&lt;p&gt;&#160;The Springfield Missouri Real Estate market icontinues to re-adjust with the month of August closing 585 homes.&#160; Through the gloom and doom of today's economic crisis, our area surrounding Springfield continues remain stable.&#160; Sellers are&#160;realizing in order to sell their homes, prices must adjust down.&#160; Home values are not dropping compared to other areas of the country, but they do continue to drop.&lt;/p&gt;
&lt;p&gt;2407 Springfield Missouri Real Estate agents continue to work in Springfield and surrounding areas, a decrease from 2007 .&lt;/p&gt;

      <title>Working Short Sales - Saving Homeowners from Foreclosure</title>
      <description>&lt;p&gt;&lt;strong&gt;Not all home owners understand the term "Short Sales&lt;em&gt;."&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;strong&gt;Short sales&lt;/strong&gt; &lt;/em&gt;are a way for homeowners facing foreclosure to possibly save their credit and recover faster than turning the keys back to the bank and walking away from their most treasured possession.&lt;/p&gt;

      <title>RE/MAX Convention - 2008</title>

&lt;p&gt;&lt;strong&gt;It's time for the Mid States RE/MAX conventions&lt;/strong&gt; and this coming week I am joining a panel at Lake of the Ozarks and Kansas City Missouri to talk about the RE/MAX website and the new technology.&lt;/p&gt;
&lt;p&gt;The past few months have been super busy for me and I have had little time here in Active Rain.&amp;nbsp; Needless to say, I have missed out on many great posts about new technology and great tips I look forward to reading.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Some of the questions being asked&lt;/strong&gt; on the panel is how quickly we respond to our leads.&amp;nbsp; By responding within the first 15 minutes of a generated lead, we have captured the attention of many consumers that assumed they would never hear from a realtor.&amp;nbsp; Consumers want immediate response to their inquiries (I'm guilty of that).&amp;nbsp; Converting those leads become much easier when the consumer knows they generated the conversation.&amp;nbsp;&lt;/p&gt;

      <title>First Time Home Buyers - There's Still Money Available</title>

&lt;p&gt;&#160;&lt;strong&gt;Springfield Missouri Real Estate, Ozark, Nixa, Rogersville, Republic, Willard and surrounding areas.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;With the&#160;number of new homes down in the Springfield Missouri Real Estate&lt;/strong&gt; market, so too are listings.&#160; I see this as a good sign&#160;indicating the percentage of&#160;listings to sales is&#160;a little over 10%.&#160; For first time home buyers,&#160; there are still several home loans available with low interest rates.&#160; Missouri bond money is no longer limited&#160;to first time home buyers.&#160; Buyers&#160;with good credit scores are able to take advantage of these great loans and still have a large choice of homes to choose from.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The&#160;Springfield Mo Real Estate&lt;/strong&gt; market for the month&#160;of&#160;July closed &lt;strong&gt;613&lt;/strong&gt; homes, dropping 125 from 2007.&#160;&#160; Bank foreclosures in Springfield aren't the only great buys.&#160;&#160; Short sales are also becoming equally popular as informed sellers&#160;try to save their credit by working with realtors to sell their home wiwth competative pricing prior to foreclosure.&#160; If you are a seller in the Springfield market, remember that one out ten homes are selling every month.&#160; We have a 10 month supply right now, discarding the fact that new listings will come on the market and others will be withdrawn or expire.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;And a wonderful day it was&lt;/strong&gt;!&amp;nbsp; The weather was perfect.&amp;nbsp; Dinner for over 900 people (a growing number from previous years) was catered in at &lt;a href="http://www.rinktime.com/skating_rinks/mo/jordan_valley_ice_park_skating_rink_arena_springfield_mo.cfm" title="Jordan Valley Ice Park" target="_blank"&gt;Jordan Valley Ice Park&lt;/a&gt;.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;The children played at the water fountains.&amp;nbsp; For the adults that had never been to the park, a casual walk through the park and tour of the Ice Park was a treat.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The group reserved four sections at the&amp;nbsp;park and made a wonderful photo with all the red shirts provided by RE/MAX.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;How long do you plan to keep the home?&lt;/strong&gt;&lt;br /&gt;If you are planning to expand your family, keep in mind the size of home you are buying.&amp;nbsp; Or if you have a large family now, where will all of them be in five years?&amp;nbsp; Many homeowners find themselves with a home too large to maintain after a few year.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Your financial health - your credit and home affordability.&lt;/strong&gt;&lt;br /&gt;Is now the right time financially for you to buy a home?       <title>Did You Expect a Call Back?  My Job is Selling Springfield Mo Homes</title>
      <description>&lt;p&gt;&lt;strong&gt;Mr and Mrs Seller, did you expect me to call you back every time someone shows your home?&lt;/strong&gt;&amp;nbsp; Of Course You Do!&amp;nbsp; I am amazed at the number of agents that do not follow up when another agent shows their Springfield Mo home.&amp;nbsp;&lt;img title="Seller Feedback Program" src="http://activerain.com/image_store/uploads/5/3/9/4/9/ar121963107494935.JPG" height="232" alt="Seller Feed Back Program" width="342" style="float: right;" /&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Today's challenge&lt;/strong&gt; when listing a home hasn't changed.&amp;nbsp; &lt;strong&gt;Price is everything&lt;/strong&gt;.&amp;nbsp; But sellers need to know what other agents and their clients think of their home.&amp;nbsp;&amp;nbsp;Following up on showings gives sellers additional information on how their home compares in the market.&amp;nbsp;Plus it helps, if sellers are considering a price drop.&lt;/p&gt;
&lt;p&gt;I started using a &lt;strong&gt;follow up program&lt;/strong&gt; a year ago.&amp;nbsp; Before we started using Supra, we educated sellers to call us and give us the showing agent's name (when they remembered it or the agent left a card).&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;strong&gt;Prior to showings,&lt;/strong&gt; I encourage the sellers to leave and make sure the agent opens the lockbox.&amp;nbsp; Then we use our feedback system.&amp;nbsp; No more phone calls to the showing agent, no more&amp;nbsp;inquiries on the sellers side to see if we are doing our job.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The system is&amp;nbsp;not flawless.&lt;/strong&gt;&amp;nbsp; Only the sellers that do not have internet have to be called.&amp;nbsp; And the system gives the sellers information direct from the showing agent, instead of second hand from me.&amp;nbsp; In addition, I use it every time I check out the home myself or deliver brochures to the home.&amp;nbsp; The information is there for the seller to respond to as well.&lt;/p&gt;

