Recently, I met a fellow who thought that because I "worked for" John L. Scott that I was on a salary and my job was just to show homes even if he was not going to use me as his agent. After explaining too him about agency relationships, I think that he went away informed. It was then that I realised that the general public might have a large misunderstanding about professional buyer's agents.

We all see advertisements for FREE buyer's agency. Let me explain a little bit about this. If you have found the right professional agent to work with then he/she has been answering your questions to the best of their knowledge, helping you through the process of qualifying you for a loan with a reputable mortgage lender, and showing you homes that fit into your budget and balance your needs and wants. In most cases, many hours are also spent by the buyer's agent doing research on your behalf. A good buyer's agent will also be there for you throughout the negotiations and help manage and facilitate the mortgage process and escrow of the property.

But how is my agent compensated? We work solely on the faith that you, the buyer, will reward us by writing your offer with us when the time comes to purchase. The listing agent has negotiated the compensation with the seller before or during the listing for a portion to be paid to the buyer's agent upon successful closing of the property. This amount show up on the seller's net sheet in the form of agent commission. This is why it is known as "FREE" to the buyer, since it does not show on their net sheet at closing, but on the seller's. Yes, it is built in to the price along with the listing agent's commission, but the value of a knowledgeable buyer's agent is priceless.

Our companies that hold our licenses do not pay us for our time. (We actually pay them to hold our licenses and supervise our transactions!) We actually are individual self-employed, independent contractors who cooperate/network with one another to sell houses. There is a large risk involved. We do not get compensated a dime until the transaction has closed and has been recorded. Even once this happens, we pay our companies, the government, and reimburse our business accounts for advertising and expenses incurred while working for "free". What remains pay for what my co-worker calls "groceries" or bill and extras. There are even time when we put in extra efforts to close a difficult transaction and it never makes it to the closing table.

Yes, we can ask you to enter into a exclusive buyer's agency agreement, but many agents and buyers do not like to use these. It is much safer for the agent (and the buyer), but many buyer's do not want to commit. What is wrong with a commitment to an agent? Nothing, unless you do not like them or trust them. You will be spending quite a bit of time communicating with them. They are putting in many hours on good faith. This is really up to you and your agent though.

Hopefully that has answered the question "How is my agent compensated?".

The bottom line...Your professional buyer's agent works very hard for you...Please Be Loyal.

Where should I buy in Gresham, Oregon?

This is a question that is often asked by my clients when they first want to move to the area. As the local expert, it is my job to have this information on hand. But before we go into depth..there are a few things to consider...

First, consider the comfort zone for your mortgage payment. I can pre-screen you before you fill out a lengthy mortgage loan application. The pre-screening consists of about 10 quick questions. This will help head off any surprises during your mortgage application and underwriting and help this part of the home buying process go smoother. Next, we will get you in contact with a reputable mortgage broker or banker who can communicate well with you and myself to get you through to closing. It is a good idea to do business with a mortgage company who has a local physical presence. Once the comfort zone for you mortgage has been established then the search can truly begin.

Next, you must think about your lifestyle. This is the time to consider your needs, not wants. It is important to have public transportation? or do you like a nice country drive? Do you desire an urban setting, suburban or country feel? Do you need a big yardor home or will a quaint home with a low maintenance yard be a better choice? Are schools and programs a consideration? There are many more decisions to make, but these can get me started in the right direction in finding the right place for you.

Once the general feel for your needs is complete, then we get in to the "want" stage. What neighborhoods and areas fit your lifestyle? You will want an area that feels good to you. And only you know what that exact feeling will feel like. This is the emotional part of home buying. I can tell when my clients have "fallen" for a home. It is written all over their faces. Where do you want to live that meets your needs and fits into your budget? I suggest driving through areas during different times to get a general feel.

What do I do once I have that "feeling" while in a home, have had a loan approval and have considered my lifestyle? If I am not already out in the field with you looking, then call me and we can write a winning offer on that home. We may some negotiating to do with the sellers, but I am a tough cookie for my clients.

Lead Based Paint and Lead Inspection

When purchasing a home in Oregon that was built prior to 1978, you will receive a Lead Based Paint Disclosure from the seller. This document is a statement from the seller of their knowledge of the presence of lead based paint in the home. You should also receive a Lead Based Paint in the Home pamphlet from your Realtor. The EPA puts out a good one titled: "Protect Your Family From Lead In Your Home".

