      <title>Home Warranty Recommendation</title>
      <description>&lt;p&gt;I rarely come across a business related to real estate that I am impressed with, but I did, and I wanted to mention it.&amp;nbsp;&amp;nbsp;I'm not affiliated in any way with the company, and I'm not sure what States they cover my experience would be with them as a Utah Home Warranty Company.&lt;/p&gt;
&lt;p&gt;I&amp;nbsp;make sure to get a home warranty on EVERY home I sell.&amp;nbsp; Even if it means I pay for it myself, it's important to me to have it on there.&amp;nbsp;&amp;nbsp;I'm&amp;nbsp;usually&amp;nbsp;loyal to a company that I select, but the company that I had been using offered very little&amp;nbsp;in the&amp;nbsp;way of customer service (in fact, they made it next to impossible&amp;nbsp;for me to even place the order).&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So, I decided to make a switch.&amp;nbsp; I placed an order with Landmark Home Warranty.&amp;nbsp; It was quick and easy, so I loved that!&amp;nbsp; Then, the other day I receive an email from them, it read:&lt;/p&gt;

Continue about 10 miles and turn right; between the two VOLCANOES! You have arrived at beautiful Diamond Valley in St George Utah. This may seem like a joke at first, until you arrive and realize there are two very obvious cinder cone volcanoes at the entrance to the Diamond Valley Subdivision. Once active, these volcanoes and others deposited lava rock in and around the St George Utah area.&lt;/p&gt;
&lt;p&gt;Diamond Valley is located across the road on the east side of Snow Canyon State Park. As you exit Diamond Valley and begin driving back towards St George, you are able to glimpse into Snow Canyon which is a spectacular site. Diamond Valley real estate offers larger parcels of land, which may be a bit difficult to find in the heart of St George. One or more acres are typical parcels available in Diamond Valley, and prices have come down in this area making land purchase an affordable option. When St George receives any snow fall, Diamond Valley will receive more and it will tend to stick longer on the ground due to the cooler temperatures.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;If you are looking for a quiet place 10 to 15 minutes outside of the city, consider this the closest drive you can take to experience an entirely different atmosphere. Ranch style living with plenty of open range backing up to BLM land can be found in Diamond Valley Utah.       <description>&lt;p&gt;&lt;strong&gt;SunRiver in St George Utah.&lt;/strong&gt;&amp;nbsp; SunRiver is located off of Interstate 15 approximately 3 miles north of the Arizona border in Utah. Sunriver is one of the most respected &quot;&lt;em&gt;active adult&lt;/em&gt;&quot; communities in St George. This community is a 55 and older (only 1 resident must be over the age of 55) however; they do allow a percentage of residents to move in that are over the age of 49. So, if you're not quite 55 yet desire an adult community, it may be possible to purchase real estate in SunRiver Utah.&lt;/p&gt;
&lt;p&gt;SunRiver is located south of Bloomington, in the area formally known as Adkinville. SunRiver offers amenities all located within an short golf cart drive proximity. Some homes are even constructed with a special golf cart garage. When you arrive at the club house to enjoy an afternoon at the pool, or perhaps you'll visit the state of the art gym, you can park in the special golf cart parking lot.&lt;/p&gt;
&lt;p&gt;SunRiver has both an indoor and outdoor pool as well as Jacuzzi. Take in some yoga or step aerobics, or perhaps you'd like to play a game of pool in the billiards room. The computer lab offers several computers and classes are taught to residents who may not be computer savvy (but are never too old to learn). The ball room offers extravagant design elements with every detail carefully thought out. Here, you can attend a social gathering, view shows, or attend other coordinated events.&lt;/p&gt;

This feature makes it appealing for all residents. If you would like to have kids or Grandkids over for a swim (or perhaps you enjoy the sound of kids playing) you can do so during specific hours.       <title>Networking and Fate</title>
