It's Festival and Fair Season in Idaho

It's that time of year again when all the smaller citys around Boise start to have there yearly festivals. See what festivals are going on in the comming months. Have lots of fun!

Meridian Dairy Days Festival - Held on the third full weekend of June every year. This year Meridian Dairy Days will be held on June 17-21. Parades, Art Contest, Music, Market Place, Fun Run, Dairy Princess Banquet, a carnival, a farm animal education exhibition and dairy cattle and dairy goat shows.

Eagle Fun Days - Come get your rocky mountain oysters! Eagel fun days will be on 6/13-14-15. Bike Race, Wet and Wild Parade, carnival, rodeo, fun run, auto show, and the famous Rocky Mountain Oyster Feed!

Why does Craigslist work?

I don't know about you, but I use craigslist a lot. I don't just use it for real estate, I use it to buy and sell stuff. Now craigslist makes sense in almost every category, but real estate some what puzzles me. I post my listings on craigslist on a regular, twice a week routine and this drives 10 times more traffice to my site than google and I rank on the first page of google for many key words. This is great traffic as it is a local and consist of pretty much all potential buyers looking at my listings.

But Why?

Why do some many people use craigslist to look for homes for sale? It is just a major mix of stuff with no way to refine the search to see what you want. I live in an area that I would consider medium size and there is 3 pages on average of new post daily, I can only imagine how many new post a place like New York would have. Who can and has time to post daily to stay in the public eye? and if you do its just considered spamming. And these potential buyers, why would they waste so much time searching a site that is truely a mess and only contains just a few of the homes available to them? There are so many great sites out there with advanced search tools to find just what your looking for and contains all the market listings and data. So, the question is why to they use it? but as long as they do I will continue to use this free advertising tool.

What is a buyers agent? -- What do they do? -- Why do I need one?

These are the questions and here is what you need to know. A buyers agent represents the buyer and is promoting the interest of the buyer with good faith, loyalty and protecting the buyers confidences in a real estate transaction. A buyers agent works for the buyer and has the buyers best interest in mind. A buyers agent will write and deliver contracts in a timely manner and advises the buyer to obtain expert advise when so needed. A buyers agent will disclose adverse material facts about the property that they know of.

A buyers agent is not an inspecter or an attorney. A buyers agent is not working for the sellers interest.

This is why you should use a buyers agent and the benefits of using one. A buyers agent will evaluate your needs and wants to locate the properties that best fit what your looking for. A buyers agent will help you get pre-qualifed and determine the amount you can afford and show you homes in the determined price range. A buyers agent will help to identify problems or issues with a property to help the customer make an informed decision on the home. A buyers agent will advise you on building and making an appropriate offer to purchase a home. Your agent will deliver the offer to the sellers agent on the clients behalf and will advise the client in negotiations to help purchase a property. As a buyer client you will be fully represented throughtout the real estate transaction.

Raising your kids in Boise, Idaho

Idaho is a great place to raise your kids and Boise it's self offers a lot more to our children. They say you should walk the walk if your going to talk the talk. Well, I have two children that I am raising here in Boise Idaho and I would recommend raising your kids here too. Here is why....

Boise has so much to offer in outdoor activities for our children and with a little effort from the parents to get them out there, there is no good reason our kids should have to live on tv. I recently wrote a post on sports and activities that you can do in or very close to Boise (my Boise sports/activity Blog), many if not all of these sports and activities can be a part of our kids lives here in Boise. As I wrote at the end of that blog, if there is a sport you can most likely do it in Boise. This is great for raising your kids, because no matter what sport they take a liking to, you can support them and help them achieve there goals with a lesser cost and less travel.

Now that we know there is lots of activities we can have our kids do here, what about feeding there brains? We have lots of good places here to take your kids and let there minds grow. Here is a list of the learning places in and around Boise, many of these places your kids will also get to see through school field trips.

Now we have gotten kids outdoors and have fed there minds, but what about the schools? Schools are very important in our childrens growth and I have to be honest, this is where Boise falls on its head. My opinion and the national test results show that Boise schools are just below average. This could be a good thing for our generation of kids because the pressure is on to get students test scores up or else (No Student Left Behind Act). While Boise has many older schools, these are being closed in favor of new buildings. As the valley expands, the number of kids per classroom is becoming better and is dropping the student to teacher ratio. Overall its not bad, but things could be better for the public schools here. Go here if you would like to see reports on individual schools. If you are still concerned about public schools, there are many private and church schools around that are fairing much better on student test scores.

