What is Your Customer Looking For? - 05/29/07 09:29 AM
Think like a client for a moment? What runs through your mind? What is your client looking for? In the high desert we who sell real estate in Apple Valley, Hesperia, Victorville are always looking for a way to hone our customer serving skills. Here are some suggestions, perhaps a little abstract but I believe to be true about human nature and motivation. How will I look to others? Will it raise my Status? What will it do for my Social Standing? Who would be the first person that I would like to show this home to impress them with looks, features, savings or

Have you heard about Snagit? - 05/28/07 09:31 PM
I picked this awesome program from a workshop I attended at the Victorville MLS. It was one of those things that was mentioned once and then gone. www.snagit.com I went to my Apple Valley home office and used the thirty day trail. Wow! This program allows me to copy what I am looking at on the screen. I can print it for my client. I can print how many times their site has been hit and use that to help with price reductions. I go on a listing presentation for an Apple Valley home. They bring up Zillow. I pull out the Snagit copied page

What Does Your Agent Want? - 05/28/07 09:16 PM
Three Things come to mind that each and every agents wants. And I suppose that if you are a broker and you keep this coming you will keep your agents. this Stuff works here in the High Desert, Victorville, Hesperia, Apple valley. Money: This is a taken for granted. However, it is so important. If you agent is going between pay checks and nothing is happening, no closing. You will do him/her a favor by seeking out more than one real estate related way of making money. With nod's, you can encourage them to do the appraisal/bank value for selling the property.

Pool Magic or Money Pit - 05/26/07 11:25 AM
I Own the American Dream. A Beautifull pool home. My Wife Marcia said, "Val, this is it." We imagined weekends of fun pool parties, evening swims under starry skies. But I should have looked at the high cost of owning a pool. So.... Right now I am looking at six guys, equipment and a pool that will be like NEW in 4 hours. I have talked with my fellow Realtors at Exit Desert Ocean Realty about Pools. We have one Realtor who likes to focus on Pool Homes. So In the Victorville, Apple Valley area- the high desert, How important is a pool and the value of

The pricing on coaching has ranged from $350 a month- four sessions to $500 a month 2 sessions plus other group support to $1000 a month and full priveleges for being a member- all the conferences. I have Even bumped into paying $96000 a year for the Privilege of the one of the best trainers to come and hold an office event. What have you invested in your Real Estate Career? Before you blast the numbers. My daughter Graduated almost two years ago. I paid close to $65000 to help her through school and she

Lowering the Price, and Commission - 05/22/07 10:09 PM
Just a short one, I have a listing. In this area a 1953 year home is not the most enviable listing. They are moving out of state and need to sell. So for the first time in taking a price reduction, (I have taken many) I had one that was $40,000 in one fell stroke. Wow. My head is spinning and now to see if I can sell it. Oh yes, I did something that I usually don't do. I lowered my commission from 3 to 2 percent. My excuse? They are friends, and I will put my clients first even when it

My Office's Experience with Realtor.com - 05/19/07 11:44 PM
We beleive seriously in helping our agents generate leads. We signed the whole office on for six pictures and virtual tour. We also paid for Featured home in one Victorville zip code for four featured homes. Victorville Real Estate is a very hi hit on the internet in our area. But Realtor.com is higher. So on with the Story Then the crunch came and we dropped Realtor.com like a hot potatoe. We also discovered that many of the agents were not loading up the six pictures and we thought, it is not a good use of money. Guess What? The phone calls and

Your Second Real Estate NightMare, - 05/19/07 02:22 PM
Have you ever had a Dream, of particular intensity, disturbing, maybe frightening? Here is mine. A perfectly priced home in a great neighborhood. With finished landscaping, It is in "move in condition." With 3 bedrooms and 3 baths. That means two suites. A great Floorplan, Built by a local well known builder, known for his trust and value. And there it is!!! No interest. This is a great community. We are in the high desert where we overall have the lowest pricing on housing in the California market. I have check with other agents, I have called agents who recently had buyers in

What's Your Beef? - 05/18/07 04:43 PM
Have you ever done anything unethical, illegal, immoral? Let me define the words. Morals is what is in you. Your own personal morality. That sense of being true to yourself. Ethics is what happens that is not good between you and someone else. That sense of not being true to them. You know, the Golden Rule. Do unto to others.... Legal is what our state and federal legeslators put on the law books. So something might be immoral even though it is not illegal. Something might be ethical but not moral. And Something might be both ethical and moral but not legal. A Grievance committee is the front

