Short Sales --- You hear about them almost everyday, in the news, cutomers calling about them. What is a Short Sale? Find me a Short Sale!!
What is a Short Sale? It is when the bank has made an agreement to except from the owner less money on the home then what they owe on the home. The Owner has to fill out a package from the bank showing a hardship and why they need to sell for less money.
Short Sales are the hardest kind of sale to deal with, because of all the people wanting the banks to take less money, their employees have a mound of paperwork on their desk -- which means, most of the time, the potential buyer has to wait anywhere from 60 days to months to hear back from the bank as to whether they have excepted their offer or not.
And ... Short Sales are not always the best deal out there!! Just because the bank has agreed to take less money than what is owed on the house does not mean that the amount they will except on the house is below today's market value. And some banks are letting the homes sit there if the offers are too low, figuring that prices will go up next year and so they let the house sit for a year and perhaps next year they won't have to take such a low amount.
There are Sellers out there that are moving and need to sell who are pricing their homes at market value and below and have outstanding beautiful homes for sale, homes they have equity in, homes they can offer to a buyer for less money .. and perhaps the better deal then the short sale, or foreclosure that might be a little less money but actually takes more money to fix up.
So take your time, take a look around, compare apples to apples and let your REALTOR find you that perfect place to call home .... there are some great homes available in Palm Coast Florida ... and a lot of them are just from motivated sellers ...

I read this article on a blog by Steve Harless, a REALTOR in Las Vegas, and just could not believe that something like this could happen in our country and that it seems that no one is doing anything about it.
It struck a nerve because a similar thing happened to my sister whose guardian (when we were younger) spent all her money ... the accounting to the CPA said something didn't seem right with the accounting that was sent in ... and her guardian just did not respond to them ... and long gone was her money ... and the State of Virginia who appointed him did nothing about it.
I don't know that it would help, and I don't know if we know the whole story .. but I am going to forward this story to an attorney I know in Ohio, and also to a couple of the newspapers there to see if someone will pick up on this and see if something can be done. If you think you can do something ... please do ... sometimes we just have to do something!!

When I read the article below about Flagler County and Palm Coast Florida being recommended as the place to buy and invest .. I wasn't really surprised. It's been the fastest growing county in the nation for about the past seven years ... it had slowed down for about a year, but .. investors, second home buyers, and families relocating .. are back and buying.

Flagler County/Palm Coast has consistently been ranked as one of the fastest growing areas in the U.S. A recent U.S. Census report ranked Palm Coast as number one in metropolitan area population growth percentage from July 2006 through July 2007. Year over year, Flagler County has ranked in the top six fastest growing counties with an astounding 77.4% population increase from 2000 through 2007. Money Magazine's Best Places to Live in 2007, chose Flagler County as number three in its selection of the 25 counties with the most job growth during the most recent six years. Future predictions indicate that this growth will continue. Overall census data projects Florida will surpass New York to be the third largest most populous state by the year 2020. It has consistently ranked as one of the ten fastest growing states for seven decades in a row. By 2030 the population is projected to reach 28.6 million, continuing to push the demand for housing even higher.
Home prices have sunk to their lowest levels in five years shifting gears to a buyer's market. Florida's statewide median home prices fell from $237,000 in February 2007 to $198,900 in February 2008, a decrease of 16%. In January 2008, the median price in Flagler County was $161,500 but increased in February to $169,000. Even with this slight increase, Flagler County is 15% below the statewide average. Historically, median home prices have increased a substantial 52.5% from 2002 through 2007 according to the National Association of Realtors. Their prediction is an eventual return to a historical average of 6%.
A key part of the decline in median homes prices has been foreclosures. In Flagler County 20% of the homes sold in January and February were bank-owned. As banks take possession of these homes they want to resell them as quickly as possible and the best way to do that is with low prices. While the low prices may make them attractive, foreclosed homes usually have not been properly maintained.
Statewide there were over 11,100 homes sold in February 2007. However, in February 2008 there were just over 8,300 homes sold. While home sales are down significantly from 2007, Flagler County/Palm Coast sales are up since the beginning of the year as are other markets in the state. Pending sales are outnumbering sales closed indicating that the market of listings is growing smaller each day. Recent data indicates that the number of unsold homes has decreased to less than 2,200.
Long-term mortgage rates, while historically low, are beginning to drift upward while short-term rates are declining. The Primary Mortgage Market Survey released last week by Freddie Mac indicated the average 30-year fixed-rate mortgage increased to 5.88% up from 5.85% the week before. Rates for a 15-year fixed-rate averaged 5.42% up from 5.34% the previous week. Adjustable rates mortgages, which had averaged 5.24% fell to 5.19% in the previous week as well.
Timing is everything when it comes to purchasing real estate. Savvy buyers know that you make money when you buy and buying at the right time is key. While market prices are low, the market is flooded with foreclosures and the number of listings is declining the signal may be this is the right opportunity to purchase. It's almost that time again ... hard to believe that another year has gone by and it will be the 4th of July 2007 in a week.
Go early ... get a good place to park .... stay all day!! That's what most people do.... Flagler Beach is the greatest beach town .... when you get off of I-95 at the Flagler Beach exit, you are the closest to the beach from Maine to Miami. And when you get to the top of the bridge that crosses the intercoastal waterway .. you can see for miles and miles and miles (sounds like a song ... hmmmmmm)
The fireworks display is from the end of the pier and lights up the night sky all along the ocean .... Santore and Sons our local firework company puts on a wonderful display ... not too long ago, on my way out to the county, they were testing their fireworks at dark, and what a treat to see the sky lighting up in the darkness of western Bunnell in mid-May.
Anyway... if you haven't been to Flagler Beach before you really owe it to yourself to visit. I call it Mayberry .. its just a small beach town that hasn't lost it's small town atmosphere. No high rises, condos, and massive building here... the beach is basically undisturbed for about 12 miles or so. When you ride up (or down) A1A the view of the Atlantic Ocean is really something to see ... somedays the color of the blue-green water is breathtaking.
I love this little town, and calling it Mayberry Beach is really a compliment ... the laid-back lifestyle, friendly people, surfers, places to eat, and place to just kick your feet up, lean back and enjoy life as it should be is PRICELESS!!!!!!!!!!

This is a very sad story that I really thought I needed to send out to everyone. It is so easy to go through our day-to-day life and be so much in a hurry that we don't notice someone right in our neighborhood that needs help!!
PALM COAST -- A benefit will be held June 9, for 4-year-old Bunnell resident Anthony Plant who lost both parents to cancer in less than a year.
In November 2006, Anthony's mother, Jackie Plant, 25, lost her battle of four years to a rare form of cancer, germ cell cancer.
She worked hard to raise awareness of germ cell cancer, said Nannette Hays, an organizer of the benefit. Even in her last year, Hays adds, Jackie ran in the Relay for Life for her husband's cousin, who had two separate cancer removal surgeries.
Jackie's husband, Tony Plant, was then diagnosed with carcinoma of the appendix and died four months later in March at age 29.
Anthony now lives with his grandmother and his aunt, Ginny. His aunt recently had two cancer surgeries herself.
In order to raise funds for Anthony's future, friend of the family Hays has organized a golf tournament at The Cypress Knoll Golf Course in Palm Coast, June 9 beginning 8:30 a.m.
Tournament organizers need corporate support, sponsorships, prizes and especially golfers.There is a registration fee of $65, which includes golf, cart, lunch and prizes.