And crime, what about crime in Boise ID? Crime is low here compared to the national avereage and the crime rate has been dropping over the past year. Most of the crimes here are not of a serious and dangerous nature. I do not leave my house watching my back the whole way or avoid certian areas because there bad, Boise is safe, however I always lock my doors to protect against theft. Boise has many sports teams, but we have not gotten any Pro teams - YET! Boise's main sport focus is around the Boise State Bronco's. Here are the teams Boise currently has;

Boise State Broncos - Football, Basketball, Tennis, Volleyball, Wrestling and more....(WAC Champions in many sports)

Boise Steelheads - Boise's hockey team and Kelly Cup Champions!

Idaho Stampede - Boise/Nampa's Basketball D-league team 07'-08' Champions

Anything you can do on a river; boat, float, fish, swim, kayak!

There are 4 ski resorts with in a 2 hour drive and as close as a 1/2 hour.

There are hiking, biking, walking, motorcycle, ATV and off road trails all over the place. - Ridge to Rivers Trail System

There are many lakes close by for all those lake activities.

There are golf courses all over the place and each has its own style.

We have places for rock climbing, miniuature golf, and go-carts

Places for kids like Roaring Springs Water Park and Boondocks Fun Center

There are many fishing ponds all over the place.

We have a greenbelt system that runs along the Boise River and is great for walkers, runners, bikers, and roller bladers. This system runs through many parks and a BMX area.

There are many places all over the place for Tennis, Baseball, Basketball, Volleyball, Hockey, Bowling, Soccer, Karate, Lacross and there are a few frisbee golf courses around.

There are also many skate parks and playgrounds scattered throuhout the valley.

There are some great places for real rock climbing with in 10 minutes of downtown.

If I forgot someones sport I am sorry, if there is a sport, you can most likely do it in Boise.

Seller Tips

When you go to sell your home, you want to sell it in the quickest time for the most money. In order to help you accomplish this, here are some seller's tips. The following link is for an online book that I would recommend everyone reading before selling a house.

Sell your home for more! Free online book tells how. Learn how to sell your home for more, avoid costly mistakes, and walk away with more money.

First things first, if you can't get the buyer through the door, how are you going to get them to buy your house. To get them in the door you need to do a few things.

Trim the over grown bushes.

Keep the lawn mowed.

Paint the house if it needs painted.

Plant a few annual flowers and de-weed the flower bed.

If rain gutters are falling off, get them fixed.

Clean the windows and open the blinds.

Replace or Repair any loose or missing shingles.

You want the potential buyer to drive up to you home and think what a beautiful, well-maintained home. Buyers buy on impulse, so get their blood pumping. Once you get the buyer in the house, you can't let the deal fall there. Make sure it's just as beautiful on the inside.

A fresh coat of paint helps a lot (stay with neutral colors).

If carpet is stained or in bad shape, consider having new carpet installed.

Clean the windows and replace any broken blinds.

Open all the blinds! (the brighter the better).

Get rid of the clutter!!!! (minimal and clean is the look you want).

Bathrooms and Kitchens sell the home, make sure they are squeaky clean!

Clean Everything! Make the house sparkle.

When your house is being shown, get out of the house. Take the family and dogs and go for a ride, buyers are uncomfortable looking at a house when the owners are there. You want the buyers to buy the house and not your life, so take down all the family photos and de-personalize the house so that buyers can picture their stuff in the house.

Are you into riding ATV's or Motorcycles like I am?

I love to ride my ATV and I do it as often as I can. There are so many places around Boise to ride with every different kind of riding terrain you can imagine, which makes this area a great choice for someone who shares my passion. My favorite would be to ride the forest trails.

Here is my problem, so many of the riders out there don't take care of the land and the trails and its going to get areas closed down. For those of you who go out and ride and just through your trash out and tear up the trails on purpose, DON'T! How hard is it to pack out what you packed in. I my self am going to try and help pick up more of the trash I see to help keep these great areas open.

Short Sales in Boise Idaho

Short sales are abundant in Boise as Boise was hit hard with poor lending practices and a slumping market. Last report I heard was that 1 in 5 homes in the area are in some kind of loan default. With many homes facing the short shale scenario, the deals are there to be had.

An unfortunate side affect to this, is that there are so many out there it is dragging the home prices down. The median home price in Boise has fallen about 20 thousand in the last year in part, I think, to the amount of short sales going on and just the general market adjustment.

Many home owners who are having problems making there mortgage payments or are already behind don't know what all there options are. One option is to get your home sold before it gets worse (If your not sure what your home is worth, get your FREE home evaluation today!). If it turns out that your home is worth less than what you owe on it, you are looking at what is called a short sale.

WHAT IS A SHORT SALE?

