Hesperia, I get to the planning board every once in a while and a good friend of mine visits often. We are looking at highest and best use of land, zoning, and revitalizing an area.
Here are the plans, are they ok. great. we will finalise then and submit.
But Consider, you bring your plans ,,,,  ok ok we will put a club house in. A few months later and represent the plans as requested, spent the money, got a civic engineer did the stuff.
