I sell homes in a retirement community located in Casta del Sol, Mission Viejo, CA. There are 1927 residential properties in the community and the sales changes over the course of 1 year. Now this is to be expected but this year has been exceptional! It has been a rollercoaster ride. Spring time the For Sales were on the market averaging 10 days before an offer was coming in, then it changed. There are things that have to be done before putting the house on the market. Things like cleaning out the garage. Some of you may have an organized garage but the rest of us don't. A buyer goes though a  nice house then opens the door going from the house into the garage and there is so much STUFF, it only has a narrow path way, you lose. As you can see there has been a large addition of properties come on the market in Laguna Hills since August. Sales were holding steady till November. This isn't anything different from most years. Sometimes looking at a graft explains it better than other forms.

This is to show buyers that we are pricing houses better because we have learned and adjusted to the market. Taking pricing from one year ago, homes sold for much lower than they were listed at. Today the prices are averaging less than 3% off the listing price.
                                               These are all detached houses in the city of Mission Viejo, CA