      <description>&lt;p&gt;This may go down as my all time favorite transaction story.&amp;nbsp; You know the type where all of the stars align, so from start to finish it is just a pleasure.&amp;nbsp; When I first became licensed, one of my first few transactions involved a wonderful family, who has been a great source of referrals over the years.&amp;nbsp; I've always remained in contact with every past client, although as I type this I'm beginning to feel a little guilty as I have not sent out my regular letter in quite some time!!&amp;nbsp; (Guess what I'll be doing tonight).&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So I was working a referral with a member of Client #1's family on a purchase.&amp;nbsp; Client #2 had found a great home, priced perfect, but of course two weeks before they were scheduled to arrive, it went pending.&amp;nbsp; I continued to monitor the MLS and what do you know...a couple of days prior to their arrival that perfect house is &quot;back on the market&quot;.&amp;nbsp; Wheew hooh...I phoned them right away and told them that perhaps a little bit of fate was on their side.&amp;nbsp; Then Client #2 proceeded to tell me that her family member (my original Client #1) was looking for a job.&amp;nbsp; Of all the luck, I just so happen to be doing volunteer work for the very field Client #1 will be seeking employment.&amp;nbsp; I was able to get her into an interview at this highly sought after position, she got the job!!&amp;nbsp; (She is well qualified so I knew she would be a great match).&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;So my buyers got their dream home, and I was able to thank Client #1 for the referral by offering a bit of assistance in her getting the interview (I'll only take credit for getting her the interview, she got the job on her own).&amp;nbsp; Had I not kept in contact with Client #1 obviously I would have never received additional referrals.&amp;nbsp; Had Client #2 not mentioned Client #1 was looking for work, she may still be &quot;looking&quot;.&amp;nbsp; The power of networking never ceases to amaze me.&amp;nbsp;&amp;nbsp; In today's market, it has never been more important to treat every client you have today, as a possible client for tomorrow.&amp;nbsp;&amp;nbsp; Appreciate your clients, and dont forget to NETWORK!&lt;/p&gt;

      <description>&lt;p&gt;Well I've been neglecting my St George Utah home sale statistics far too long! I was pleasantly surprised to open up my market snapshot, for the first time in a very long time there is a bit of good news...sales went up to a 19 month high and active listings have decreased (we have not had these numbers in approximately 2 years). Even the months in inventory was at a 19 month low! This is great news, due to the fact that St George has been drowning in our own inventory. An inventory surplus has a negative ripple effect on the housing market, by causing homes to remain on the market for longer periods and forcing sellers to reduce prices; ultimately increasing future foreclosure and short sale risk.&lt;/p&gt;

      <title>I am Client, Hear me Speak</title>
      <description>&lt;p&gt;Do you have the &lt;em&gt;ears&lt;/em&gt; for success? I believe most agents' fail in the business for not utilizing their listening ability. Do &lt;em&gt;YOU&lt;/em&gt; find your clients &quot;&lt;em&gt;dream home&lt;/em&gt;&quot; or do &lt;em&gt;THEY&lt;/em&gt; find it, and ask you to show it to them? Do you understand the difference?&lt;/p&gt;
&lt;p&gt;Any agent who has survived the business through at least a few transactions, will tell you that most clients who purchase a home, will purchase the home with many (or all) of the features or qualities that the Client specifically said they did &lt;em&gt;not&lt;/em&gt; want. Case in point: the client tells the agent &lt;em&gt;&quot;I will only buy a single level, with at least a half of an acre of land&quot;.&lt;/em&gt; Then the client ultimately puts in an offer for a two-story home, on a quarter acre.&lt;/p&gt;
&lt;p&gt;My strategy is to go over the Clients &quot;&lt;em&gt;must have&lt;/em&gt;&quot; list, but more importantly I try to dissect exactly why those wants and needs are there in the first place. Rather than cross of any &quot;two story&quot; because they said they don't want one, I ask &lt;em&gt;&quot;what is it about a two story you don't like?&quot;&lt;/em&gt; Perhaps their real motivation is that they don't want to walk up stairs to go to bed. Well there are number of homes with a master on the main level, and the only thing upstairs is a few rooms that can be used for their visiting kids or grandkids (who wont mind stairs). I take them out to look at a few homes, and &quot;get into their head&quot;. Just because they suggest they &quot;&lt;em&gt;don't like the kitchen&lt;/em&gt;&quot; I want to know why. Is it the layout, the cabinets (or lack there of) what EXACTLY do you not like?&lt;/p&gt;