To put it simple, this is when your home is worth less than what you owe the mortgagor and they agree to take a lesser amount to pay off the debt. Most banks won't consider a short sale unless you are already at least 30 days past due on your payments. Going Short Sale over Forecloser can help save your pride, but will only help your credit score not get hit so hard, put its still a pretty good dent in your record and buying after a short sale can come sooner than if you do a foreclosure.

WHAT ABOUT BUYING A SHORT SALE PROPERTY?

There is nothing bad or that different about buying home that is a short sale over any other home, except that it can take a lot longer to purchase a short sale house (not always though). Why does it take longer? It takes longer because you get your offer presented to the home owner, and once they accept the offer then it has to be sent to the mortgagor to get there approval. This process of getting total approval from everyone affected can take 3 months or more, but it can happen in as little as two days or so. For your extra time and patience, you get a great deal and probably some good equity.

The Home Selling Process

The home selling process begins with the decision to sell what ever the reason may be. Then you should meet with a Realtor and get a free home value report so that you know how much your home is worth in the current real estate market. When you meet with the agent you should get there advise on what needs to be done to your house to get it ready to sell. You may hear things you don't like, but remember they know what sells houses and it is going to hopefully make you more money in the sell of your home. Here are some tips I have gathered to get your home ready to sell. - Seller tips

Once you have your home ready for the market, it is time to get your home listed. You will meet with your Realtor and they with advise you on the best price to list your home. Keep in mind; it's always your say on what you sell your home for. You will sign a contract between you and the brokerage, and it will spell out all the terms and conditions. You will also need to fill out a sellers property disclosure form stating the thing you know work, don't work and anything that may be wrong with the property. Don't lie, it could lead to trouble down the road. Be sure before signing with an agent that you know what their marketing plan is and how they are going to get your home sold. A good agent is going to measure the rooms, take lots of photos, and want to know everything about you home. If your agent gets your signatures and leaves, it's not a good sign that your home is going to get advertised well. Listings with pictures and/or staged to sell will sell it quicker and get a lot more showings.

Now your home is on the market. While your home is on the market it needs to be kept clean and ready to show at anytime. I know how inconvenient this can be as I have had my home listed while having a 2 year old and an infant, but it must be done. You never know, your buyer could have been the one that came through when you let your guard down and decided not to because they were turned off by the mess. Also, you need to make your home available at anytime. If you tell someone that can't look when they want to, you may have just sent your buyer away forever to buy your competitions house. Currently I am seeing median priced homes stay on the market for 3 to 4 months.

Here is something to keep in mind. You are selling your home, which means your going to need a new place yourself. Don't wait until your home is sold to start looking. Start looking early and be informed on the market you're looking to buy in. You can look and wait to buy when you get an offer on your current house, but what happens if you find the perfect home for you before your home sells? You make an offer, but part of your offer is that it is contingent on the sell of your current home. This way if your home doesn't sell then you don't get stuck with two home and two mortgages.

All right you got an offer, now what? Your agent receives the offer for your home and will review it and advise you on what is being offered. One thing to keep in mind is if you don't negotiate with the buyer they are not going to negotiate with you and you are never obligated to accept an offer you don't like. If you get down to where your buyer and you are just $500 to $1000 away from an agreement but you're in a stalemate, consider this. If you choose not to concede the difference and leave your home on the market, it could be another month or two before the next offer. Sure your second offer was $1000 better than the last one, which is just what you wanted, but in the mean time you paid $1200 to $2400 more in mortgage payments. So did you really win?

You have accepted an offer, what's next? Now that you have accepted an offer on your house, your agent will send the nessesary documents to the title company and open escrow. In most case, now the buyer is going to pay to have a home inspector come a check your home to make sure it is in good repair. Should there be a major problem, either the buyer says ok I am still buying the house, or you step back into negotiations to see who is going to pay for the repairs or the buyer can walk away if you refuse to repair the required items. Also, the buyers mortgage company is going to have an appraisal done to make sure the house is worth what they offered. Should the appraisal not be right, you are going back to negotiations and are likely going to have to sell your home for less because its not worth what the original offer was. There are many problems you can run into at this stage of the sell, but that is why you have a Realtor to help you get through this process. I have not covered all that can happen but these are the major players.

Closing time. Everything went well and now you are ready to finalize the deal. At this time your going to sign everything that is needed to sell your home. You should always check your closing statement to make sure all the numbers are right and your Realtor will too. In Idaho the deal is not complete until both buyers and sellers have signed and everything has been funded. This can take a day or two, then at that time if you are owed any money you will receive a check from the title company. Congrats! You have just sold your home.
