Sorry To See You Leave | Hope You Come Back Reduced | Springfield Mo Real Estate  
I have another listing expire today.  After speaking with the seller, I said I'm sorry to see you leave the market, but hope you are able to come back reduced, of course. (I really didn't say it quite like that.)   The Springfield Mo real estate market is struggling to rebound for homes like yours.

My Million Dollar Loss - The One That Got Away  
Over all the years I've spent working in the real estate industry, I've lost my share of listings and contracts, But the biggest one was a million dollar loss.  You could say, it was the one that got away.
 
I'd only been a real estate agent for a few years, selling residential real estate.  Through a friend, I obtained a great commercial listing on the strip in Branson.  Luckily, I listed and sold it within 30 days for cash.......it was definitely luck!  My biggest sale ever!

You've Got To Go | Keeping You Will Be Hazardous To My Health! Waking up several weeks ago to looking like a Chipmunk, I realized my tooth was abscessed, I called the doctor and made an appointment to see him right away.  Does it hurt, the receptionest asked. 
 
No.  Not one bit!  Ok, we can see you tomorrow.  I'll call in antiobiotics to get you started.
 

 
To make a long story short, the dentist sent me to a surgeon.  My tooth is cracked and because it holds on a bridge, I have to have it removed … (12 comments)

Springfield Short Sale Closed | Patience Does Pay Off Taking on short sales several years ago, I knew it would be more work than a regular sale.  But when you are working short sales you become involved with the tension and stress the sellers experience.
This particular sale was a divorce situation.  Once we received an offer, I was able to have both sellers sign the offer.  Since the home was only in one owner's name, getting the paperwork was much easier than tracking both parties down.

Concerned About Purchasing A Short Sale | Inspect It First | Springfield Mo Homes Concerned about purchasing a Springfield Mo short sale?  Take the worry out of it.....inspect it first.  Springfield Missouri homes are a great place to buy a short sale. 
 
Short sales are sold in AS IS condition.  Some sellers are able to make a few repairs, however, the seller's bank is requesting addendums that state the seller will make no repairs.

This graph is a recap of sales since January 1, 2011.

Unlike market prices across the country, homes are more affordable in the Springfield Mo real estate area.  The marjority of homes sell under $300,000, while the market is saturated with great homes over $300,000.

Visiting the dentist today, he asked me "How's Real Estate?"  My reply is always Great!  We went on to discuss my real estate market, how my office was still going strong and then said"  You're riding the wave.
 


I never thought of it that way, but he's right.  Over the past 3 years, we changed the way we sold real estate........we started helping Springfield Mo homeowners save their homes from foreclosure so they could come back to us in a few years and buy once again.
