hesperia: Business Plan if you are in Business - 08/27/08 03:49 PM
Do You have a Real Estate Business plan? Do you have a plan that will make a bank Bankroll you? Lack of clarity in business and and business plan is next to the biggest reason a business fails. I believe the first is undercapitalization. However enjoy the following. Can you identity the following in your business: Management: Who are the principals of your business, What is your area of expertise. What makes you better than your competitors. Business Purpose: What business will you do or not do. Short Sales, Reo, Traditional? Buyers only? Sellers only? Work with teachers who are transfering to (1 comments)
hesperia: Have you short saled? - 06/25/08 11:23 PM
Well by now you have probably short saled or thought about a short sale. You may have had a normal sale turn into a short sale due to the fact that what the house will sell for is less than, way less than the current market value. So what I want to know------ is ------ DO YOU USE A SHORT SALE NEGOTIATOR OR FACILITATOR Here are the one s that I have heard of
Outlook Escrow in Riverside with Silina Moore Melissa Show a New Hampshire negotiator with her own twist on numbers (commision) Priority One I hear that there (2 comments)
hesperia: Sticky Power and Green Power - 12/31/07 11:23 AM
If you are a listing agent, having a home display book giving basic facts about the listed home is more and more essential. It will help to cause a prospective client to linger in the home a little longer than the average 4-5 minutes. That lingering is Sticky Power on the internet. It is simply power for a listing agent wanting a buyer to make that decision in their favor. When I sold Harold's Home in Hesperia. We made sure that the solar heated hot water heater was one of the features the purchasing client would realize savings from. Simple to verify- (0 comments)
hesperia: Will the Presidential Election help Stop the Market From Going Down? - 11/14/07 07:09 PM
When Will The Market Stop Going Down? You may be wondering. Will it ever stop? What are some possible indications that the market will turn around. If you remember the down turns of the past, then you are familiar with the early 80's and the 90's. We are not surprised that there is a downturn in the market, BUT we are surprised by how drastic it is. Why is that? For a moment imagine a two small hills. Say only ten feet high. Small. Then imagine a hundred foot hill. The market experienced in the 80's and 90's two small hills and (0 comments)
hesperia: More on AITD's - 11/14/07 07:04 PM
Seller, Have you Thought About a AITD? It is happening in Victorville and Hesperia. It will be coming to Phelan, Apple Valley and the whole high desert. This is the return of the 80's financing. Yes, in this market, there are alternative ways to creatively sell your home. For those of us who have been in the industry long enough and remember the high rates of the 1980's. Do you remember the Carter years? 18% interest on home loans. Now houses were still sold but buyers used seller financing when the seller owned the property. What did they do when the seller didn't (1 comments)
hesperia: Watch out for Seller Financing and the All Inclusive Trust Deed or Wraps. - 10/16/07 08:34 PM
Seller finance takes many forms--- one that is coming back is All inclusive Trust Deed, Wrap Around Deed. These are forms of Seller Financing. So many terms. But to the point Seller Financing in this market is very important and powerful. So I would like to write about Being a WRAPPER!. But First don't do this if you have any questions or hesitations about it. This article is not about why you should be a wrapper. Why should you use and when should you use an All inclusive Trust Deed(? which commonly is often known as a Wrap Around Deed.) With (15 comments)
hesperia: The Mountains of Temecula - 09/03/07 12:39 PM
Homes in the Wine Country. Temecula is known by the locals as a beautiful place of winding unpaved roads that enjoy the pattern of vineyards. That is on the East side of the I-15. But what about the west side the Hill side of Temecula. I invite you to drive the Rancho Calif Exit off the 15 and go up the mountains. You will at first enjoy the vista looking over the city. As you travel you will find a road sign that states De Luz Rancho. The Ranch of Light is right. You can bath daily in sunlight. In the summer beware (1 comments)
hesperia: Why you should talk with Lonnie, Bulk- business sales - 09/01/07 12:43 PM
At a Telos Event called Life by Design, I met Lonnie. What was my first impression of Lonnie? Kind What was my second impression of Lonnie? Scary. I talked with Lonnie about a coffee house sale. In the business we know this as a bulk sale. The sale of fixtures and furnishing, the good will in the name and finally the property or underlying lease (if it is applicable). How did Lonnie scare me? Ucc file seek, How is property being taken sole proprietor or company, what about the IRS, Are there any county liens, Federal liens, have you taken any courses (0 comments)
hesperia: Troy McClain, Warren Buffet, Donald Trump, Bill Gates - 08/31/07 10:08 PM
Two Hours of Presentation and interview with Danny Morel of Telos. Troy McClain was more than able to hold his own with home spun wisdom, an uncanny knack for the market and a dream of being big. He simply told his story. Like some of the best teachers of all times, he dressed the statement, the point , reason for why you are listening in a story, but then he delivered the punch line. He was not afraid to tell this group "write this down" Who were we? 400 Real Estate Agents, Brokers, Lenders, Title officers and several others who wanted to (0 comments)
hesperia: Roofing with the Rossi Company - 08/27/07 11:42 PM
Spray a foam, it is a mixture at the right temperature with the right consistency and for a flat roof you have created a water tight roofing environment. Richard and I were talking, looking over the finishing marks of the repairs to the Pine Ridge house and the total re-roofing of the backyard barn. We were spending some of that valuable time that a Realtor gets to spend with a person who is knowledgeable in the area of his work. A few minutes a few questions and current information concerning roofing. Not that I would ever pretend with a client that (0 comments)
hesperia: Richard Rossi Roofing Certification vs Warrenty - 08/26/07 09:33 AM
What is the difference between certification of a roof and warranty of a roof. Richard is also a home appraiser. Therefore his knowledge base is more than just roofs. He has endured the 2000 hours of field instruction under the guidance of another appraiser who "knows that he is training his competition" In a Nutshell, We are standing on the roof at Pine Ridge home in Apple Valley and Mr Rossi Roofing says "Certification is when I inspect a roof and will certify that it will not leak for one, two, or three years. Warrenty is when I have repaired or replace the (0 comments)

Hesperia, I get to the planning board every once in a while and a good friend of mine visits often. We are looking at highest and best use of land, zoning, and revitalizing an area. Here are the plans, are they ok. great. we will finalise then and submit. But Consider, you bring your plans ,,,, ok ok we will put a club house in. A few months later and represent the plans as requested, spent the money, got a civic engineer did the stuff. here are the plans for approval, but no now you need something more than a clubhouse you need (0 comments)
