U.S. Consumer Spending increased in February - 03/27/09 02:47 PM
 

As I reported in my blog posts earlier this week, both existing home sales were up for February (5.1%) as well as new home sales (4.7%).
Today, another key indicator was announced --- Consumer spending is edging upward.  Although it is a small increase, 0.2%, for February; it represents the second month in a row that consumer spending has increased. (January increased by 1.0%).
Many view this as a signal that the worst of the recession may be over.

Although local unemployment rates jumped in January, they remain consistently lower than the national level.  Boulder County's unemployment rate increased almost a full percentage point rising to 5.8 percent from 4.9 percent in December.
Broomfield County's unemployment rate also increased the same amount reaching a level of 6.5 percent from December's level of 5.6 percent.
Both counties still fall below the state wide level for Colorado (now at 7.2 percent) as well as the national average of 7.6 percent.

More Positive News...... New Home Sales Increased! - 03/25/09 11:49 AM
 

 
Just announced today; nationally, new home sales increased by 4.7 percent in February.  While this is a very positive step in the right direction, February's sales were still 40 percent lower than February of 2008. 
Breaking down the February increase regionally reveals the largest increase occurred in the south where sales increased by 9.7 percent.  Sales also increased in the West by 6.6 percent but fell in both the Midwest (9.1 percent) and Northeast (3.3 percent).
Despite sales being lower than last year, investors still bid up shares of the major builders by 7 percent.

National existing home sales made an unexpected 5.1% increase from January to February!    This was the largest increase since July of 2003.  More buyers are choosing to take advantage of the great deals available.  This is good news!
The median price was also up slightly from January to February but is considerably lower (28% from the peak median home prices reached in July 2006).
Inventory (available homes for sale) increased by 5.2% to 3.8 million homes, representing 9.7 months of inventory if homes continue to sell at the same rate they did in February.

Good Morning and "Happy St. Patrick's Day" to all of you.  Hoping that the luck-o-the Irish will be with you this morning.
Did you know the first three clovers on a shamrock represent "Faith", "Hope", and "Charity" and if it has a fourth then it is called "The Grace of God".

New Boulder Office Opening - 03/09/09 11:58 PM
Our new Real Estate of the Rockies office, located at 1505 Pearl Street in Boulder, CO  is opening this week!

There is still a lot of moving activity with boxes being opened, furniture being moved in and equipment being installed.  We are definitely opening the doors though and preparing to serve Boulder in an even BIGGER way.

With so much negative news on our economy and horror stories about declining home values, I've had a number of clients, friends and family members ask me recently about their home values.  They all ask pretty much the same question: "how much less is my home worth now than it was last year."
While the single-family median sales prices have declined in Boulder County, the declines are much less than the national average of 9.8%.  Longmont experienced the largest decline down to $219,900 (8.4%).  Boulder's median sales price fell to $538,000 (2.3%) and Lafayette was down to $311,500 (2.3%).
