      <title>Fannie Mae stock down again, but why?</title>
      <description>&lt;p&gt;Fannie Mae, the largest single holder of mortgages in the US. So, how is it possible for Fannie Mae stock to lose almost 90% of it's stock value in 9 months?&lt;/p&gt;
&lt;p&gt;Fannie has about $5 trillion with of real estate mortgages and only about 1% of those are in trouble, they have reserves totaling about 1.6%.&lt;/p&gt;
&lt;p&gt;So, why the precipitous drop? The question that begs to be answered is; what are the $5 trillion of mortgages really worth in today's market?&lt;/p&gt;
&lt;p&gt;I hope someone will comment on these facts and figures and help me understand this sad saga.&lt;/p&gt;</description>

      <title>Pensacola Real Estate Market Conditions for June 2008</title>
      <description>&lt;p&gt;Pensacola residential real estate unit sales numbers are in for June, 2008. This data comes from the Pensacola Association of Realtors. Residential unit sales data includes homes and condos but does not include land, commercial property or lots.&lt;/p&gt;
&lt;p&gt;June 2008 sales turned out to be rather lack luster. This is presumably the result of tighter credit and weak economic news.&lt;/p&gt;
&lt;p&gt;The number of residential real estate listings is continuing to decline. This is good news and is indicative of Pensacola's overall improving market condition. Many markets across the county are still seeing residential inventories increasing.&lt;/p&gt;
&lt;p&gt;Median home values are down slightly and this again is very positive news. Many other real estate markets are seeing dramatic declines in median home values, we are not.&lt;br /&gt;That being said individual home buyers are continuing to buy here for traditional reasons:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Moving in to the area&lt;/li&gt;
&lt;li&gt;Moving&amp;nbsp; out of the area&lt;/li&gt;
&lt;li&gt;Up-sizing&lt;/li&gt;
&lt;li&gt;Down-sizing&lt;/li&gt;
&lt;li&gt;Retirement property&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Investors are buying, for the most part, for the following reasons:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Good values that can, with little improvement, be re-sold at a profit&lt;/li&gt;
&lt;li&gt;Properties that can cash-flow in the current rental market.&lt;/li&gt;
&lt;li&gt;Investors with a longer time horizon, that see value in today's market&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;br /&gt;North West Florida continues to be a very desirable area for families, investors and retirees.&lt;/p&gt;

      <title>Is the Pensacola Real Estate Market near a bottom?</title>
      <description>&lt;p&gt;I don't think there is any doubt that the Pensacola Real Estate Market is approaching it's bottom. While many areas in Florida, especially south Florida, have a ways to go before things get better the Pensacola area seems very stable in comparison. Here is a great article that speaks to the diversity in real estate markets. Some markets a currently doing well, other are truely suffering and some are starting to recover.&lt;/p&gt;

&lt;p&gt;One of the nation's leading housing market experts, Professor Karl E. Case of Wellesley College apparently thinks the housing kafuffle is at or very near the bottom.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Yesterday WSJ published (and we opined on) the commentary of the Cyril Moulle-Berteaux (managing partner of Traxis Partners LP, a New York based hedge fund), detailing Moulle-Berteaux's thoughts on improving home affordability nationally signaling the bottom of housing's struggles.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Professor Case's theory is an interesting one (and quite different from Moulle-Berteaux's)&amp;nbsp;- in the last three housing crashes (1991, 1982, and 1975) the "bottom" was reached when housing starts dropped below the one million mark.&amp;nbsp; When did it happen in this downturn? March 2008.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Case has been quoted as saying, "It is really remarkable how much where we are today looks like the bottom we've had in the last three cycles.&amp;nbsp; Every time we've gone below a million starts, the market has cleared at that moment."&amp;nbsp; A reader has emailed in a transcript of an interview Case recently did, and we'll post more of it once we can parse it a bit further.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;There are markets obviously where there will still be price corrections; some of those corrections will be major price corrections.&amp;nbsp; Brett Arends writing in the WSJ today makes a thoughtful point though - if you're buying today, there are reasons to consider jumping back in the game with both feet.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Our data continues to demonstrate that for both multifamily and single family assets there are markets out there that quite healthy, despite the woes of the worst in the nation.&amp;nbsp; It's going to be a while before most the country's real estate turmoil has settled, but there are sound markets to be considering now.&amp;nbsp; Market analysis and good data is now more critical than ever, and there will likely not be bargains to be had as there are now for some time to come.&amp;nbsp;"&lt;/p&gt;

      <title>Will the U.S. real estate market bottom out in 2008?</title>
      <description>&lt;p&gt;This morning two pieces of information were presented on CNBC that caught my attention.&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Prices of existing U.S. single-family homes slumped 8.9 percent in the fourth quarter versus a year earlier, the largest decline in the 20-year history of a national home price index released on Tuesday. The S&amp;P/Case-Shiller composite index of 10 metropolitan areas fell 2.3 percent in December versus November, to 200.55, and fell 9.8 percent year-over-year, S&amp;P said in a statement.&lt;/li&gt;&lt;li&gt;Sam Zell, the largest real estate owner in the united States said he expected the US real estate market to bottom out this spring.       <title>Should NAR regulate the use of "MLS" in Realtor website domain names?</title>
      <description>The National Association of Realtors (NAR) has recently updated the &lt;a href="http://www.realtor.org/mempolweb.nsf/214c1520b27c9ee286256b2600557d81/3232c1847235fbe2862572340079aaec/$FILE/COE%202008.pdf" target="_blank"&gt;Code of Ethics and Standards of Practice 12-10&lt;/a&gt; to include more language about the presenting the "true picture" of information on a Realtor's website or in a domain name. There is a very  good article &lt;a href="http://beta.inman.com/news/2008/02/1/realtors-question-web-site-name-restrictions" target="_blank"&gt;Inman news&lt;/a&gt; did a on this topic.

The point in this article is the use of "MLS" in the domain name. I am told that MLS is not a registered term unlike "Realtor". NAR has aggressively pursued the inappropriate use of Realtor or Realtors in a domain name such as www.greatrealtor.com. Now it is said that the use of MLS in a web address is deceptive if the website is not an official MLS website.

In the Pensacola area there are several websites that use this term; www.pensacolamls.org, www.gulfbreezemls.com, www.mlspensacola.com and I am sure several others.

This is not just a Pensacola Florida issue, this practice has been widely employed everywhere. Many times these are legitimate real estate websites and other times they are websites created to promote pay-per-click advertising and have no legitimate reason to exist except to generate money by people looking for official MLS sites. The websites that are not owned by Realtors are not regulated by NAR ethics and are not affected but NAR members, Realtors are.
