Ozark Missouri Real Estate Market | January 2012

Here's the latest on the Ozark Missouri Real Estate for January 2012.  The market is showing changes with 35 homes currently under contract.

Over the past year, the Ozark real estate market dropped for the month of January.  The average sale price decreased in 2012 to $150,358 compared to $175,128 in 2011.  More homes sold in 2011.

Short Sales Can Help Our Local Economy Recover | Springfield Mo Real Estate Market Report

Wondering how many foreclosures there are in the Springfield MLS system compared to non-distressed homes?  

By the end of 2011, there was a total of 3874 homes on the market, with 312 that had sold.  Out of the 312 that sold, 99 were foreclosures.  That makes up about a third of the market.

Predictions are this year foreclosures will increase across the country and become half the sold properties in 2012.

 Not good news for distressed home owners.  But many can be saved if the seller's will contact a real estate agent and market their homes as a Short Sale, saving the homeowner from foreclosure and helping the economy recover faster.

How does this help the local economy?  If a homeowner successfully completes a Short Sale, within 2 years they will be able to re-enter the real estate market and purchase another home, instead of renting.  A foreclosure will keep them from buying for 7 to 10 years.

I Feel I've Been Left At The Altar | Hopefully I Find A Suitor Soon

After being courted for  3 months, being assured everything was going fine, the day of closing on a Springfield Missouri short sale, the buyer's decided not to close........yes, they got cold feet and didn't close.  I feel like I've been left at the altar.

The home has 3 bedrooms and two baths, with an attached 2 car garage and detached workshop and covered patio.

Even the buyer's lender completed all the paperwork.  All inspections were completed, with no repairs required....on a short sale the home is sold in AS IS condition anyway.  Even the buyer's appraisal came in $15000 higher than the contract price. 

A few days before closing, the buyers quit returning calls.  The buyer's agent could not reach them.  The lender could not make contact.  Not a good sign.

Short sales are hard enough to get approved, but I've never had a buyer walk the day of closing on a Springfield Short Sale.  Unfortunately, our MLS requires the home show "Pending Short Sale" which slows any other buyer from making an offer.  I would rather pay the MLS penalty, than allow my sellers the chance of a backup offer.

I do believe my attorney will have a good time with this one.   I feel I've been left at the altar, but hopefully I will find a new suitor soon, before the home goes to foreclosure.

Are Springfield Missouri Foreclosures Increasing | Springfield Missouri Market Report

RE/MAX CEO,  Dave Liniger, predicts that foreclosures and short sales will make up half of all the sold properties for 2012.  Below is a report of bank foreclosures from 2010 to the end of 2011 for the Springfield Missouri Market.

Foreclosures went down during the middle of 2011, but gradually increased to the end of the year.  So far this month, over 30 thirty successor trustee deeds have been filed......and we aren't even halfway through the month.

Dave Liniger is also predicting that interests rates will remain low, with the number of sales for 2012 increasing.  Here's a report of Foreclosures in the Springfield Missouri market:

Nixa Mo is a community South of Springfield Missouri on Highway 160.

Being an easy commute to Springfield, Nixa has prospered over the last 20 years into a thriving and great place to live while still being a short drive to Springfield.

The Nixa Missouri market remained about the same with a few exceptions:  More listings and the average sale price went from $166,866 in 2010 to $152,183 in 2011.

Ozark Missouri is located a few miles south of Springfield and is only one of many communities surrounding Springfield Missouri.  Many new subdivisions sprang up over the past 10 years, but when the market slowed, new construction took a large hit.

Over the past year, the Ozark real estate market changed very little.  The average sale price decreased in 2011 to $155,037 compared to $159,762 in 2010.  The only major difference was the number of homes listed.
