Last Spring I found this very tiny baby bat in my yard.

He climbed up and got between 2 chunks of bark on my large Live Oak.  He hooked his claws into the tree, swung upside down, and hung out until dark.

cape story: Fire Threatens Cape Story By The Sea on Shore Drive! - 02/19/11 04:57 AM
With such windy conditions on 19 February, 2011, this was a dangerous situation.  The fire traveled from behind Long Creek Cove Condos, east to Maple Street, then south toward the east end of Marina Shores boat docks.
This has happened before but this time the blaze seemed quite substantial.

Those Pines are approx. 20-25 feet tall.

Fortunately the wind blew the best possible direction to avoid our homes.  The VBFD responded quickly and got the job done.   Saw my old friend Van Rutherford in the middle of the action.  Much thanks to Van and his fellow firemen.

The sand replenishment project has finally reached Cape Story By The Sea.
The planned beach replenishment project by the Army Corps of Engineers and City of Virginia Beach experienced a major setback due to the November 2009 Nor'easter storm.  Tons of existing beach sand was taken during three days of pounding.  This week there has been much activity on the beach as crews haul sand from the dredge spoil site at the south end of Maple Street, to the beach access at Oak Street.
The sand is then being hauled down the beach by several large dump trucks and the spread around with bulldozers … (2 comments)

cape story: Home Pricing Even More Crucial Now Than Ever - 05/14/08 03:04 PM
In my local market we had a rough Fall of 07 and a very slow Spring 08.  Many buyers are still holding out, either waiting for the market to "bottom out", or waiting to sell their current home.  Many sellers are still thinking they have the last home that will sell for top dollar.
Looking ahead, I am recommending aggressive pricing NOW as summer approaches.  If a seller heads into August without a strong contract on their home, it could be a long winter.  Both the sales and rental market cool off quite a bit in mid to late August in … (5 comments)

Virginia Beach (Hampton Roads) is experiencing what feels like an October northeaster storm with 35-45 mph wind gusts and fairly substantial flooding.  When the wind blows heavy out of the north or northeast we can expect the waterways to fill up and show higher than normal tides.
I saw a couple homes in Cape Story, Bay Island, and Lynnhaven Colony where they should have probably gotten out the sandbags.
No signs of global warming today.

I often get asked about capital gains taxes that pertain to residential real estate that someone both has lived in and also rented to others.  Currently, the capital gains tax rate is 15% of the gain.
Now a property can be deemed a principal residence for tax purposes and sold without owing the tax if the following conditions apply:
1.  You must have resided in the home for at least two of the last five years.  The two years can be but do not need to be consecutive.

We finally get a nice, warm, and sunny Saturday to head for the beach.  Here is my youngest boy checking out another one Saturday night.  The sun sets over the bay here for most of the Spring and Summer.
You can tell who on the beach watching has been to Key West, by the clapping at the precise moment the sun goes below the horizon.

I have made a conscious effort to increase my presence on Google and Yahoo through SEO.  My website gets the traditional traffic from my printed material, phone conversations, etc.  Since I created my blog I am consistently popping up close to the top of page 1 using various common searchwords.  Between AR, Localism, and CraigsList, I am very happy with the increased presence.
