;&lt;/li&gt;&lt;li&gt;When you are in self denial.&amp;nbsp; (I heard an agent sadly say this once,&amp;quot;I dont work for anybody..I have my own company..Im affiliated with such and such brokerage...but this is my own company.&amp;quot;)&lt;/li&gt;&lt;li&gt;You are just excited to see that you are &amp;quot;Owner&amp;quot; on your business card.&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;&lt;strong&gt;Behavior sidenote:&lt;/strong&gt; &lt;/p&gt;&lt;ol&gt;&lt;li&gt;When you expect people to know who you are. &lt;/li&gt;&lt;li&gt;You expect people to come say...ohhh are you this person?&lt;/li&gt;&lt;li&gt;When you see others as inferior.&amp;nbsp; You are the smartest&amp;nbsp;and fairest of them all!&amp;nbsp; Mirror&amp;nbsp;Mirror on the Wall&amp;nbsp;;)&lt;/li&gt;&lt;li&gt;When you&amp;nbsp;speak negatively about every other agents marketing.&amp;nbsp; (When I did this in the past I learned that it was a need of my inner self to feel more important or smarter.&amp;nbsp; Its actually like taking cocaine.&amp;nbsp; Doing this is an artificial drug that feeds our ego.&amp;nbsp; We must have a healthy love of our self...and when we do....we wont speak negative about others marketing.) &lt;/li&gt;&lt;li&gt;When you talk about other agents as being stupid or dumb or anything negative. &amp;nbsp;&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;&lt;strong&gt;&amp;nbsp;When we praise others, give value, and focus on self improvement we can brand ourselves effectively.&lt;/strong&gt;&amp;nbsp; We will brand intelligently only when our inner desires are inline with selflessness.&amp;nbsp;That same marketing will attract people into our lives. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;When we talk negatively about others...we are in&amp;nbsp; a sense ego feeding ourselves even if we dont have a big billboard.&lt;/strong&gt;&amp;nbsp; But that inner need to feed one&amp;#39;s ego will create ego advertising.&amp;nbsp;&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;So in order to start branding yourself effectively....You need to start by praising others.&amp;nbsp; Praising others will help you see the positive in others.&amp;nbsp; It will heal your soul and you wont have the need of ego marketing.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;SO ENSURE THAT YOU ARE BRANDING AND NOT MAKING EGO CENTRIC MARKETING DECISIONS...&lt;/strong&gt;&lt;strong&gt;Will you please take this time and praise someone else?&amp;nbsp; Who do you admire and why?&amp;nbsp; Maybe&amp;nbsp; your favorite ActiveRain Blogger?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;    </content>

    <title>Double Contract - Strawbuyer - Illegal Commission Agreement.  WOW what a Listing Appointment!</title>

&lt;p&gt;&lt;strong&gt;Wow what a listing appointment.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;The listing appointment&amp;nbsp;phone call came in.&amp;nbsp;&amp;nbsp; I do the usual routine and go over there and meet them.&amp;nbsp;&amp;nbsp; They give me their story, however, this is a story that makes agents look awful.&amp;nbsp; They bought this home a year ago and the agent they bought it from had an entire plan on how they were all going to make good money.&amp;nbsp; Buy it in April, Refinance the home right away.&amp;nbsp; Put the home equity line in a savings account and make payments on the home from the equity line.&amp;nbsp; Then, sell the home and we all made money without using any of our own money within 2 months.&amp;nbsp;&amp;nbsp; Sounds like a deal?&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;nbsp;The Consequences&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Their home is now worth 100k less than what they owe on the home.&amp;nbsp; They are making $4,000 monthly payments which they were only maybe $1,000 before.&amp;nbsp; They really cant afford it.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;The Dupe....the person who duped them.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;The agent had another contract with them that they showed me.&amp;nbsp; The agent makes 70% off the sale of the home&amp;#39;s proceeds and the buyer makes 30%.&amp;nbsp; The agent said...you will make money guaranteed...just&amp;nbsp;come buy this home and we will all make money.&amp;nbsp; So the lender doesnt see this agreement.&amp;nbsp; Why? Because the buyers are buying a home owner occupied and the lender doesnt know that the agent owns 70% of the equity.&amp;nbsp;&amp;nbsp; The agent is even signed onto the checking account where the Home equity line dumped their funds into.&amp;nbsp; We have a double contract and a straw buyer since the agent is really 70% owner undisclosed to any lender.&lt;/p&gt;&lt;p&gt;Why is our economy faltering?&amp;nbsp; Its because of people who were SPECULATING!&amp;nbsp; I cant count how many people speculated, went out and grabbed a construction loan and built a new home and now they are sitting on it.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;The Result&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;This poor buyer sits there not understanding the terms: Straw buyer, double contract, and illegal commission net listing agreement.&amp;nbsp; They didnt know a thing regarding these terms.&lt;/p&gt;&lt;p&gt;Who should get left with the 100k downturn to the appraisal?&amp;nbsp; Is there anyway to make this just?&amp;nbsp; Should the buyer just eat from their speculative mistake?&amp;nbsp; &lt;/p&gt;    </content>

