I've heard, and understood for years that when a home starts out overpriced, it usually either doesn't sell, or it sells for less than what it would have sold for, if priced right to begin with.
Did I loose anyone there?
This was the REALTOR TALK on our office tour to various homes today.  Our local real estate market in Billings Montana is just really odd right now.

Every Wednesday my partners and I try to tour some of the homes for sale in our Billings Montana area.  This touring excursion usually begins after our office meetings and ends up with lunch somewhere on the town.

Today's Real Estate Market Activity in the Briarwood, Blue Creek and Duck Creek Area shows that 14% of the current listings are under contract. 
In the last 90 days, 10 homes have sold, that's 3.3 per month.  The total number of unsold home right now in this area is 76.  In order to close all of the homes on the market today, it would take about 23 months at the current rate.  That's a long time.  Some price ranges are better than others.

27% of the homes for sale on the Billings South Side are under contract, and that's a pretty good number!
The Active listings without an accepted contract average listing price is $127,000
The Pending listings which have an accepted contract, have an average listed price of $172,000!!!
The Contingent listings which have an accepted contract, have an average listed price of $122,000

What's happening in the Billings Montana Residential Real Estate Market today July 6th 2010?
We have about 115 homes for sale that average about $214,000. 
We have 14 homes that have contracts to close that are in the pending stage, they average about $201,000.
We have 19 homes that have accepted contracts to close in the contingency stage, they average about $205,000.

Homes that need some fixing up are great deals for buyers, but how do you finance the repairs?  One option is 203k FHA Standard or Streamline loans.
In Billings Montana I've had several buyers lately that found a great home, at a bargain price, but the home needed too many repairs.  Often the seller's of these homes are in a short sale or foreclosure position or just financially unable to get the repairs completed in order to close.

Last spring home sale closings in Billings Montana were about down about 40 homes from the previous 3 years for the period of April 15 to May 15.  I just wanted to take a look at the last 5 years volume for one 30 day period.  This is data sampling just to help folks get a feel for what's happened in the recent past.

Will the value of the Real Estate go up if a small acre subdivision paves their roads?
Gravel and dust verses clean and smooth Less wear and tear on vehicles verses teenagers testing the gears in their parents tires Road grading maintenance and fees for this verses cost of getting the paving done along with occasional upkeep  
From a value standpoint, I think when a road in a subdivision is paved, it does enhance the saleability of the homes in that subdivision.  Keeping in mind that in our area, Billings Montana, only about 50% of the homes that are listed, … (2 comments)

I just read an article in the Wall Street Journal that revealed a terrible stat:  Of the people who are behind in their mortgage payments only 6.6% of them will get things caught up and keep their home!  That's down from 45% in the very recent past 6 years from 2000 to 2006!

Really nice home, but the builder made a big mistake by not planning for reasonable risers and treads for the stairs to all of the bedrooms! 
One of the showings I had this past week included a wonderful home in an upscale rural subdivision in a beautiful river valley south of Billings Montana.  The 17 acres are just perfect, the road is paved all the way to the garage!  The home is less than 10 years old.

Not too long ago, ok maybe a long time ago (35 years seems like just a while back), my MOther In Law had a 6.25% 30yr fixed mortgage on her home.  I said "don't ever pay that off, you won't get money any cheaper", the going interest rate on a new home loan was somewhere in the vicinity of 12%.  This is a new day.
