I came across an amazing mortgage loan program the other day that I think deserves a blog post. It's the Fannie Mae Home Path program, which is mortgage financing for properties that are owned by Fannie Mae. These are homes that Fannie Mae has repossessed due to people not making their mortgage payments and they offer this special mortgage program as an incentive to home buyers. Some of the features of this program are... - minimum down payment option of 3% - No monthly mortgage insurance, even with just 3% down - No appraisal or inspections required - 10% (3 comments)

A real estate agent friend of mine was recently telling me about a very interesting program for helping people sell their home in this current market and I thought it deserved a blog post. The part that caught my attention was that ERA will buy the home if it doesn't sell within 6 months. The program does have some stipulations but to me it sounded like a great option for a lot of people that are having difficulty selling their homes in the Logan Utah market. Although the homes in Logan, Utah, Cache Valley and surrounding areas haven't depreciated as much as most of the nation (see California and Florida!) I think most real estate agents would agree with me that most every home has depreciated a little. One of the consequences of this depreciation is that it has made it difficult for some borrowers to refinance. A borrower might have amazing credit and stable employment but if they have lost much of the equity that they once had in their home it can make it difficult for them to refinance, because the bank uses the home (0 comments)

Whenever I meet with a potential client, "What are your closing costs and interest rates?" is usually one of the first questions. It's a good question and one that I would answer even if it wasn't asked. The problem with this question is that it usually comes at the very beginning before I know anything about the individual, their credit scores, down payment, employment history, etc. The fact of the matter is that interest rates and closing costs are going to be different for everybody depending on the individual characteristics of their loan application.
