Our Vice President gave us this chart in our team meeting yesterday. For individuals, particularly end users that are waiting for prices to fall, it may not help their monthly payment if interest rates rise. These are the lowest interest rates we have seen in a very long time and as this chart shows, even a couple points can make a big difference.

Many sellers are concerned with the feedback of buyers, but the truth is, the market will give them the only answers they need. As my broker always says, there is only three things that can happen when you list a property.
1. No Showings. Solution: The market has rejected your price and a reduction is necessary.
2. Showings, but no offers. Solution: Although showings mean you are priced close to market value, not all buyers will low ball from listing price and a small price reduction is necessary, if showing activity has been happening for a while.

Many people are passing up on great opportunities by not looking at short sales when purchasing property. For individuals looking to close on a property in a normal 30-45 day period, then I agree short sales are not a good option. If timeframe is of no importance for you, then don't miss out on an opportunity to by a pre-foreclosed home.
Typically, if the listing agent has done his part correctly, the bank should have an approval in 6-8 weeks. Here are some key things to have your realtor ask the listing agent when offering on a short sale.
