The Facts About Working With a Buyer's Agent - 02/26/11 02:33 PM
The Facts About Working With a Buyer's Agent
When you decide you want to buy a house, there are certain steps to take.  One of the first steps is choosing a buyer's agent to represent you.  Many people just call various agents willy-nilly, but that is not the proper way of doing things.  It's not okay to have 5 different agents show you 5 different houses, and more importantly, it is certainly not in your best interest.  Here's why:

1. If you call the agent who's sign is in the yard, they work for the seller.  As the seller's agent, … (6 comments)

Tennessee Survival Retreats, Crash Steads, and Working Farms - 02/24/11 10:54 PM

Tennessee Survival Retreats, Crash Steads, and Working Farms
The call usually starts something like this, " Hi Virginia, we are looking to buy a house with some acreage in Tennessee.  It needs to have a creek or spring, and we'd prefer it not be visible from the road".  This goes on for a few minutes before I finally say, "So, you are looking for a survival retreat". After a few seconds of stunned silence, we are off and running.
I think when people call looking for this type of property, they are afraid the Realtor® on the other end of … (2 comments)

Now This Makes Me Cranky! - 02/24/11 07:35 PM
Now This Makes Me Cranky!
If you follow my blog much, you probably know that I work very long hours. What you may not realize is that I drive a lot of miles each week.  It's just part of selling real estate in the Cookeville area.  My little part of the world is rural, and it's necessary to cover a big area. I sell real estatein Putnam, Overton, White, and Jackson counties in Tennessee.  It's not uncommon for me to drive over 1000 miles in one week.
Last fall I decided it was time for a car that gets really good gas mileage.  … (11 comments)

Born on the Serengeti During a Famine - 02/23/11 11:12 PM
Born on the Serengeti During a Famine
There were 8 of us born that November, emerging with wobbly enthusiasm into a real estate world that is much like the Serengeti. Within days, we had said our goodbyes and joined with larger groups of Serengeti veterans. Ominous clouds loomed on the horizon, but we were too delighted with the newness of the world to notice. I spent those first few months learning all I could with a steady, patient mentor.  While he was not a wildly successful hunter, he was an excellent teacher.

After a couple of months, I gained steady footing … (8 comments)

Cookeville Spring Real Estate Rush Starts Early This Year! - 02/19/11 09:55 PM
Cookeville Spring Real Estate Rush Starts Early This Year!
For a Realtor® who blogs daily, I've certainly been missing in action this week haven't I?  I apologize for my tardy behavior, but the Cookeville spring real estate rush came in like a tidal wave this week.  I've worked at least 12 hours every day this week just trying to keep up!

I can't help but feel this week should be noteworthy to anyone thinking of selling their home in Cookeville. With the market roaring to life this week, it's probably a good time to list your house if you plan … (2 comments)

The Blessings of Being a Realtor® - 02/10/11 04:10 PM
The Blessings of Being a Realtor®
Just a few moments ago, and e-mail popped up in my in-box from a proud father. He was helping his daughter and future son-in-law look for a house.  His e-mail got me thinking about how blessed Realtors® really are.  Do you realize that we have the honor of being a part of the biggest moments in people's lives?
We help newlyweds purchase their first home. That's one of the biggest steps in a person's life. What an honor to be a part of it.

We help new parents move up to a bigger … (8 comments)

Buying a Cookeville Foreclosure - Things you Should Know. - 02/07/11 07:19 PM
Buying a Cookeville Foreclosure - Things you Should Know.
By now everyone has heard about what a great deal you can get on a foreclosure.  That's definitely true, but there's a lot you should know before you decide to buy a one.  Buying a foreclosure is not like buying a regular house; it's another animal entirely.  As a Cookeville foreclosure expert, I've seen some bizarre things! I've also seen people get a house with some impressive built in equity. You just have to know what you are doing, and proceed with caution.

1. Every bank is different. They all have different … (4 comments)

What are we, Tour Guides? - 02/05/11 09:32 PM
What are we, Tour Guides?
I once heard another agent say, "I'm not a tour guide".  So, you expect someone relocating to call you to buy the house, but not to find out about the area?  Hmmmmm.......

Well, he may not be a tour guide, but I am!  There's something exciting about getting to be the person to introduce someone to my little corner of the world.  When someone calls me because they are relocating to Cookeville and they want to see houses, the "tour guide" service comes automatically.  I mean really, what is more fun than showing someone the best … (7 comments)

Social Networking = Ultimate Support Group - 02/03/11 09:04 PM
Social Networking = Ultimate Support Group
Today was a particularly rough day for me in the real estate world. You know the kind of day where nothing huge goes wrong, but a lot of little things just leave you emotionally raw?  That kind of day.  In my frustration I commented on Facebook that "Some days you just want to start driving and not look back".

The response from my friends on facebook was truly uplifting.  From sweet to funny, and sometimes from people I didn't expect a comment from at all.  So, today got me thinking.  Has social networking really … (7 comments)