      <title>Recycling Centers In Springfield Missouri</title>

&lt;p&gt;Recently, we did a major house cleaning in our office.&amp;nbsp;&amp;nbsp; Old computers sitting around needed to be disposed of.&amp;nbsp; I never thought finding an organization that wants the disgarded ones would be difficult to find.&amp;nbsp; In addition, when cleaning out bank owned properties, we sometimes have to dispose of old appliances.&amp;nbsp; Most recycling centers charge a fee for recycling.&amp;nbsp; In Springfield, I've only found a small group that will allow free disposal.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;You can dispose of &lt;strong&gt;still-functioning appliances and fixtures&lt;/strong&gt; by donating them to a favorite charity rather than sending them to a landfill.&amp;nbsp; Visit &lt;a href="http://www.freecycle.org/"&gt;www.Freecycle.org&lt;/a&gt; to find out how you can donate them to individuals who can use them.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Appliances and fixtures&lt;/strong&gt; that no longer work also can be recycled.       <title>Ozark Mo Real Estate - July 2008</title>
      <description>&lt;p&gt;&lt;strong&gt;Welcome to Ozark, Missouri.&lt;/strong&gt;&amp;nbsp; Well known for it's "&lt;strong&gt;antiques shops&lt;/strong&gt;", Ozark is located on Highway 65 between&amp;nbsp;Springfield and Branson.&amp;nbsp; In 2000 the population was 9665.&amp;nbsp; Ozark offers AAA-rated schools, low crime rate and still has that "small town feeling".&amp;nbsp; Having lived&amp;nbsp;in Ozark for the past 30 years, I've seen the growth of the city quickly increase, new subdivisons have sprung up and several new schools have opened to handle the increasing population.&amp;nbsp; Along the Highway 65 corridor, new shopping centers&amp;nbsp; have made shopping in Ozark easier than traveling to nearby Springfield Missouri.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&#160;The Springfield Missouri Real Estate&lt;/strong&gt; market is&#160;re-adjusting with the month of&#160;June closing &lt;strong&gt;619&lt;/strong&gt; homes, dropping 110 from 2007.&#160; Interest rates remain low, with homes priced to sell at or below market moving first.&#160; Bank foreclosures in Springfield aren't the only great buys.&#160; Informed sellers&#160;realize they must update their homes, along with staging and have reduced their prices to reflect the market.&#160; If you are a seller in the Springfield market, remember that one out ten homes are selling every month.&#160; We have a 10 month supply right now, discarding the fact that new listings will come on the market and others will be withdrawn or expire.&lt;/p&gt;
