Anyone that has ever sold real estate for a living has had this happen more frequently than you would expect:

A buyer views a house in their price range and deems it as perfect except for one minor issue…

They want the house to be somewhere else!

And even though the mantra of “location, location, location” has been chanted so many times that it is embedded in the psyche of nearly everyone, buyers often overlook the underlying principle that drives the value of real estate:

If more people WANT to live there for ANY reason, the property will cost more.

If more people DON’T want to live there, prices will be lower.

Even in a so-called “buyer’s market,” many people are looking for quality homes at fair prices. And competition for the best houses is intense.

So one has to either adjust their expectations or be willing to pay the market price for the property that they wish to make their home!

What is a HUD Home? I can hear your thoughts already: 'DUH ... It's a home owned by HUD!' True enough, but are you confident you know enough about them to make it a daily double?

Yes, HUD Homes are owned by HUD, but who is HUD anyway? And what characteristics make a home eligible to be a HUD Home?

First Things First

HUD is an acronym for the United States Department of Housing & Urban Development. It is a critical federal agency whose leader (The HUD Secretary) is a cabinet-level appointment that reports to the President of the United States.

Have you ever heard of an FHA loan? Well, FHA stands for Federal Housing Administration, and it is a department within HUD whose Commissioner reports to the HUD Secretary.

FHA promotes homeownership in a number of ways, including providing loan guarantees to private lenders for making low downpayment FHA loans to homebuyers.

Cliff's Notes Version

Before your head starts spinning with all the alphabet soup and Realtor®-ese, here's the basic English version:

HUD wants Americans to be able to purhase homes

FHA sets guidelines for what qualifications a buyer must have

Banks qualify homebuyers based on this criteria and give mortgage loans to homebuyers

FHA insures these mortgages, promising to pay back the lender if the homeowner ends up in foreclosure

Banks then see the FHA guaranteed loans as a low-risk and make loans directly to homeowners

When those homeowners cannot pay their mortgage, the bank forecloses and then cashes in on the FHA insurance guarantee and gives the house back to HUD.

So, when you are buying a HUD Home, you are buying a foreclosure directly from the federal government, and it is ALWAYS SOLD AS IS.

If you were on Jeopardy!, here's what Alex Trebek would say, 'This special type of American real estate has the following characteristics:

A one to four unit property

With FHA insurance on the mortgage loan

Which is foreclosed on by the original lender

Who then files an FHA insurance claim

Fannie Mae has on online tool for homeowners to quickly determine if their loan is held by Fannie or Freddie. You can access it here on the Fannie Mae loan lookup page of their website.

So, if Fannie Mae or Freddie Mac don’ t own my mortgage, WHO DOES??

There may be no single “owner” of your loan if the original mortgage was bundled with hundreds of others and placed in a trust which was then sold off in pieces to hundreds of investors.

The company that services your loan has the legal authority to work with you on a payment plan you can handle. It’s their job to maximize investors’ returns, and having you default isn’t going to help anyone.

It was great in it's old location on Highway 42, but Luke Armitage and his crew have moved to 405-P East Dixie Drive in Asheboro and made it even better. The atmosphere is fun, but not rowdy. They've added a fabulous new pizza menu. I recommend the blackened beef tips appetizer....

2) Something Different

It's unexpectedly good food. Try the hot spinach dip and the steak. Sinan knows how to cook a steak.

3) The Flying Pig

It has changed downtown Asheboro forever. I love the corn salsa with a glass of wine. The pizza is wonderful, and the atmosphere is fun and light-hearted.

4) Timothy's

Located at The Mill in downtown Asheboro. It's the restaurant of choice for elegant dining in Randolph County.

5) Taste of Asia

It's Asian cuisine at it's best. The food is light and fresh and refreshingly different.
