mortgage: Bank of America to Reduce Some Loans - 03/12/12 04:54 AM
The Associated Press reported a couple of days ago that Bank of America will likely provide some relief to about 200,000 home owners who are underwater with their mortgages, meaning they owe more than their homes are worth. It was stated that the relief may be as much as $100,000 per home.
Bank of America's incentive to do this is to reduce some of its 850 million in penalties it owes the governent.  Seems like a win win situation.  Less penalties for the bank and some much needed relief for homeowners.  It will be interesting to see how this is implemented.

Fannie and Freddie High Balance Loan Limits are set to expire on September 30th.  This will have a huge impact on the mortgage products and rates available for buyers.  
Currently, the high balance loan limit in Fairfield County is $708,750.   This allows buyers to put less than 20% down on their home purchases.  In addition,  these loan products carry much lower mortgage rates than the traditional jumbo loan products.  Right now, buyers have the option of putting less than 20 % down (3.5%, 5%, 10% down) on all home purchases with a loan amount of up to $708,750.  All of these transactions must close and … (0 comments)

mortgage: Obama Admin Housing Scorecard - 12/30/10 03:37 AM
Just released is the Obama Administration Housing Scorecard and the latest figures show a continued improvement in home affordability with interest rates continuing at near record lows.  Foreclosures dropped a whopping 21% in November which was a real boost and the largest decrease since 2005.  This decline may be temporary though.
Almost 4 million mortgage aid offers were initiated between April 2009 and Oct. 2010.  That is more than double the number of foreclosure completions during the same time period.    This means that the banks are working with homeowners to help them avoid foreclosure.

As a successful agent of 14 years and typically working with the upper clientelle, I have shifted my business to where the business is and that is typically in the low end with first time home buyers, investors and those few taking advantage of the move up opportunities they have. Challenging yes but what I am finding more challenging is dealing with the publics perceptions.

1.    BIG vs. SMALL - Small-caps have beaten large-caps in 7 of the last 8 years (1999-2006) on a total return basis, but will not likely win the battle in 2007.  As of last Thursday, small-caps (using the Russell 2000) were down 0.6% YTD (total return) while large-caps were up +6.1% (using the S&P 500).  The Russell 2000 index is an unmanaged index of small-cap securities which generally involve greater risks.  The S&P 500 is an unmanaged index of 500 widely held stocks that is generally considered representative of the US stock market (source: Russell, S&P).
