Avoid Foreclosure - Five Tips For Short Sale Success - Avoid Missouri Foreclosure Two years ago and over 50 successfully closed short sales later, I see the market still saturated with foreclosures. What I don't understand is why more homeowners do not try to short sell their home instead of walking away and ruining their credit. Here are five tips for short sale success. 1. When you know you are strugging to make your payments because of a death, illness, unemployment or excessive debt, don't wait to receive a foreclosure notice. Market your home as soon as possible. They were discussing selling the home once more and called me after finding the home book in the home. Let me show you this custom built all brick home on one acre with upgrades galore. A Tribute to A Great Man - Our Neighbor Homer Caughran - 10/23/10 08:52 PM
A Tribute to A Great Man - Our Neighbor Homer Caughran Although I only knew him 15 out of his 87 years, Homer Caughran was to us more than a friend and neighbor. We first met Homer and his wife Louise when we built our home just south of their new home. I remember Homer saying "We're spending our children's inheritance". They married back in 1963 and I'd never seen two people so right and good for each other. They respected and cherished every minute they spent together. Every morning as I leave home, I'd check to see if their lights were (0 comments)
Springfield Mo Real Estate New Construction Homes Are Increasing - Springfield Mo Real Estate - 10/22/10 10:27 PM
Springfield Mo New Construction Homes Are Increasing - Springfield Mo Real Estate When the market slowed in the Springfield real estate market, so did the new construction. Lately, we're starting to see new construction across the city. We're also seeing new builders coming in from cities across the country starting to build new subdivisions. Some of the local builders are slowly starting back as well. I know the market is definitely not back to normal, but it's definitely refreshing to see new home construction in Springfield Mo coming back. IF you're looking for a new home in Springfield Missouri, many may (8 comments)
Closing this home was quite a feat, but we closed today on a great all brick home. We listed this home a year ago, trying to keep from doing a short sale. The seller moved out of state to find work and left the home he built to follow his family. After several months we did a price reduction and lowered the price to $180,000. Then we started receiving offers. I (1 comments)

Do You Go The Extra Mile? I'm Packing And Moving A Client Out of one of Our Ozark Mo Homes For Sale! Ok, I confess..........My buyer's agent (my daughter) rented her house to one of our clients that just sold their home. It a wonderful ranch style home in the Ozark school district. We listed it about a month ago, and she has since decided to rent it. So, while I have her showing property, I'm packing her home. After being a military wife for 20 years, I do know how to pack. It's like riding a bicycle. Once you learn, you never forget. Another thing (10 comments)
You Can't Hide a Late Payment from your Co-Signer - 10/12/10 10:01 PM
Thinking of co-signing for someone on a real estate contract? You'd better have a lot of faith in them or it could ruin your credit. Read what Margaret Woda has to say about co-signing. Via Margaret Woda, Maryland Real Estate & Military Relocation Services (Long & Foster Real Estate, Inc., Crofton, MD): If you make a loan payment 30 or 60 days late (or, God forbid... even later), you can't keep that secret forever from your co-signor. He may not know about it today - but two things will happen soon: 1) The co-signer will start receiving those nasty collection calls like you've (12 comments)

Books? For Me? You Shouldn't have....Ozark Mo Business In the words of my Grandson: "I have a confession. As the son and grandson of Real Estate agents, I find the work daunting. The paperwork, exhausting. The clients... Well, we won't go there. So, while I'm gearing up for leaving for military, My wonderfully talented grandmother has come up with a solution to keep me busy and keep my pocketbook full. Why not work for her? Advice Home Buyers/Sellers Won’t Find On TV - 10/03/10 09:07 PM
I'm questioned often about the state of the real estate market in our area. I can tell them that right now, with low interest rates and reduced prices on homes in the Springfield Mo real estate area, right now couldn't be a better time to buy. John Mulkey, Housing Guru has great points about buying a home in today's market.
Via John Mulkey, Housing Guru (TheHousingGuru.com): Eager homebuyers and nervous sellers are often confused by conflicting news stories, most of which focus upon the more sensational aspects of the housing market and economy. With TV, major newspapers, magazines, and Internet (5 comments)
No longer on the market, 439 Kansas Drive, Ozark Mo Sold! It was not difficult to find buyers for this wonderful home in Elk Valley Estates - it was almost impossible for the buyers to get financing. We had several offers, but this particular home was located in the country with a shared well and septic system. Rural development funding did not allow more than 5 parties on the well.........one buyer gone. Another buyer wouldn't wait for the bank to approve a short (8 comments)
