We have been hearing a lot about why now is a good time to buy a home – especially if you’re a first time homebuyer.

  • $8,000 tax rebate for homes purchased and closed by November 30, 2009
  • Reduced sales prices and great incentives
  • Low, low, low interest rates

Each of these reasons individually provides a great incentive to act. However, put them all together and you have a Grand Slam of a reason to get off the bench and start looking for your new home.

However, there are other considerations why now – this summer – is a great time to buy a new home. This is especially true if you have kids in school or entering school for the first time. It’s challenging for children to change schools at any time and even more so in the middle of a school year. Physically moving in the summer gives children a chance to acclimate to the new area, meet neighborhood kids and future classmates and start the year off in their new school – when everyone is experiencing the beginning of a new school year.

Summer is a great time for adults to move as well. People spend more time outdoors, so you’ll have a better opportunity to meet your neighbors and you have more daylight to explore the new area you’ll call home for the next few years.

One of the top reasons for buying a new home in a new community is that everyone is new to the neighborhood and it’s easier to make friends. And, if you move to a master planned community like Vintage Township with neo-traditional homes in Lubbock, Texas, you’ll have the added advantage of meeting people at the pool or at neighborhood summer events like their annual Independence Day Celebration, community garage sale or community Farmers Markets. There are lots of planned kids’ activities throughout the summer also.

It’s not to late to find your first…or your next….new home and be in before the Summer’s over. If you’re moving to or around the Lubbock area, visit Vintage Township and get a glimpse of how great your summer can be. Or log on to: www.VintageTownship.com and check out the availability of homes ready for move-in!

Vintage Township is a master planned community offering a rich variety of homes in size, style and price – ranging from the mid $100’s to over $500,000. Vintage on the Grow

The Township defies national trends

Vintage is growing into a township.  In September the traditional neighborhood broke ground on its second phase of development.  This ground breaking was different from its first.  Rather than a developer announcing plans to the media as was the case in the first ground breaking; this ground breaking was announced by a resident of the growing community and attended by a crowd of vintage residents.  It was held at 10:00 AM on a school day, yet the event was full of children.  The entire Vintage community turned out.

The excitement centered on what will be called the Market Hall Building, the Township's first commercial building.  Paul Stell of Stellar Development announced plans to construct a 13,000 square foot mixed use building in the heart of the community.  The community's first commercial building will be three stories tall boasting a mix of retail and office space.  "The building is a condominium building and is 100% pre-sold," said Stell.

The jewel of the building will be the Corner Market.  Sue White, who many a Lubbock housewife knows as the previous owner of Super Suppers; will be opening the Corner Market.  A blend between a coffee shop and a delicatessen; the Corner Market will offer a wide variety of coffees, teas and sodas.  Offering a traditional diner counter with stools, patrons will also be able to order hot sandwiches, hamburgers and more from the kitchen.  Asked whether she will offer meals similar to Super Suppers, Sue grinned and said, "of course!"  "We will offer a meal of the day", says Sue, "it will be served at lunch and dinner".  Sue continued, "In addition, we will offer take-home pre-cooked meals that people can swing by and pick up on their way home".  The Corner Market will offer traditional ice cream and candies for the neighborhood kids, newspapers, magazines and a small assortment of staple items.  "This is going to be just like the traditional corner store, where everyone knows your name and everyone is welcome," said Sue.  "Someone can meet a friend for coffee or check emails over Wi-Fi, have a hot sandwich at lunch, pick up a meal to go at dinner or walk the kidos down to the market for a scoop of ice cream in the evening," Sue continued.

Located above the retail on the second and third floors will be professional offices.  Sold as condominiums, they offer typical office renters the chance to own their space and benefit from its appreciation.  Nathan Zeigler, an attorney who lives in the neighborhood, jumped at the chance to own an office in the Township.  "I will be able to walk to work each day, eat lunch at the Corner Market and know my family is right around the corner; it's awesome!" boasted Zeigler.  Greg Bazar, President of a technology firm based out of Lubbock ,bought an office unit on the second floor which boasts a 14 foot deep balcony.  "Our firm does a significant amount of international business and when meeting with a client or having a company-wide meeting, I have always had to travel to one of our other offices," commented Bazar.  "I'm so excited to have an office in such an incredible development; I'm going to start meeting clients and having our company-wide meetings in Lubbock - they will love this place," said Bazar.

The Market Hall building will sit at one end of a small park aptly named Market Park.  At the west end of Market Park construction is underway for the community's first swimming pool.  After having workshops with the Vintage residents, Stellar learned that Vintage Moms loved the idea of hanging out at the pool but they weren't sun worshipers and preferred shade.  So, the pool will have pergolas providing shade to many of the lounge areas.  A kiddy pool will be available for toddlers as will a small play set.  "Perhaps the best idea we learned from our residents was having a fire pit," said Stell, "residents can enjoy a warm fire on a cool night or cook smores or roast marshmallows".

Phase two follows a year of robust sales activity in 2008.  "in just a six month period, we sold more homes than we had in since we broke ground on Vintage," stated Patterson, sales manager for Vintage Realty.  "We have already sold 20% of our lots in Phase two and haven't even finished a home yet," continued Patterson.  Patterson explained that Vintage Township was selected as one of the 2009 Parade of Homes Sites by the West Texas Home Builders Association which will be held in June of this year.  We are so excited, we will have 8 homes debuted at the Parade," says Patterson, "we will also have open the Market Hall Building and the Corner."

Phase two adds three more parks, a playground, a basketball court and a swimming pool with a fire pit to the growing community.  In addition to this, a Town Hall will be built for the Township.  The Town Hall will be located on a park to be called The Commons, located directly across the street from the Market Hall.  The Town Hall will be a 2,300 square foot facility available for use by the residents of the Township.  It will be used for everything from baby showers and music recitals to business seminars and guy's Monday night football games.  "We have a women's bible study that has already grown to a size that it really could use this space," says Lisa Burgess, a Vintage resident.  The Town Hall will boast a 40 foot functioning bell tower which will chime on the hour.

The commons will be a long park graced on both sides by beautiful, traditional styled homes.  The homes on the Commons will have four foot high front porches.  Additionally, each home will have a large first floor and second floor porch across the front of the home.  "The repetition of porches creates a very formal and prestigious feel," commented Patterson.   East of the Commons will be a future amphitheatre overlooking the bridge over a future lake and the entry to what will become the northeast towncenter, the future mixed use main street for the town.
