We are going into the time of year that brings out people singing peace and goodwill toward our fellow man. What we need to remember it to be careful while we are out and about. This time of year also brings out bad people trying to steal our peace and goodwill. Watch your purses and children. Lock the vehicle and cover up the purchases left in the car. Most of all be careful while you are showing property. My office works a lot of rural property and that puts us in the boonies by ourselves with strangers on a regular basis. (0 comments)
A Series of Unfortunate Events... - 11/22/06 08:27 PM
Even though it is only Wednesday it feels as if this week has been a month long. I have a closing that I have been working on for some time. It was originally suppose to have closed last Wednesday but has been plagued with a series of unfortunate events. This should have been a simple transaction without any problems. I am the buyers agent in this transaction. This home is in a trust and it took the listing office 3 days to understand that they had to provide to the lender proof that the seller had the authority to sell the house. After (1 comments)
Office Updates - 11/22/06 08:12 PM
Our office is a very busy place and as a result we have became a bit dated in our decor. We are now taking over the entire building and all us agents are getting the bug. Some of the agents have new offices and are redecoraing and buying new furniture. I have been a bit stricken myself and have been looking at new furniture as well. I am going to repaint and rearrange as well. My daughter was at the office yesterday and ask, "Why aren't we doing this at home?" My answer, "I am at the office or my vehicle more than (0 comments)
Golf Banquet - 11/17/06 10:34 PM
My daughter plays golf on the high school golf team. Tonight was the teams golf banquet. It was a very nice event. One of the local golf courses gave them use of their banquet room. A local BBQ resturant catered a great spread of BBQ pork and chicken along with green beans, corn and potatoes with bananna pudding for desert. It was much like pork and beans you would have went blind hunting for the bananas but it was tasty. The girls were very fond of their coach and gave a team photo matted and framed and signed by the team (1 comments)

I posted a blog yesterday about a competitior that would not pay another real estate agent compensation. I should have also said that he expects other agents to pay him compensation. I'm not trying to steer my buyer away from his property because he will not pay me. My buyer just wants to be in the general area and I considered his property to be a good possibility. The buyer has not specifically requested his property. I am resourceful I will find her a great property for her and her horses. (0 comments)
VA Foreclosures - 11/14/06 10:36 PM
I wrote a contract on a VA foreclosure. Nothing about VA buying or selling is simple. First you have to write your offer on one of their contacts. Then the agent said that the VA did not allow her to submit it for 10 days. Next they kicked it back to me four times and had us redo the entire contract because they did not like the way that we dotted an "i"orcrossed a "t". This went on for 30 days. Now my client has to redo all her load info because of the length of time that it has taken. (1 comments)

I have always said that I didn't sell real estate I solved peoples problems. Today it was getting late and I thought that I would go home a little earlier for a change when a man came in to see me that I had sold a piece of property to a couple of years ago. Him and his wife had been elated that they were able to buy a home after some credit difficulity. I noticed that he was sad so I ask about the wife. The story goes like this...they were doubling up on house payments to pay it off (3 comments)
Other Agents Stealing Your Pictures - 11/10/06 10:08 PM
I don't know if you have been searching through the MLS and come across a property that you had listed previously and see your pictures on another agents listing. I felt like I had been robbed. The most recent incident occured after I sold a listing and it was put back on the market with the new owner and new agent. The new agent canibalized my pictures and put them on their listing as their own. The odd thing was that they didn't even pick out my best pictures (as if I wouldn't recognize them). I am thinking about putting a (4 comments)
Importance of Good Pictures - 11/09/06 09:12 AM
As real estate professionals our clients are depending on us to market their property. One of the cheapest things that we can do that does the most is to take good pictures. When I am searching for property for clients and I see a listing that does not have pictures inside and out I do not spend any time on that property because there is plenty others that have pictures that I can choose from. It is my repsonsibility to present my clients property in the best possible way. I have bought a good digital camera. I have taken a course (1 comments)