&lt;p&gt;Rather than compiling lists of &quot;like and don't like&quot; why not understand what features are important and WHY. You may be surprised of how many agents will cross off potential homes because the home has something on the&lt;em&gt; list&lt;/em&gt; the client said they did not want. Then that same agent is upset when the client moves on to a new agent who sold that Client the very home the client said they &quot;didn't want&quot;. The difference was the new agent engaged the client and uncovered their true motives and desires. Rather than being upset at the client for purchasing a home they said they did not want maybe one could accept an amount of responsibility for not truly understanding&amp;nbsp;their buyer. You may have noticed a few yellow leaves on the trees or ground, indicating &lt;em&gt;the change&lt;/em&gt; is beginning and we are about to receive a gift of even more natural beauty with the fall colors. Then, for some of us, we are able to receive a &lt;em&gt;natural workout&lt;/em&gt; by raking all of the leaves! My family is blessed with 8 large mulberry trees, which provide an excellent source shade in the summer. In addition, they provide an abundance of leaves on the ground! Apparently the trees communicate, and one night the trees do some sort of countdown and release all of the leaves at the same time! Ah, but the positive aspect is it provides an activity that my children absolutely love...jumping in the leaf pile. It has become a new family tradition and one of our favorites.&lt;/p&gt;
&lt;p&gt;Now that the weather is cooling, we need to prepare for winter. This is a good time for lawn aeration and fertilization. In addition, we can begin to slow down the watering process, maybe by a few minutes or perhaps you will decide to skip a day. You may want to bump your time later in the day, if you water early. Begin to think about winterizing your home. Here are a few things that we plan to do to our home, I thought I would share them with you:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;em&gt;Repair cracks in the driveway and walk way&lt;/em&gt;. I found this wonderful product, which is like concrete in a bottle. You shake it, cut the tip off, and then squirt it into the crack. I am going to work on this myself! Cracks in the concrete will allow water to penetrate and settle under the slab. On a cold night, the water will freeze, causing expansion and make your cracks larger each year. Fix it now and avert costly repairs later.&lt;/li&gt;
&lt;li&gt;&lt;em&gt;Door and window seals&lt;/em&gt;. Another project I plan to tackle! I found a window seal product, which is a strip of vinyl (or rubber) and one side is sticky. Follow the directions of where to place it, cut, and stick. (Sounds simple enough) It blocks drafts from entering the home, not to mention heat, so you will save on energy year round with this quick little project.&lt;/li&gt;
&lt;/ul&gt;

      <title>Foreclosures. It's Your Fault.</title>
      <description>&lt;p&gt;Many areas are feeling it, the influx of foreclosures inundating our market. In the beginning, buyers were rushing to these proposed &quot;great deals&quot;. Then, the foreclosure avalanche squashed most buyers in the streets. Aside from the foreclosure inventory flood, we are also experiencing a simultaneous foreclosure problem. Often, the former homeowners are seeking some sort of unjust revenge on the very lender who is forcing them out of the home they could not pay for.&lt;/p&gt;
&lt;p&gt;Property owners and tenants are essentially gutting the inside of these homes prior to leaving. In fact, others are assisting in this act by visiting the owners of the foreclosing home and offering them cash for their appliances or other removable items. Knowing the owner is facing a financial crisis; they prey upon the vulnerability and offer financial assistance in exchange for their contractually &quot;attached&quot; household items. Some homeowners are going as far as removing the copper plumbing from within the walls, to sell it. Anything they can remove and sell, to somehow recoup &quot;their&quot; loss is now leaving a sea of homes with a larger &quot;fixer&quot; issue to any prospective buyer. To make matters worse, many of the former owners or occupants are intentionally destroying the home as they leave. I have personally witnessed bullet holes though out the walls, burns to the carpet, holes kicked in walls; even the toilets are missing. Entire A/C units are missing, pool heaters and equipment, and the list is endless. This is making it impossible to utilize some loan programs when selling, which eliminates many of the very few buyers currently available.&lt;/p&gt;
