I took it all off at the meeting

Once a month I meet with a networking group. Today I wanted to get a little more visual On the Art of Staging.

This is what I looked like when I stood in line waiting for the doors to open.   Can you believe no one spoke to me while we were waiting for the doors to open.

Not only that................. No One talked to me during the open networking part of the meeting.

TTL, they didn't kick me out for being a vagrant.

I started my talk (two minutes) with "Well ladies and gentlemen NO ONE spoke to me during the networking time"   Was that because I didn't look what you expected.  My dress (house) was not internet ready.

This is what many homes look like on the Internet because they are not staged.

I took the hat off and said "There is nothing wrong with this hat"   It just doesn't look good this way.

 

Next came off all the jewelry.  Each one being very nice and expensive.  5 of them together was a bit too much

The jacket was next.  It sure didn't work  with the white vest/jacket underneath.

The blue neck scarf was gone and the red jacket for color.

Now I'm Internet ready.

 The SHOW went on a little longer.  My photographer couldn't keep up with me :-)

I was determined to write daily about our trip to DC and Virginia.  Time flies when life gets in the way.  The daily duties of life and work can change the way we doing things.

I'm going to attempt to finish trip for AR before I set out on our next one.

My husband and I have been around the world three times in our short 40+ married life.

The Shenandoah Valley is probably the most beautiful area that we have seen.  It's bounded by the Blue Ridge Mountains and the Allegheny Plateaus.

It's within the Ridge and Valley region and is a portion of the Great Appalachian Valley.

These photos will make you want to fly there.   I'm not adventurous to go sky diving or anything lke that.   These mountains made me want to spread wings and soar in the clouds and mountains.

There is so much to do in Virginia that I would need a two month vacation to see everything.

We took one whole day to drive thru the area.  Stopping where we wanted to and as long as we wanted to. It's been many many years since we look a driving vacation.  Doesn't matter what the gas prices were we need to do this while we can.

Help with the house next door. ....My reputation as an Estate Specialist is getting around

My reputation as an Estate Specialist is getting around.

 

 

Families have a hard time coping with the loss of a family members and then handling the process of getting the house ready to sell.

My crew organizes the whole house into:

  • what the family should have
  • what the family might want
  • run and estate sale and stage the house for listing at the same time.

This takes the pressure and stress off of the family. 

This morning I viewed a nice ranch in Warren, Michigan and the two sisters were near tears.  They have been working on the house since January and still don't have it ready.  They have hardly made a dent in the stuff in the house.  They have all the aunt's and uncle things of 40 years AND their aunt and uncle items

Nothing has been thrown away in 3 generations.

I look forward to this project and know the house will be nicely staged and ready to go on the market.  I think we need about a month to do it.

There is so much there that our hours and staging should cost them nothing.  The sale of the treasures will pay for the work.  There is no budget for painting etc.

One issue that this stager needs help with is the house next door.

I was speechless..............hard to believe

Stage-Show-Sell successfully staged a home that sold in three months.  Record time for a small ranch, wihout a basement, in Michigan.

The realtor sung my priases to her office.

Yesterday I ran into her before a meeting as asked when am I going to stage another one for her. (She didn't bring me inot the last job -- I was brought in before she was hired)

Her comment was  "Oh buyers are looking for empty houses now so they can close fast"

Excuse me !!!!!!!!!!! Because one buyer said that they wanted a vacant home wit no furniture  she thinks they all want that.

All I could say is that the furniture can be remove as soon as the loan is approved.

What would you have said?

 

retro bathroom needs help

 

Today I went into the house,  by lock box, to preivew what my challenges are.

Besides being vacant this bathroom is giving the seller trouble selling.

The house is from the 1920s with small rooms and few closets.  These will be fun to deal with.

My real problem may come with the bathroom.

I need a little help

The light fixture has been replaced.  The medicine cabinet will be replaced with a large mirror matching the faucet.

The seller is going to take a few weeks to do the "honey do" list that I gave him.

Any suggestions?

My First Staging job

Today I'm going threw all my oldphotos and cleaning out the duplicates etc.  I ran across the photos of the first staging job that I did for one of my attorneys.

The condo is right on the lake with a beautiful view.  

The job involved cleaning out many years of 'collectibles' and just stuff. We painted, organized and staged.  The owner had many items so it wasn't necessary to rent anything.

The creative window treatment in the office and bedroom was to hide the view of the garage.

The condo was sold to the 2nd buyer who walked in the door.   Other units in the complex were on the market for two years.

The focal point is not the window for reasons that can't be seen in the photo.

Be Prepared to not believe

Be prepared to not believe this is the same house.  Marianne and I did a job in 5 (man hours) hours yesterday.  We used none of our supplies except two picture hooks.  We would have loved to use our art work to bright up and accent the walls. 

We left the owner with a honey do list to finish the job.  The teenage boys were ready to tackle the jobs.  They are ready to move.

The house has been listed for over 3 months.  The new listing agent brought us in.

 

Staging occupied homes brings different challenges than vacant staging.

See if you can spot the chair on the wall

The MLS photo is the first impression that the potential buyers see..   Is the house for sale OR the dog in the cage.

This is a true MLS photo of a new listing.   Some buyers are afraid of dogs.  Some would be offended by the dog in the cage.

The first impression is the most important.

So many of the homes that we are staging are vacant.  Maybe they have been sitting there for awile and they don't quite smell fresh.

Open the dishwasher and poke your head in the sink :-)

or run some Country Time Lemonade in the dishwasher countryt ime Lemonaide

 

This can't be the sugar free stuff.  The sugar is needed for the cleaning process.   The citric acid in both drinks will clean out the dishwasher and the drains in the sink.  Depending on the set up of the garbage disposal that will be cleaned out too.

Sometimes running a lemon thru the garbage disposal will make that odor away.

Remember, If We can smell it   We can't sell it

Garage sale season has started in Michigan now that the weather is nice. 

12 Note Cards were purchased for $2 and the 12 frames came from the Dollar Tree makes my investment $15.00

The dollar tree frames are matted already.  That's a real pleasure for me.
