Preparing For A Quick Sale - Springfield Mo Real Estate #1
The real estate market in Springfield is ever changing. With more homes on the market today, location is not the main reason buyers are attracted to certain homes.
Improve the home before it goes on the market.
Gone are the days of selling no matter what condition your home was in. Buyers today are looking for the best buy for the money, along with quality.
A great first impression is vital to lure potential buyers into the home.
Landscape to draw attention to the beauty of the home (just adding new mulch will add color to the home).
Visit other homes in the neighborhood and compare them to the type of home that you own. Competing with newer homes may mean upgrading your carpet, painting and improving the quality of woodwork. Check to see the latest trends of flooring or add a little texture to walls before painting. Remove old wallpaper and neutralize the home so it will appeal to more buyers.
Stage the home so the buyers are impressed the minute they walk into the front door. Pack and remove clutter. Store unnecessary clothes from closets to show off the size of the closets. Small rooms can look larger, just by removing furniture. (Note how large this room appears, correctly staged).

Staying home for July 4 weekend, my hubby and I decided to dust our mountain bikes off and ride through some of the bike trails now offered in Springfield Missouri.
We just signed up for the Multiple Sclerosis Bike run in September, starting at the high school in Clever, Missouri and ends in Joplin Missouri. It is approximately a 180 mile round trip. Not to confuse the issue, we are the escorts (we'll be on Motorcycles). The participants will be riding their mountain bikes, etc. We are doing a test run to see how difficult it is for the riders.
Galloway Creek Greenway, part of Ozark Greenways, runs from Pershing Middle School past the Springfield Conservation Nature Trails to the Old Iron Bridge that once was Highway 65. Approximately 5.5 miles of riding, parking is available all along the trail, the best being at Sequiota Park.
Sequiota Park, one of many parks, was founded in 1830, owned by private owners for many years. It was used previously for a fish hatchery. Today, with picnic tables and play grounds, this is a wonderful spot to come, relax, walk the trails and enjoy the beauty of nature.
The children will like exploring the caves that run back throughout the park and feeding the geese that occupy the lake.
Riding 10 miles from the Springfield Conservation Nature Center to Pershing Middle School and back was wonderful (once I was able to get my breath)!
Take the family and enjoy a walk in the park. Tomorrow, we'll try a different trail.

As a retired military wife, I learned to depend on other military wifes to help make difficult decisions when my husband was deployed. So when I received a call from a couple stationed in Iraq to help them buy a home in Springfield, I was able to return some of the help I received.
They searched and found their new home in Springfield after googling "Springfield Mo Remax". Relying on my real estate expertise of Springfield Mo real estate to purchase a home at fair market value, we completed a visual tour of the property, obtained covenants, and wrote an acceptable offer.
I had several lenders send estimated closing costs and current interest rates to the buyers, via email, and they selected a local lender to do their financing. We also contacted several insurance agents to bid for coverage on the home, emailed all the uitility information and kept them informed as the loan progressed.
The buyers also ordered new furniture to be delivered along with some household belongings. Before leaving to go overseas, they got rid of all their personal belongings. They are starting over.
The next step was having the home inspected. Being a new home, few repairs had to be made, the yard had to be completed, along with a certificate of occupancy. The only problem we encounted was "Mother Nature". With all the rain, getting the yard in was impossible prior to closing, ending up delaying our closing until the buyers arrived. The sellers agreed to give the buyers possession prior to closing.
The buyers came in a day before closing. Because of the delay in receiving the occupancy permit, the furniture delivery was set to arrive the following day. To our dismay, the truck broke down. Finally tracking down the location of the truck, we found it in the middle of Springfield! Yeah! My hubby volunteered to pick it up and away we went. The buyers met us at the home and together we set up the furniture.
We closed the following morning. The buyers will only be here a few weeks before returning to Iraq, but they know they can rely on us to watch over their home while they are gone. We've already become great friends and look forward to them returning safely to the states.
