One thing about working in real estate that I absolutely love, is finding the best things to say about local communities. Where people live is a part of their identity. When I talk about how wonderful my community is people think I'm just saying that because I'm a realtor and I'm trying to convince them to move. We all have programmed responses for certain questions. When a store employee asks, "Can I help you?"  you answer without thinking. If you answer this question about the market the same way, you will not stand out. Whether you say "the market is great" or "the market is dismal" will make no difference. Signs of Utah's economic Recovery have been escalating. The job market is improving, retail sales are increasing, and of course Real Estate sales are up. Jim Wood, of the Bureau of Economic and Business Research at the University of Utah, recently published a report on Utah's recovering economy. In his article (which can be read here) he states that "indicators show that the worst is over"! Here are some of the highlights from the report:

Utah's local Economist, who has been proven accurate in past statements, speaks about today's economy. The past couple of years I have been following Kelly Matthew's market predictions. As a testament to his knowledge of local market fluctuations, Wells Fargo has been able to weather the economic storm better than most other financial institutions by using his predictions. 2 years ago, Kelly said prices for Utah's housing would have to come down. In January of last year he said it looked like the inevitable was happenening and predicted that 2009 would be a bottom. Recently Kelly Matthews spoke with another Wells Fargo Investment Strategist about the current market. You can find the full article here on KSL.com

So what happened year over year?

Utah was rated by Forbes to be #1 for population growth!   
Utah grew by 68,000 people but has grown at 2.5% year over year.
There were over 40,000 new babies in the state.   Utah's own growth accounts for the majority of the growth but we do have in migration.

That is the question that many people are asking.  Times are statistically tough for many during this recession and people want to know what their options are and what they need to do.  Im not a lawyer but this is what I am seeing in the loan world and in the credit arena.
My rule of thumb is always the following when it comes to making payments:
1. Always make your payments and fulfill your obligations.

Did you really end up saving?   Lets take a look at a couple scenarios.
Sometimes its tough to really know, many times you will never know.  Why?  Because there rarely is the exact same home for sale at the exact same time as each other listed with different brokerages.  But we found some for you to look at.  These two homes were on the market at the exact same time and were considered competition as they were exact comparables.

Wow!  Interest rates hit 4.5%! 
Yes, that is for a 30 year fixed.  How is it that low?  Well there are 2 reasons that it is that low. 
First, there are bank/foreclosed properties that the bank wants to sell today.  And to make it attractive they are offering 4.5% interest rates for 30 year fixed!  Some of these banks do have a balloon payment in 5 years or 7.   A Balloon payment means that you would need to refinance sometime in the future.

Phone Call for a $500k listing sounds exciting right?
Got the phone call!  A friend referred a listing to me.  Beautiful home, it was in the Parade of Homes.  So I sit down and give her the brutal details.   There is a 5 year supply on the market in her price range and in her area.  5 YEAR SUPPLY!  
Why is there a 5 year supply in some areas and price ranges?