You may look at this document and wonder when looking at an older home if this issue is material to you. This depends on your lifestyle. If you have children or small pets, dust and peeling paint could be an issue. If you are planning on doing a major remodel, the dust created could be made airborne in the home.

To determine the presence of lead, you may elect to have a licensed environmental tester come out to the home and do some tests. The inspector uses a hand-held x-ray to check for the fluorescence that lead gives off. These results are recorded and downloaded into a report for you. It is pretty common to find lead with this test. The real worry here is whether or not the lead is out in the environment of the home. You will want to have the inspector check around your water pipes and drains. Another test that they will do is a dust test. Dust is collected from a specific area and put into a collection jar. These tests are then taken to the lab to be analysed. In some instances, tests can be turned around in 24 hours. A full HUD style test takes about 2 hours and is very thorough.

What are the Sandy Mountain Days you ask? It is a festival for everyone. This year's theme is "Strike up the Band". John L. Scott Sandy is working on a float for the parade to oooh and aaah the crowd. (Sorry, can't tell you what is is...it's a secret!!!) You will have to come on down on July 12th, 2007 to find out.

The Parade is a big crowd draw, as is the local booths from businesses and farmer's alike. The beer garden is also popular with the 21 and older crowd. Come on down to the great little city of Sandy, Oregon and see what kind of food, fun and sight you can find. Fun for the while family!

May 18...Twenty-seven years ago...today.

On this day, twenty-seven years ago, my family was busy moving into our brand new home in Milwaukie, Oregon. My grandparents had moved to Eugene a few months earlier and we moved up north to be closer to them. Because I was young, not much was left to discussion, but my dad promised that we would just love Oregon. We had migrated north from southern California to find suburbia. I remember playing outside and being told to come inside. There was a rumbling then an eerie silence. A couple of hours later a snow-like ash falling from the sky onto our furniture. My dad had us all put on masks. Any time we went outside for a few days, we had to wear these. This is my first impression of the great state of Oregon.
Today marks the twenty-seventh anniversary of eruption of Mt. St. Helens. Mt. St. Helens is located about 65 miles northeast of Portland, in the state of Washington. Much has changed, but the mountain still seems to be teeming with activity. A few years ago, I captured some little spurts of energy on film. I have decided that the Pacific Northwest is a beautiful and wonderful place to live.

Home Buyer Pre-qualification

There seems to be a little confusion among consumers when it comes to pre-qualification. To be best prepared to make an offer on a home, you should be pre-qualified for the purchase amount. A pre-qualification is usually based on income or credit history and is only a brief snapshot of your financial picture. You may get many mailers that tell you that you are pre-qualified for a loan up to $xxx amount. This is usually just a ploy to get you to call in and start dialog with a loan officer. (I mean no disrespect to loan officers, but it really is a marketing piece with a purpose of lead generation.) You will be best served talking directly with a loan officer or Realtor early on in the process. If you do not have any idea who to use as a lender, then your Realtor should be able to give you some good referrals.

A good lender will know the programs available to you. You will first make an application for a loan. You will need the following items to expedite the application process:

Most current paycheck stub(s) for the past 30 days with YTD.
W-2's for the past 2 years.
All pages of bank statements on all asset accounts for the last 2 months.
Landlord's name, address, and phone number for the last two years of your residence
Photocopy of your driver's license(s) and social security card(s)
Name address and phone number of your insurance agent.
Last two years of tax returns and/or profit and loss. YTD if self-employed or if commission income.
If purchase loan, signed copy of earnest money agreement.

Once you have given these items to your loan officer and he or she has reviewed them and has an idea of the types of loan programs that you can qualify for, then you can truly be pre-qualified.

If you like to fish or boat or both then the North Fork Reservoir located just east of Estacada is the place for you. The Promontory Park boat launch, dock and convenience store make it easy to plan an impromptu day at the lake. The park will open on May 25th this year. Another boat launch is located off of Faraday Rd.

Formed by a PGE Hydropower Dam, the North Fork Reservoir is perfect for wakeboarding. It is deep (up to about 97 feet) and virtually snag free. After 5 pm on most days, you can pretty much have the whole place to yourself.

There are a few coves to hang out in and plenty of room for sport and sport-fishing alike.