&lt;p&gt;Because there are so many homes already on the market, buyers have plenty of selection. The problem is the buyers are witnessing the sea of destruction created by the former owners, and retreating. Brave buyers will attempt extremely low offers, knowing the extensive repair list they will inherit. Some banks will accept the low offer only to rid their books of the high inventory. But doing so, they are adding to the dilemma for the remaining listings. When one or two homes sale for extremely low amounts, this is driving the prices down for the other homes. Motivated sellers (who are not in default) are faced with the decision of reducing their perfectly fine home to ridiculously low numbers, only to compete with the desperation of the defaulted banks.&lt;/p&gt;
&lt;p&gt;So who is at fault for this real estate traffic jam? Seems that there are many contributing factors. Is it the real estate agent that showed a home to a buyer they knew full well could not afford it? Is it the lender who granted a seemingly good loan with a comfortable payment, knowing that payment would inflate beyond the buyers' financial capacity? Are these homeowners at fault for selling off what they can before leaving the investment that everyone told them they could afford? How about the individuals who knock on doors encouraging the owner to sell the appliances for money, only to turn a profit on resale? Is this now the banks doing, for taking substantial loss on property only to rid their inventory and search for air upon their sinking ship? Perhaps it is the perspective buyer who is taking advantage of the volatile situation by making extremely low offers on these properties. A vicious circle with no end in sight.&lt;/p&gt;
&lt;p&gt;Seems everyone has a hand in the cookie jar at one point or another, so is there truly one finger to point blame at? Is there anything anyone can do at this point or has the damage been done irreversibly? Is the damage completely done? It will be interesting to discover exactly how this real estate traffic jam will be corrected.&lt;/p&gt;

      <title>Nehemiah Program Needs Your Help</title>
      <description>&lt;p&gt;Agents, buyers, and sellers may have, in the past, utilized Down Payment Assistance Programs such as Ameridream or Nehemiah. It seems many agents do not realize these programs are currently available. I have personally closed two deals in the past two months where my buyers have utilized these programs.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How does it work?&lt;/strong&gt; You locate&amp;nbsp;a home and ask the sellers to participate in the program by making a donation to one of these non-profit organizations. The organization in turn makes down payment money available to other families in need of down payment assistance. Since FHA will not require sellers to offer the down payment money direct to buyers, this program collects donations and then offers them to buyers. Of course the home will have to appraise at the selling value, however motivated sellers are willing to net a bit less in order to get the home sold.&lt;/p&gt;
&lt;p&gt;Unfortunately, some markets are taking a beating where the value of the property is in a steep decline and owners have no (or negative) equity, which may prevent these programs from being utilized. Other areas, however, can participate in the programs for clients who may not have any money to put down, or sellers who can afford to donate. This program can make the difference of selling a home and achieving homeownership, this situation allows many people to &quot;win&quot;.&lt;/p&gt;
&lt;p&gt;Nehemiah will be shut down on October 1, 2008. The Nehemiah Program website is asking for help to fight the process. If you have a potential buyer who may not have enough money as a down payment, let them know this program is currently available, perhaps you can assist the buyer in achieving home ownership.       <title>Real Estate Home Inspector, Friend or Foe?</title>
