Why are investors flocking from around the globe to buy homes and business in the USA when we can’t sell them to Americans? According to Investor Intelligence Foreign investors spent $82 billion on US real estate.  That’s $14 billion more than the prior 12 months.   To foreign buyers, US real estate is on sale.   Falling home prices in some states automatically give foreign buyers a 50% off coupon to redeem.  The declining value of the dollar makes US real estate even more attractive.

Last year Thanksgiving week, I was busy trying to find homes for 5 German families whose corporation had forgotten to tell them that it was Thanksgiving in the USA!!  Thatt was interesting!! The weeks leading up to the end of the year were also busy with international buyers taking advantage of the great exchange rates and wanting to look at investing in property while they were here in New York. I‘ve run into situations recently in which buyers' agents are showing homes to clients who aren't qualified to buy them. Sounds silly, I know. Buyer's agents who do so merely become poorly paid chauffeurs who drive people around for no apparent reason. But I cannot tell you how frustrating it is for sellers' agents like me. Showing homes to unqualified buyers is like proposing marriage to a blind date you just met - and about as sensible. Interesting how in the past couple of weeks there has been an increase of viewings of my current listings. In fact I have received two accepted offers in the past few days.  As I'm working with several buyers at the moment, I can understand why. The inventory is dropping fast. Expired listings are not coming back onto the market, sellers are waiting for: a.) Spring before relisting, or b.) The market to get better!
Indeed, I have three sets of buyers from overseas coming in this weekend for a week. Yes, Thanksgiving week. None of these buyers really understood the consequences … (2 comments)

Desperate times call for desperate measures, but not at the expense of honesty.
I'm happy to report that things appear to be looking up finally in our area just north of Manhattan. What makes me say so? Well when multiple offers are forthcoming and bidding wars are happening once again I can only assume that the market is finally on the up swing once again. Of course not all homes in our market are experiencing such good news and those that are not selling are typically those that are still firmly stuck in the price rut of yesteryear.
