Just when you thought you heard it all and were fairly up to speed on what is involved in costs to a seller and or buyer in a real estate transaction, something gets thrown into the "keg of costs" to throw everyone off balance! Well heres, the latest "powder" thrown into the "short sale keg of costs." An interesting letter landed in my email inbox a few minutes ago regarding "short sales" and Excise Tax in our State. Sooo I received a "Lemonade Award" from Alisha Harrison... My first thought - "HUH?!?!?!? What has this girl come up with now!" And then when I followed her blog, my "Lemonade pucker" turned into a big smile...Although I think she said I have been awarded this for "Attitude!" OK I admit it I might have a LITTLE "attitude!" Yes, Valerie, there really is a Santa Claus.... His name is Ron and he is my husband and my "Santa Claus." He drove for two days through blinding snow and blizzard like conditions to make our dreams and wishes come true... My husband and I had decided it was too dangerous for our daughter to try and drive back from Pullman, WA even with chains on her little car due to the heavy snow that has been pounding the area for over a week now. WINTER WONDERLAND IN ALLYN WA Our recent snowfall in Allyn WA this morning brought oh approximately 6 inches of fresh snow and some slippery conditions for sure. My husband was on a store run for several neighbors who couldn't get out in the snow and he took these pictures around the neighborhood of LakeLand Village. I recently had someone ask me about the first time home buyer $7500 tax aid credit. His son was wanting to use it and had some really good questions regarding it. I sent them to the Internal Revenue Service Website to verify all their information. What they did not know or realize was that it did not end the end of this year and they CAN claim it on their 2008 taxes if they purchase in 2009. The tax credit is good through July 1,2009. And if you purchase a home in 2009 - you can claim it on either your

Our weather has really taken a tollon everyone's travel plans not just my family's the last couple of days. Well it's a little later than what was originally forecast but our snow is here that we were supposed to get two days ago. It's quite beautiful. We all dream of a white Christmas and I do believe we are definetely going to have that this year! Only problem is we are trying to get our daughter home from college (6 hours away in eastern WA) and attend our sons graduation (3 hours away) from his 6 yr run in Chiropractor school. So far - no