      <description>&lt;p&gt;Do you utilize the services of a Home Inspector? Do you value their opinion or fear the report? I suppose it depends on what side of the proverbial fence you are on. Recently I closed a deal for a buyer, of course we did the home inspection on the property and the buyers were pleased with the results. After sending a copy of the report to the listing agent, I was a little surprised to hear their reaction. They tell me &quot;if you would like the name of a home inspector we use, let us know. This home inspector has good reports and he &amp;lsquo;NEVER RUINS OUR DEALS'.&quot; &quot;Umm...okay&quot; I reply.&lt;/p&gt;
&lt;p&gt;So I've been pondering this ever since. After getting past the fact that agents should not supply a client with a vendor (protocol is to supply a list of recommendations and allow the client to choose their own company). As an agent, I always recommend the use of an inspector. I look forward to their report and I expect to know EVERYTHING they find. I do not want the inspector to &quot;overlook&quot; items that could potentially &quot;ruin my deal&quot;. I write my deals contingent upon the approval of the inspection. If my deal is going to go south because of something wrong with the home, I'd like to know now rather than after the family is occupying the home and feeling buyers remorse; or worse, stuck with repair bills to correct a situation that could have been resolved prior to purchase. I do counsel my buyers and explain that the home inspector will usually have a &quot;list&quot; of problems and the list can feel overwhelming; however, most is usually typical wear and tear.&lt;/p&gt;
&lt;p&gt;I'm truly confused as to why an agent would prefer to use an Inspector that will offer a &quot;good&quot; report only to keep a deal together. My opinion is these agents are only contributing to the overall bad reputation that agents are stuck with. Why not look out for the best interest of our buyers, these days buyers are few and far between. To these listing agents that fear the &quot;bad&quot; report, why not have the homeowner get an inspection done upon taking the listing? This way, you will be aware of any issues that could potentially ruin your paycheck. Thank you to the Home Inspectors that stick to the rules and offer a true and accurate report.&lt;/p&gt;

      <description>&lt;p&gt;As a real estate agent in St George, Utah I have realized that it is easy to fall into the &lt;em&gt;real estate&lt;/em&gt; only mentality. Snow Canyon State Park is located only a few miles from the center of St George. There are wonderful hiking and bike trails not to mention a spectacular view from above, just off Highway 18 near the Winchester Hills and Diamond Valley Subdivisions. &lt;/p&gt;&lt;p&gt;There are three local reservoir lakes: Sand Hollow, Quail Lake, and Gunlock. The lakes will all provide the beautiful and scenic red mountain backdrop. Also, throughout the tri-cities (St George, Hurricane, and Washington areas) there are small fishing ponds. &lt;/p&gt;&lt;p&gt;Of course here in St George, Utah off road recreation is popular. Many residents ride their ATV's direct from their backyard into miles of desert. Sand dunes and typical desert terrain are enjoyable from many areas around St George and Hurricane. &lt;/p&gt;&lt;p&gt;Golf is available at almost every turn. With many courses to enjoy in St George, SunRiver, Washington, and Hurricane residents and visitors can always discover a new challenging course. There are City, community and private golf courses throughout Washington County. However for the snow skiers, you will only have a 45-minute drive to Brian Head where you can enjoy a day on the slopes.&lt;/p&gt;&lt;p&gt;Parks, trail&#160;systems, and family festivals are always around town. Take advantage of the many social events, perhaps a car show, the Downtown Thursday Night Street fair, or possibly enjoy the latest play or musical going on at Tuachan Amphitheater. Maybe you'll desire a night out in Mesquite or Las Vegas. There are shuttle buses that can accommodate your travels. Other nearby State Park and recreation places include Bryce Canyon, Zion National Park, Grand Canyon, Lake Mead or Lake Powell.       <description>&lt;p&gt;Dear Listing Agent...I called the other day, to schedule a showing for your listing. I have a buyer (yes, they are still out there) and they have expressed interest in &lt;em&gt;your&lt;/em&gt; listing. I left a message I never heard back. I called again...nothing. Wow, it must be a wonderful position both you and your seller are in. I mean, with all of the homes on the market, selling yours must not be a priority. Maybe you already have multiple offers? I suppose it is possible. Maybe you are out of town and do not make arrangements to have your calls returned. &lt;/p&gt;&lt;p&gt;&lt;img title=&quot;for sale&quot; src=&quot;http://cdnll.img1.imagechef.com/w/080229/samp155fd27802ba7743.jpg&quot; height=&quot;150&quot; align=&quot;left&quot; alt=&quot;sign picture&quot; width=&quot;226&quot; /&gt;Well, I took the initiative, I suppose you can consider me &lt;em&gt;your personal assistant&lt;/em&gt;...since selling the home is not &lt;em&gt;your&lt;/em&gt; priority, I will help your sellers out. I knocked on the door and attempted to explain to your sellers that I have eager buyers and I did not receive a return call from you, so I wondered if I could show their home. The sellers graciously accepted and allowed us in. They also explained to me how you never return calls to &lt;em&gt;them&lt;/em&gt; either. I wanted so badly to explain their rights to them, perhaps suggest that they dismiss your services &lt;em&gt;(or lack there of)&lt;/em&gt;. I showed the home with tongue in cheek and thanked them ever so much for allowing us to enter without any notice. I explained to them that I would call you and offer any feedback on the showing.&lt;/p&gt;&lt;p&gt;Today my phone rang...it was your sellers calling my number from the business card I left. They wanted some feedback about the showing. Again with tongue in cheek I told them what I felt was important; essentially what I would have told you had you ever called back. &lt;/p&gt;&lt;p&gt;I hope you realize what an awful example you are setting for the rest of us. It seems very clear to me now why I consistently see For Sale By Owner listings that use bold print saying &amp;quot;NO AGENTS&amp;quot;. Why would they want to pay an agent...you are not doing anything. Unfortunately (for your desperate sellers) this home will not work for my buyers. I plan to show these buyers another home tomorrow, where on the listing it shows &amp;quot;CALL OWNER DIRECT TO SHOW THIS HOME&amp;quot;...well maybe the agent was tired of having a full voicemail message box. &lt;/p&gt;&lt;p&gt;Oh, and by the way dear Listing Agent. That seller that called me for feedback, I made some small talk with him. He is such a sweet man. Did you know he plans to stay in town? I don&amp;#39;t think you do, because when I questioned him about the home he was buying he said he just started looking. I inquired if you were assisting him...he said no. So I guess your lack of attention has been my good luck. &lt;/p&gt;&lt;p&gt;&lt;em&gt;(and yes...I did attempt a call to the broker but they did not have the phone number to the sellers)&lt;/em&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Flyer Boxes Are a Waste of time...So Are Handing Out Business Cards</title>
      <description>&lt;p&gt;Really, why even purchase business cards? They are a just a complete waste of time and money. What a bother to hand them out. If this is your thought, then you are most probably an agent who does real estate &quot;&lt;em&gt;on the side&lt;/em&gt;&quot;. No full time agent would believe this. Getting your card into the hands of as many people every day is the goal. Even people who may not be looking to buy or sell should not escape our subtle business card handover accompanied by the infamous agent line: &lt;em&gt;&quot;if you know anyone looking for real estate keep me in mind....&quot;&lt;/em&gt; &lt;/p&gt;&lt;p&gt;So it truly boggles my mind when so many of the &quot;&lt;em&gt;full time&lt;/em&gt;&quot; active agents believe that flyer boxes are a waste of time and money. In my informal poll, it seems the consensus is that they do not want to &lt;em&gt;&quot;hand out the information for free&quot;&lt;/em&gt; they want people to call them so that they can try to turn the &lt;em&gt;&quot;lookers&quot;&lt;/em&gt; into &lt;em&gt;&quot;buyers&quot;.