Dismayed with Education. - 05/17/07 04:46 PM
If you are dismayed with education, welcome. I have a Bachelors, Masters and several seminars workshops, retreats, and etc. Often I joke and say, "I am educated way beyond my intelligence." I go to an event at the Victorville Mls- commercial, CRS, Foreclosure ETC. All Good stuff, in fact Great stuff. I come out totally impressed with the presenter. He/she did great. Two weeks later, whatever he taught if I don't have it firmly in place is pretty much gone. Now I thought I was unique. It was only happening to me. But no, as I informally But my real issue, the point: All

Super Star or Average Agent? Eight questions. - 05/17/07 08:29 AM
Msn, 60 minutes, and other news media report and set standards for every agent on the performance of real estate. In Victorville, Apple Valley we have what the high desert would call top agents. They are perhaps in the top 6-10 percents of all agents. So the one question to ask is what do they have in common? Minimum acceptable standards. Talk about motivation. Talk about Tracting your numbers. Talk about marketing and advertising approaches. Talk, talk, talk. They have Heart Power and solid ground for what is the minimum they will do in a transaction. That Standard is what keeps then above

Listen to a Real Estate Economist! Right Now! - 05/16/07 09:32 AM
Your Copy may be Killing your Marketing. Your words might be unselling your clients home and losing you a commission. Whoever said," Sticks and stones my break my bones but wods can never hurt me" never saw the president make a word blunder and have to pay public apology for it. I graduated from Northwestern College in Orange City, Iowa with a BA in literature. I enjoy and use the power of a well turned phrase or just the right word. Words are the conveyers of thought. The better the Word the better the thought. Let's face it every Realtor is by the very

Your Real Estate nightmare: The power of the least interested person - 05/12/07 11:40 PM
This idea is so new and so revolutionary you have probably never heard of it yet I bet you have experienced. If you have you have gone through one of those real estate experiences that you can barely touch and yet would like to strangle. The Simple and unparalleld power of the least interested person. In relationships husband wife, boyfriend girlfriend: The person who is least interested in maintaining the relationship or the event is the one who exercises the most power over the relationship and over the event. Imagine a couple From Victorville California. in the following: John,"would you like to see

What Can a Regional Franchise Meeting do for you? - 05/12/07 08:59 PM
When the dust is settled and the smoke is gone, the bottom line will be that Exit Realty is the fasting growing real estate franchise in the history of the business? It is good for the Agent, the Broker and the Client. How cool is that? Bruce the regional direction for Exit Southern California stated those piercing words. He repeated them three times and we wrote them down. Then he said it is in the manual. i am from the Victorville area, I live in Apple Valley but Work in Victorville, Hesperia, Adelanto, Lucrene. Do you Give your agents leads? - 05/11/07 10:07 AM
Wow and I mean Wow! Yesterday in a room full of high powered, motivated, and focused individuals I learned three things worth sharing. I was invited to attend the 2nd Annual Broker/Onwer Retreat of Exit Realty Cal. 1) Buy Leads, Get Leads, Find leads, Get Deals and give them to your agents. In the market right now, there are many agents who have not closed a deal in 6 months. For the dozen or so reasons that happens that an agent doesn't close a deal. And although it may be obviouse the one of the number way to motivate agents beyond, prizes, incentives, awards, and

What Camera do you use? - 05/08/07 09:04 AM
Here is a list of camera's that other agents have endorsed for the use of photo taking in real estate. Kodak Easy Share v570, Nikon coolpix p5000, Canon s1/s, Rebel xt. What are the main features these cameras have in common? They all have an easy wide angle application. They are all priced under 500 dollars. They all have been used by real estate agents for the purpose of shooting pictures that will go into Magazines, on flyers and used in digital presentation on the internet. These cameras are used on a daily/weekly basis not by professional photographers but real estate

Today, I gave a listing back. - 05/07/07 09:26 PM
Three Things happen to cause a home not to sell. If it is in good condition but located poorly it won't sell. If it is located well and priced poorly it won't sell. If it is located poorly and condition is poor and priced poorly it won't sell forever. What I am saying here is True in the High Desert as it is true everywhere. Of these concerns what can you change? Location is what it is. Other than cosmetic and cleanup, condition is what it is.(may you have worked with sellers who said they were going to do some changes

Meeting people, San Bernardino County Fair, and Real Estate - 05/01/07 10:56 PM
Where do people go to talk about real estate in an open atmosphere where you feel carefree and not pressured? Well, just perhaps, at the Diamond Anniversary Celebration of the San Bernardino County Fair. 60 years in the making and still drawing crowds and headliner's. According to the new promotional company TMG Communications this will be a very revved up event-one you don't want to miss. I have attended the fair for the past few years, because I have worked on a Dairy/Corn-Soybean Farm in Iowa and we went to the state fair. I go for good memories and to make some
