average sales price: Prince William County VA Average Homes Sales Prices Increase - January 2010 Home Sales Report - 02/15/10 08:40 PM
The Prince William Virginia Homes Price Average of Homes Sold is Still moving higher to an average sales price of $ 253,037 over last January which is a 20.35 % increase over last January's average sales price of $210,255.   Much lower inventory and low mortgage rates are pushing the increase of price.  There are also less quality foreclosures, short sales and bank owned properties than a year ago.  Many of those homes were sold with the initial 8K tax credit.  Personally, I would have assumed the the homes sold increased because of the tax credit, but that is not the case since it was renewed and expanded.

Total Dollar Volume is up 12.07% Average Sales Price is up substantially at 19.96% Median Sold Price is up 13.10% Units Sold decreased -6.58% Days on Market - Decreased to 59 Days. The most recent statistics for our MLS (MRIS*) were just released on January 10 for all December 2009 sales of homes in Loudoun Virginia.  Though Loudoun homes prices rose over 10.82% over last December's average sales price, prices as a whole are still way off their peaks.  If we compare the average Loudoun homes sale price of $579,630 in December of 2005 to the Loudoun homes average sales price of $393,735 in December  of 2009 it shows us several things.  First of all the average home sales price of a single family Loudoun homes has fallen 32.07% during that time-frame.  That is an incredible drop and an opportunity to buy a … (2 comments)

The most recent statistics for our MLS (MRIS*) were just released on December 10 for all November 2009 sales of homes in Loudoun Virginia.  Though Loudoun homes prices rose over 6.74 % over last years average sales price, prices as a whole are still way off their peaks.  If we compare the average Loudoun homes sale price of $535,878 in November of 2005 to the Loudoun homes average sales price of $379,191 in November  of 2009 it shows us several things.  First of all the average home sales price of a single family Loudoun homes has fallen 29.23% during that time-frame.  That is an incredible drop and an opportunity … (0 comments)

Arlington VA Real Estate August 2009.  MRIS just reported the most recent updates for real estate statistics for homes in Arlington VA sold in September 2009.  These Arlington real estate statistics were released October 10, 2009.   In September 2009 there were 221 units sold as opposed to 192 in September of last year in 2008.  This is the good news. Arlington VA Homes sales are still driven by the distressed home sales, and bank owned, short sales, foreclosures, and pre-foreclosures are bringing prices down dramatically. Distressed sales are what buyers are looking for.  The average price of Arlington VA Homes sold is still moving lower. The most recent real estate statistics for our MRIS (MLS) were just recently published on the 10th of January 2009 for closed December 2008 sales.  They show Spotsylvania VA Homes Prices Dropped 39% from Peak in this 4 year comparison chart when we compare December 2008 sales to previous years.  The high price in this chart is December 2005 when the average sales price was $371,840.