    <title>3 Powerful Lessons I learned from Greg Lemond at Dinner Last Nite.</title>

&lt;p&gt;&lt;strong&gt;Greg Lemond was the first American to win the Tour de France.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;Last night at dinner Greg Lemond shared his story of winning the Tour de France.&amp;nbsp; I was very lucky to meet him and be able to learn from this experience.&amp;nbsp; I belong to a group called EO Entrepreneur Organization.&amp;nbsp; Our group raised over $57,000 for Greg&amp;#39;s charity Tour de Cure.&amp;nbsp; Heres the lessons that I learned.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;strong&gt;Lesson 1: Passion is what overcomes!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Greg shared&amp;nbsp;a story how he had been shot turkey hunting and he almost died.&amp;nbsp; He said people said to him, &amp;quot;you cant win a race after being shot...you have to have perfect health to win.&amp;quot;&amp;nbsp;&amp;nbsp;&amp;nbsp; Well, Greg said, it didnt matter what anyone said.&amp;nbsp; No one could tell him he couldnt do anything.&amp;nbsp; He said He was determined to do what others said couldnt be done.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Lesson 2:&amp;nbsp; Synergy is Power&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;In one of the leg&amp;#39;s of the Tour de Cure, Greg mentioned how he was way behind the lead cyclers.&amp;nbsp; There were 3 people on his team and he said, there was no way 3 cyclers could catch up to 12.&amp;nbsp;&amp;nbsp;&amp;nbsp; They radioed ahead and had one of their teammates wait 8 minutes for them to catch up.&amp;nbsp; After waiting 8 minutes, the 4 of them caught up to the other team.&amp;nbsp; They than had the guy who waited 8 minutes cross the finish line first.&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/p&gt;&lt;p&gt;My thoughts are many times we think if I just work hard...Ill do great.&amp;nbsp; But with synergy...you do even greater.&amp;nbsp; If you are working by yourself, you are like a cyclist trying to win the race by yourself.&amp;nbsp; But these cyclists perform better due to coaches and teammates.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Lesson 3:&amp;nbsp; Sacrifice....Have the Vision of Team and be selfless.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;How hard it must have been for the teammate who was 8 minutes ahead to stop and wait.&amp;nbsp;&amp;nbsp;But by doing so they still won the race.&amp;nbsp; Although at the time, the teammate had to have felt worried that he lost his lead.&amp;nbsp; Many times we might not want to do something because we see no instant benefit.&amp;nbsp; The vision of the team brings you to a benefit. Who would have thought that by waiting 8 minutes...you would win the race?&amp;nbsp; Thats because there is a higher law.&amp;nbsp; That higher law is putting your own personal selfishness or instant gratification behind and doing what is best for the team.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; An example of this is buyers agents on a team. In the short run they may not want to give a listing to the listing agent on the team....but in the long run if they do so..the team will win.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Im grateful for the lessons that I learn outside of real estate because it shows that principles are universal.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;    </content>
