Mesquite NV is a small town of about 20,000 people - it doesn’t seem like even that many live here - we have quite a few people who buy a 2nd home in Mesquite and aren’t even here that much.  Many of them will eventually end up selling their first home somewhere and deciding to completely relocate to Mesquite when they retire.

Visit our own Mesquite Chamber of Commerce website for information about relocation to Mesquite.  Many business people, like myself, are a member.  If you are in town, stop by the Chamber.  Everyone there is super friendly and helpful and they have brochures, newsletters, even postcards that you can send home.

Our Mesquite city has it’s own website with lots of useful information for you about relocation to Mesquite, including the major employers.  Mesquite is pro-growth and the fastest-growing small city in Nevada.

Mesa View Regional Hospital is a full service hospital in Mesquite - with Inpatient Acute Care services, outpatient surgery and diagnostics, and a 24/7 Emergency Room.

Mesquite has miles and miles of  Walking Trails throughout the city.  You can walk or bike along golf courses, scenic desert bluffs or my favorite - the walking trail along the Virgin River, which runs through Mesquite.  It has a paved walkway with lights that come on at dusk, and you can wander off and make your own trail!  Take your dog, if you have one, but be sure to pick up after him.

We currently have 4 casino hotels here in Mesquite.  They all have very well priced Mesquite NV golf packages that include golf at one or more of our golf courses and staying in one of the hotels.

That is a great way to get a golfWolf Creek Golf Course in Mesquite Nevada getaway package at a good price - play golf in the daytime and play in the casino in the evening.

You might choose a package that has 2 or 3 days of golf on several different golfcourses and 2 or 3 nights at a hotel.  Don’t stay out too late - you will want to get an early tee time, especially in the summer - it is HOT here.

Besides our casinos for 'recreation', we have 6 gorgeous golf courses in Mesquite, including the famous Wolf Creek Golf Course, rated by Golf Digest as one of the top 25 courses in the U.S. and the Palmer Golf Course, home of the Big Break.

If you need a place to stay for a short term or a long term, Siegel Suites might be the place.  They offer studio and one-bedroom apartments for rent starting at about $499 per month and up and include all utilities except for phone.  Pets are allowed and plenty of parking, including room for your RV or Boat.

Our state of the art Mesquite City Recreation Center is something you would see in a much larger city.

The Mesquite NV Recreation Center is for families and singles with programs, classes and activities for young and not-so-young.  Annual or monthly passes are available to residents of Mesquite.

You can even play basketball on the air conditioned indoor court and wait till you see the indoor and outdoor pools!

The outside pool is my grandkid's favorite place to go when they visit in the summer.  There is also a smaller shallow pool for the almost swimmers and covered picnic areas to get out of the sun and heat.

Speaking of Mesquite weather, yes we have some beautiful weather here.  Sunny and ‘golfable’ almost everyday!

Utilities are very reasonable here - Mesquite is all electric, no gas and we are on Overton Power - the rates are quite a bit lower than Las Vegas.  Mesquite water is our own and very inexpensive, from aquifers under the area.  You will see water towers all around Mesquite.  Even with all of the growth, we currently do not have to ration water like some areas of Clark County do.  Cable TV is available or DSL from local carriers.

Property Taxes in Mesquite NV Mesquite has one of the lowest local tax rates in Clark County - Nevada has one of the lowest state tax structures in the U.S.

Mesquite annual property taxes are approximately 1 % of the purchase price of a home.

Mesquite Schools are in the Clark County School District.  Virgin Valley High School, Hughes Middle School, Virgin Valley Elementary School.  Bus service to and from the school is provided for the kids.

Seniors - Mesquite is an active adult kind of town with a wonderful Senior Center - if you are not interested in going to a casino or playing golf, the city of Mesquite sponsors activities and programs just for seniors.

We have several active adult community subdivisions for 55 plus residents and second home owners.

Speaking of 55 + active adult communities in Mesquite - Pulte Del Webb brought Sun City Mesquite to us in June 2007.  With aDel Webb Sun City Mesquite Recreation Center overlooking Conestoga Golf Course large selection of floor plans and very reasonable prices, Sun City Mesquite is the best selling Del Webb community in Nevada and the best selling new home subdivision in Mesquite.

