real estate marketing: Is Facebook Worth a Penny? - 11/20/12 09:31 PM

Is Facebook Worth a Penny?
I spoke recently with a real estate broker who is considering running geo-targeted ads in Facebook, as part of a real estate marketing strategy.  The last time I ran an ad such as this, the suggested bid was about $1.00 - $1.25 (per click) or more, depending on your target market and topic.
A few minutes later I was talking with a real estate agent who had just signed up with a social networking service to create a custom Facebook Page, Twitter and LinkedIn account (with all the fix ins’) for about $300 (special discount).  … (1 comments)

real estate marketing: Virtual Tour Panoramas – The Do It Yourself Guide - 11/19/12 09:09 PM

Virtual Tour Panoramas – Do It Yourself Guide
Virtual tours have been around a long time as well as many virtual tour providers who offer everything from full-service virtual tours including photography, 360 degree panoramas to full-featured and customizable “Do-It-Yourself” virtual tour services and then the very basic tour with still images rotating in a slide-show style format with little or nothing else.
Some say in order to be called a virtual tour it must include at least one 360 degree panorama image.  Others say any slide-show of still images that presents the house in a virtual format (online), qualifies … (0 comments)

real estate marketing: Pictures May Not Sell YOUR Listing… But Bad Pictures Sell OTHERS! - 11/18/12 05:41 PM

Pictures May Not Sell YOUR Listing… But Bad Pictures Sell OTHERS!
I received several responses to my previous article about “Do Pictures Sell Houses” that pointed out the opposite truth, that pictures may not sell houses, but bad pictures will lose a potential buyers interest and send them looking at someone else’s listing and not yours!
As a professional, you want the best pictures to promote and represent your listing properly, but you may want to save money and take the pictures yourself rather than hire a professional.  Or maybe you just prefer to take the pictures yourself, or you … (4 comments)

Five Ways to WOW Your Sellers...
Especially in today’s market, you work hard just to get a listing appointment, let alone the listing!  During your listing presentation, you must demonstrate your knowledge of the market and the neighborhood.  You must rely on your reputation and sales record, as well as your brokerage and brand recognition to speak for your prior success and convince the seller to choose you over all other agents in the area.
Being the incredible talent that you are, you have gained the trust of the seller and signed the listing, now it’s time to market the property.  … (5 comments)

real estate marketing: QR Codes… Here to Stay - Or Gone With the Wind? - 11/11/12 02:02 PM

QR Codes are not new, they are just new to real estate, or at least they were a couple of years ago and it seems still are when talking to many real estate professionals and consumers alike.  So are QR Codes still new technology helping to set real estate agents and brokers apart from their competitors and demonstrating their marketing expertise?  Or are they passé, been there done that, and gone with the wind?
Let’s take a quick look and then let’s hear from the experts, you!

real estate marketing: It’s Saturday Night… Do You Know Where YOUR QR Codes Are? - 11/10/12 09:05 PM
My dad passed away several years ago, but he taught me many lessons I will never forget.  Some of them funny, some about business and life, and some of them define who I am today!  One of the business lessons he taught me as a kid, was that you can make money three ways, first by hard work (a job), second by other peoples hard work (employees), and third was putting money to work for you (investments).  And he definitely preferred the second and third!
So what does this have to do with QR Codes and Saturday night?  Well, QR Codes … (7 comments)

real estate marketing: You’ve Got Pictures – Now What? - 11/09/12 05:30 PM

You’ve Got Pictures – Now What?
In our previous article we discussed how to take good pictures.  Now, let’s look at some different marketing strategies for using those pictures to sell the house!
I know pictures don’t sell houses, but they do make the first impression on potential buyers and maybe even your next sellers so we want to be sure we are presenting ourselves and the property in the best light!

If you used a professional photographer, you probably received two sets of images, one set of low-resolution for your MLS listing photos and one set … (2 comments)

What Do Your Pictures Say About YOU?

real estate marketing: Do Pictures Sell Houses? - 11/07/12 06:48 PM

Do Pictures Sell Houses?
Do you really need good pictures, or a professional photographer?  Can't you just snap two or three photos with your iPhone or point and-shoot camera, load them to the MLS and "poof" the house is sold?  Well, in some cases... maybe, but is this the image you want created to represent you, your brokerage, and your marketing skills?  Is this how you want to brand yourself and your agency?
Real estate marketing has changed and unless you are changing with it, you may be falling behind it.  And when you fall behind something, eventually you get … (18 comments)
