Jobs Lost this week! - 01/29/09 04:04 PM
Just listened to the news and heard more than 100,000 jobs lost this week and it is only Thursday. Most job cuts are done on Fridays. We won't have to worry about listings there won't be anyone left working.
I am trying to find the positive in this news. I know things will turn around and I know ,we will have a leveling off period before it moves up. I worry about my  kids riding it though, so far none are out of work.

Searching for baby boomers, that are still working and wanting to do something for their future in regards to a retirement home. Most retirement communities have an age restriction but did you know that you can purchase before turning that age. Let's say the age restriction is 55 years of age to live there. Notice the work LIVE. You can OWN property in age restricted communities at any age, as long as you do NOT live there.
Buying a property in age restricted communities is usually less expensive than the homes surrounding it, making it a good buy in this market.

Where are we heading? Franchises or Independents? - 01/22/09 02:30 PM
Just read an article about the future of real estate brokerages and they are projecting that there will be more independent agencies. Unless the franchises keep the agent front and center on the internet, the agent will leave and promote himself or herself
Using AR and Facebook is one of the steps agents take to promote themselves on the internet but it also helps me to learn from others. I work for an independent broker and it is up to me to make my presents known in the market and to find out how to do this. So THANKS everyone!

We are in the position to help each and everyone of our clients, be they buyers or sellers. We need to work together with respect and discipline in the pricing of homes, for sale or in making offers, so that the transactions proceed though to close.
We as Realtors should be able to explain to the sellers the importance of setting the price so as to get action on it in due time. This is in our hands to lead them to the right decision. TOO MANY BUYERS! - 01/18/09 05:59 PM
I have been out showing property the last 2 weeks and from what I see there isn't a shortage of buyers.
The problem seem to be that we are all going after the REOs because they will get sold and closed in a reasonable time. Every offer I have put in on an REO has had10 to 12 offers on the same property.
Today I showed 5 properties and at everyone of them, there was another agent either leaving or coming as I left.

Attended a class today that was ming bogging. I could spend all day on the internet and never show a property. I know this is going to be the future for prospecting and I am willing to learn all I can but HELP.

I bet that the name of the Ponzi Scheme will get changed and be called the Madoff Scheme. It fits so much better "Made Off" with everyone's money. I think there are more "Madoff Schemes" that are still out there and will come to light this year. I don't want to think that any of the others will be as big but if it is your savings or retirement it hurts a whole bunch!.

I have been keeping track of home prices and sales in a retirement community for the last 13 month. There was 1 foreclosure and 4 short sales during that time, out of a total 76 sold properties.
Prices on average are down 20% from 12/1/07 to 1/1/09.
I did the retirement community because it is the least expensive detached home in Mission Viejo and is very stable. Meaning when people are buying at this stage of their lives, they are planning on staying for years. The community has a total of 1920 homes in it and 16 different models.

When Are Banks Going to Move Short Sales Faster! - 01/06/09 05:33 PM
When are the banks going to realize that buyers don't want to sit waiting 2 to 6 months for them to decide who will get the deal on a Sort Sale! I have 3 buyers shopping in the same price ranch under $400,000.  The active MLS total 38, of that 24 are Short Sales, 7 are bank owned and 7 are "equity sellers". The buyers want a home now! Guess which ones are going to get sold and probably at or close to their asking price, of course "equity sellers".