The Sun City Mesquite Pioneer Recreation Center is amazing, with a beautiful indoor pool which is open year round and a huge outdoor swimming pool and spa that overlooks their Conestoga Golf Course.

Membership to the Sun City Mesquite Rec Center with fitness center, billiards room, putting greens, tennis courts  and activities is included with their HOA monthly fee.

Residents have access to all of Sun City Mesquite parks and walking trails.

Residents in Sun City Mesquite also get a discount and preferred tee times at the Conestoga Golf Course which is still in construction and is expected to open for residents on November 7, 2009.  The grand opening to the public will be held in the first part of 2010.

Now that this 55 + community has been open and selling homes for over 2 years, there are now some Sun City Mesquite resale homes for sale in Mesquite MLS that may have been purchased as a second or retirement home - many are in excellent condition with upgrades and landscaping already in place.

Ence Homes is one of the premier builders in Mesquite.  Ence has announced their new Low Priced New Homes - with prices in the mid $100's, it is a great opportunity.  These new homes can be built in the Trailside - Shadowhawk - Falcon Glenn subdivisions on large lots that will even include front and side yard landscaping.

Mesquite has several gated communities on the golf courses - homes right on the golf course, some with views of the courses and some with beautiful views of Mesquite and the mountains.  Copper Bluffs has some of the lowest priced homes in a gated community with membership privileges at the Oasis Golf Club.

Santa Theresa Estates is a brand new home subdivision - both townhomes and single family homes with 2 car garages and large fenced backyards - prices start at $162,500.

Mesquite NV Homes for Sale in Vista Del Monte by Ence Homes - Gated Golf Course Community - North of I-15

 

 

This is a success story of a little blog that convinced me that being a Rainmaker is the best thing I have going for me in my real estate business - how the power of one blog post written by an amateur could make the difference between looking for a job and looking for an assistant.

My daughter, Annie, is a virtual assistant and does my website - she signed me up for Active Rain and mentioned it about 6 months later.  She didn't know anything about real estate, but recognized that Active Rain is a powerful real estate site, even then.  (Are your kids smarter than you, too?)  I didn't know what a blog was or that it could propel my little website to the first page of Google for a whole lot of keywords.

I didn’t even know what a url was, keyword, link - I didn’t even know how to text!  I was 55 years old - old dogs can’t learn new tricks, right?  Hey - was I ever wrong about that!

A few months later, I was exploring the blogs on Active Rain, and thought, “I can do this.”

Hey - I was right about that!  I started reading blogs on how to blog - I learned it right here on Active Rain.  Soon, this old dog was using and getting business from those new tricks.  My daughter is now my virtual assistant and webmaster - she built my Mesquite NV Homes and Condos website herself - her first website.  ($4.95 a month plus $7.00 per year for the url)  It moved from page 88 to page 1 of Google for many keywords since I joined AR and started blogging.  It only took about 5 posts.

All of my business is coming from my AR blog and the links to my website from it.  I don't mail stuff, I don't do floor time, I don't cold call.  I blog on Active Rain.  My website traffic increased dramatically when I added Hit Router, too.  It goes right to my Mesquite Nevada MLS signup page that my daughter created for me - we don’t have IDX here, yet - but it is working well because of my AR blog links to it.

I wrote this post about Sun City Mesquite before I had learned how to use keywords, add pictures and links.  I went back later and added them - the page views and clicks increased immediately and have been going up ever since - now 6595 page views and 5654 clicks on that one blog post and still going.  I didn’t know it then, but that is HUGE.  People were finding my blog from keyword searches.

Anyway - one Friday, I got a phone call from an out of state buyer who said they were coming to town to buy a house in Sun City Mesquite.

I said, “Who referred you to me?”

Oh, we have been reading your blog for awhile and decided to call you when we are ready.”

Well, they were ready - they bought a new spec home in Sun City Monday morning with cash and it closed 2 weeks later.

I still didn’t get it.  I thought I just got lucky.

Same week, I got another call from the same old post.  They bought a new house on the next street.