&lt;/em&gt; Well fellow agents...in my own opinion, you are missing the boat! You are missing out on a huge opportunity to essentially hand out the business card to actual people who &lt;strong&gt;ARE&lt;/strong&gt; considering buying or selling. What is on a flyer? Of course the information about the home is there. This will answer many questions for the &lt;em&gt;&quot;lookers&quot;&lt;/em&gt; who are not ready to commit, &quot;just looking&quot;. Many times these &lt;em&gt;&quot;lookers&quot;&lt;/em&gt; don't want to call an agent. They are essentially Internet shoppers who are making a personal appearance. They enjoy the anonymity; they pull up slow and jump out fast to grab a flyer before moving on. They do not want to be &quot;sold&quot; by an agent making his best 2 minute pitch about &lt;em&gt;how great the home is and how great of deal they can get if they see it today... &lt;/em&gt;&lt;/p&gt;&lt;p&gt;This looker wants the basic information...the key is giving the consumer what they want. Maybe the flyer describes exactly what they want...now they have driven off with &lt;strong&gt;YOUR business card&lt;/strong&gt;. Your flyer includes your Name, Phone, and probably even your WEBSITE where you can impress them with your technologically advanced Property Search Page and allow them to look at &lt;em&gt;other homes&lt;/em&gt; you have listed. You have essentially turned that buyer (or seller) who is not committed, into the informed consumer who knows more about you and your services, and provided the means to contact you. &lt;/p&gt;&lt;p&gt;Maybe you are tired of filling the flyer box because the neighbors are the only people who are taking them. This is the most ridiculous of all statements...that I have actually been told by other agents. Do you not realize that these pesky neighbors are also homeowners?? Does it occur to you that they may be considering selling their home as well? Having your impressive flyer in hand, they can easily contact you if they are interested. Not to mention the fact that these neighbors have friends and family who may be considering buying or selling. If you are going to be stingy with the information, you are only doing a disservice to the seller. That seller wants the information about his house available to anyone and everyone. Forcing the lookers to call is only reducing the number of people who have access to &lt;strong&gt;your name and website&lt;/strong&gt;, to a few phone calls that say &lt;em&gt;&quot;I just want to know how much&quot;&lt;/em&gt; and hang up. &lt;em&gt;By the way, they will not save your phone number on the napkin they wrote it on.&lt;/em&gt; Offering the information and your contact information in an easily accessible flyer box will increase the activity to your website, get your name in front of new prospects, and it will impress your sellers &lt;em&gt;and&#160;the nosey neighbors&lt;/em&gt;!       <title>Who says it doesn&#8217;t snow in St. George Utah?</title>
      <description>&lt;p&gt;Who says it doesn't snow in St. George, Utah?&amp;nbsp; Well, me...that's who. I am always correcting my friends and family from out of state when they tell me they could never live in SNOW! &quot;It &lt;em&gt;NEVER&lt;/em&gt; snows in St. George!&quot; That's my reply. Well here I am with wet feet (I do not own snow shoes...&lt;em&gt;I live in St George&lt;/em&gt;) having to make a public apology to everyone I have debated the subject with. It DID snow in St George. Last night created a beautiful winter wonderland for the City of St George Utah. We all awoke with icy driveways and walk ways.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;I have to say, it's the most beautiful time I have been wrong. It actually does snow in St. George; usually we receive 1 or 2 dustings per year. Normally, when it falls, it only sticks to elevated surfaces (grass, cars, bushes etc...) and usually melts with in an hour or so. Not today however! This will go down in the books for one of our more heavy snow falls. It's sunny and beautiful out now, and already the snow is melting. By this afternoon I expect most of it around the city will be gone. Many photographers were out today capturing the beauty.&lt;/p&gt;
&lt;p&gt;Many locals were late to work or appointments, due to the snow. However, the spirit of St. George was in full force, we were able to witness one man assisting motorists that became disabled in the icy conditions. He had a 4-wheel drive and was able to lend a hand to many in need. This is the reason I moved here, the sense of community pride runs strong every day. To offer assistance, unsolicited, it's an amazing city.&lt;/p&gt;
&lt;p&gt;I only hope that there were not too many perspective real estate buyers visiting from out of town!&lt;/p&gt;
&lt;p&gt;If you have any desire to live &quot;snow free&quot; consider St. George. Although I can no longer claim &quot;we never get snow&quot; I can tell you that when we do, it is the most beautiful (and short lived) experience you can witness.
