With the market turbulence that Bend and the greater Central Oregon area has felt over the past few years, the outside 'Experts' opinion haven't been kind to an area that not too long ago was the national darling of real estate.
It appears that some of the 'Experts' are again finding Bend to be one of the attractive places to invest in real estate.  CNN/Money has given Bend, Oregon it's #10 spot for best place to invest in real estate.

I've just taken a price reduction on this wonderfully maintained home in Tillicum Village.  While some may like brand new homes, I have to tell you that this is a home with a heart.  I've been entertained in this home by the Sellers and it has a wonderfully warm feeling and atmosphere to it.
I love the fact that it sits on a quiet street, on  a large lot that is around a 1/3 of an acre, and it's the kind of place that feels like a refuge from the stress of life.

We are getting closer to the end of 2009 and with it brings some interesting statistics on Short Sales.  The common myth is that Short Sales don't work but our latest statistics prove otherwise.
First, a Short Sale is where a Seller attempts to sell his house for less than he/she owes the bank on their home.  The bank reviews the file and if approved, will allow the homeowner to go ahead and sell their home to a prospective buyer for less than what the Seller owes them.

Signs of a housing recovery in Bend are growing ever stronger.  The Bulletin, Central Oregon's largest Newspaper is reporting that the current single family home inventory, (homes currently for sale) has dropped from its high in August of 2007 by approximately 50%.
In August 2007 the average amount of single family homes for sale stood at a whopping 1600 units.  Today's inventory of single family homes for sale is now averaging around 785 units.  A quick review of the MLS database shows the current number of single family homes for sale to be closer to 1000 as of today.  That number will fluctuate up and … (4 comments)

Bend Oregon Real Estate closed out the month of October with some brisk home sales.  A total of 211 homes were sold during October.  The average sales price was $301,444.  Not bad for a down market and this indicates that both home buyers and investors are seeing good values in our marketplace.
Another thing these statistics demonstrate is that the sales are not exclusive to the entry level home market.  More than 50% of those sales were on properties that were priced over $200,000.  The average time on market was 145 days.

Our year here in Bend started in a rather sluggish manner.  However from May 1st onward, our Market has picked up some much needed steam.  In that time we saw 859 residential properties go Pending or Sold in the Bend area alone.  579 of that number were completed sales.

I have had more people than I can count ask me my opinion on the Bend Real Estate market.  One long time resident emailed me to tell me that Bend's current real estate market reminded him of the late 70's early 80's.  I lived in Central Oregon as well back then and he reminded me of a sign that was stationed just outside of Bend that said, ‘Last person out of Bend, please turn the lights out.'

I've had many people ask me what I think of our current housing market.  Many are concerned whether now is the right time to Buy and/or Sell.  When it comes to selling your home, my recommendation is to wait if you can comfortably afford to do so.  The reason is that competition among Sellers is fierce and those Sellers willing to price their home the most competitively are the ones that are selling.  Trying to sell a home for TOP dollar is an exercise in extreme frustration and will likely lead to disappointment.  Wait until the inventory of homes currently for sale … (0 comments)

bend oregon real estate: REAL ESTATE SALES FOR BEND OREGON FEBRUARY 2008 - 03/09/08 07:00 PM
So what kind of MLS tracked home sales did February 2008 hold for Bend Oregon Real Estate?  It revealed two things.  First that those who wrote offers in January, followed through in February and closed on them.  The number of residential properties that went Pending (under contract) in January was 71.  In February, 67 of that 71 closed sale.
The second thing it revealed is that the market has became more active.  In February, 111 homes received accepted offers on them and are now under contract.  It's also noteworthy that our inventory of homes currently for sale is significantly less compared to last years … (5 comments)