Mesquite NV RainmakerThen I got it.  So I wrote a few more posts about the same hot neighborhood and put them on my AR outside blog - everything about real estate goes there now - I don’t want to share my page views, the only face on my outside blog is mine.  The only links on my outside blog are mine.  All mine.

End of story of that one blog post?

No.  It is still working for me.  When sellers google their neighborhood, they are looking for someone who knows something about it.  And they are looking for a real estate agent that will provide lots of visibility for their property - they want it on the internet, not just on Realtor.com and other bulk sites.

I have 2 current listings from that post, one of which closes escrow next week - the buyer‘s agent sent my blog post about it to the out of state buyer.  :)

My other Sun City Mesquite resale home for sale will sell soon - no doubt about that - My AR Google juice is working on that one.

Another in escrow with a buyer who lives in Saudi Arabia and called on my blog.  She is building a new Sun City home, will be done in September.

And one more in escrow from it - I am not sure which post in the series this buyer saw first - same subdivision - closes in August.  Number 5!

Santa Fe Vistas is one of several Mesquite NV neighborhoods with no HOA fees.  On the north east side of town and almost to the Arizona border you will find several small subdivisions with no Home Owner Associations.

That's right - no Hoa fees - kind of unusual around here.  Most new or newer homes in Clark County have a Home Owners Association of some kind -  fees vary from as low as $26 per month up to almost $400 per month and may include some utilities and maintenance of the homes and yard.

The CCRs - Covenants, Codes, and Restrictions included with the property also vary within each subdivision.  One might have very few restrictions - another might be very restrictive with rules and regulations that might even include how long you can leave your garage door open.

Being part of a Home Owner Association in Mesquite NV can have advantages.  If they take care of the yard, you don't have to - you might only want to live here part time, and you don't have to worry about your home while you are not here.  Some HOAs include everything, from water and garbage fees, to structural insurance.

But if you want to paint your home whatever color you like or plant corn, you might want a home in a community without a Home Owner Association.

Santa Fe Vistas Mesquite NV No HOA neighborhoods

Santa Fe Vistas subdivision in Mesquite NV has no homeowner's association and no HOA fees.

Yet the neighborhoods are well maintained and the yards look great, partly due to Mesquite city codes which do not allow garbage, junked cars or overgrown yards.

One way to get away from yard work in the hot summers is to use desert landscaping and it is difficult to tell whether a green lawn is growing or faux grass.

Some are so lush and green, you have to reach down and try to pull out some blades to be able to tell if it is real.  Look at this beautiful back yard and see what I mean!  This yard is actually very low maintenance.

 

Homes in Santa Fe Vistas usually range from about 1600 to 2200 sq feet and vary in price from approximately $200,000 to $400,000 - one listing with over 4000 sq ft and a pool is about $500,000.  Many of these homes have great views of the Canyons Golf Course and of the Arizona mountains.

Falcon Glenn subdivision is one of several Mesquite Nevada neighborhoods on the north side that are right on a golfcourse.  Mesquite is a golf destination city that draws golfers from all over the U.S. and Canada - and Falcon Ridge Golfcourse is one of the favorites for Mesquite golfers.

Surrounded by the Falcon Ridge golfcourse, this golf course community has the feel of a gated community.

There are currently four Falcon Glenn resale homes for sale listed in the Mesquite NV MLS - these homes are only a few years old.

These energy efficient resale homes range from 1681 to 2080 square feet and are priced from $200,000 to $410,000.

All have 3 bedrooms, 2 or 3 baths, one model even has a 3 car garage - give your golf cart a little home of it's own!

Most of these homes have been upgraded with granite kitchen counters, tile floors and 2 tone paint.  Some of the homes are right on the golfcourse and many have some beautiful mountain views.

This is a very serene, well kept neighborhood with pride of ownership evident any time you drive through.  The only time you see much activity is on Halloween - the Falcon Glenn community takes pride in their spooky decorations and the kids love to trick or treat there.  I like to dress up as a large witch and get my share of the candy - just kidding!

The low HOA fee of $85 per month includes maintenance of the front and side yards and the community areas.  All homes in Falcon Glenn have front lawns and flowering trees and bushes - no work there, the HOA does it all.
