Nothing Certain but Death and Taxes - 07/23/12 10:23 AM
 
If you have opened your mail recently, you may have found out you ive in one of the few of the local 20 governements whose property taxes went up.
According in a recent article in the Salt Lake City Trib, the Mayor said, "We have not raised our taxes since the 1980s," explaining the proposed doubling there this year. "We try to treat our citizens well, and it [not boosting taxes] has come back to haunt us. We just can’t sustain it any longer, and perhaps we should have done it [raise taxes] in a different manner with increments."

Oh, TAXES! Just when we were getting used to the relatively recent changes to the Capital Gains Tax, Uncle Sam throws something new our way for 2013. Certain “high end” taxpayers will begin paying a new Medicare Tax on “unearned” income. Under the Patient Protection and Affordable Care Act, this new tax will be based upon the LESSER of:
 
1. the taxpayer’s net investment income, or
 
2. Any excess of modified adjusted gross income (MAGI) over
 
· $200,000 for single taxpayers;

During the 2nd Quarter of 2012, 686 single family homes closed which was an increase of almost 16.5% over the same quarter last year. AND an more than the 1st Quarter this year in which 481 homes. We haven't seen these type of numbers since before 2008.

If you have your home listed, you may think there is no difference between a cash offer and a buyer who will be financed. The bottom dollar may look the similar, but is it the same?
Cash is King.
If the buyer doesn’t have to get a loan, much of the risk is removed from the deal falling apart. You won’t have to worry about the financing possibly not going through, or restrictions right before closing. A cash buyer is clear to close right after you receive the proof … (2 comments)
