      <title>No Shell of A Brownstone Here</title>
      <description>&lt;p&gt;&lt;img title="68 James Street, Newark, New Jersey" src="http://activerain.com/image_store/uploads/1/1/4/0/8/ar129678831380411.JPG" height="150" alt="Front Elevatio" width="200" style="float: left;"&gt;There is no shell of a brownstone here on James Street. &lt;a href="http://www.nytimes.com/2009/07/08/nyregion/08harlem.html?ref=brownstones" target="_blank"&gt;Unlike Harlem in New York&lt;/a&gt;, there are no abandoned or boarded up brownstones in this community. Neither will you find &lt;a href="http://www.townhouseexperts.com/PropertyDetail2.asp?area=new&amp;amp;listing=297" target="_blank"&gt;brownstones priced in the millions &lt;/a&gt;like those south of Harlem and yet, some of the most breathtaking architectural gems can be found just 26 minutes outside of midtown Manhattan.&lt;/p&gt;
&lt;p&gt;James Street is the center of &lt;a href="http://www.newworking.com/portfolio/pf_p_004.asp%20" target="_blank"&gt;James Street Commons&lt;/a&gt;, a community found listed on the National Register of Historic Places. Just down the street is the Victorian Ballantine mansion built in 1885, now part of the Newark Museum. Further down the street from the museum is 1903 Italian Renaissance main branch of the 11 branch Newark Public Library system. Across the street from these gems, is the beautiful 3.4 acre Washington Park, replete with statues of George Washington, Christopher Columbus, Abraham Coles and, Seth Boyden.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The historic treasures have been joined by the new Riverfront Stadium, the New Jersey Performing Arts center and the Prudential Center Arena.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The neighborhood is also home to Rutgers University's School of Business, the New Jersey Institute of Technology, as well as a host of international dining venues. James Street Commons is less than 30 minutes from midtown Manhattan by way of the New Jersey Transit train line.&amp;nbsp;&lt;/p&gt;

For the final month of the year, there were only 150 single family properties for sale in the township. 12 of the properties represented new listings during the month, with&amp;nbsp;138 carried over from the prior month. For the 150 listings, the average list price was $436,129. However, the 12 new listings had an average list price of $430,983, representing a 1% reduction over the total number of listings for the month. This demonstrates tight price points between exiting listings and those coming to the market anew.&lt;/p&gt;
&lt;p&gt;For the month even slightly more properties were sold in comparison to those listed. 14 properties, averaging 77 days on the market, went under contract with and average list price of $437,529. Consumers who made offers on Maplewood township properties in&amp;nbsp;December, chose properties that were listed justly slightly&amp;nbsp;1% above the average list. Clearly, the trend is demonstrates solid pricing for properties in Maplewood, even as we settle into the winter season.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The 17 sales for the month were greater than the number that went under contract for the month, with an average sales price of $417,288. These properties were on the market for approximately&amp;nbsp;61 days before receiving an offer and selling at 94% of the list price.&lt;/p&gt;
&lt;p&gt;The Maplewood&lt;strong&gt;&lt;em&gt;,&lt;/em&gt;&lt;/strong&gt;New Jersey's Single Family Home Report for December 2010, demonstrates solid pricing and good value. However, the &lt;img src="http://activerain.com/image_store/uploads/7/1/1/3/4/ar129542793543117.jpg" height="93" alt="" width="124" style="float: right;"&gt;concern is heighten&amp;nbsp;subsequent to the Robo-Signing Scandal. Now with the spotlight squarely focused&amp;nbsp;on the fee structure, the &lt;a href="http://en.wikipedia.org/wiki/Federal_Housing_Finance_Agency" target="_blank"&gt;Federal Housing Finance Agency&lt;/a&gt; has given marching orders to&lt;a href="http://en.wikipedia.org/wiki/Freddie_Mac" target="_blank"&gt; Freddie Mac&lt;/a&gt; and &lt;a href="http://en.wikipedia.org/wiki/Fannie_Mae" target="_blank"&gt;Fannie Mae&lt;/a&gt; to work with the &lt;a href="http://en.wikipedia.org/wiki/United_States_Department_of_Housing_and_Urban_Development" target="_blank"&gt;Department of Housing and Urban Development&lt;/a&gt; to come up with a proposal for a new fee structure and improved standards.&lt;/p&gt;
&lt;p&gt;While there is keen interest in fee restructuring to better serve the current market, people like &lt;a href="http://topics.bloomberg.com/sheila-bair/" target="_blank"&gt;Shelia Blair&lt;/a&gt;&amp;nbsp;of the &lt;a href="http://en.wikipedia.org/wiki/Federal_Deposit_Insurance_Corporation" target="_blank"&gt;Federal Deposit Insurance Corporation&lt;/a&gt; want standards implemented that would require lenders to keep some skin in the game for those loans that they sell or securitized. Mortgage servicing fees are very lucrative&amp;nbsp;for managing &amp;nbsp;non-performing assets. Foreclosed properties have a greater revenue stream for mortgage servicers in comparison loans that are paid on time as agreed. In the wake of the meltdown, mortgage servicing fees become an area of concern, that has prompted a full review of regulation in this area. Ms. Blair's proposal would require lenders to continue to hold on to a portion of the liability after selling or securitizing, in the hopes of creating more accountability and better fiscal management.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Defrauding America and the Global Catastrophe</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/2/4/9/8/6/ar129534575368942.jpg" height="101" alt="" width="135" style="float: left;"&gt;The defrauding America and the global catastrophe has created much speculation. From all accounts, including Capitol Hill, the culprits were Fannie Mae and Freddie Mac. The &lt;strong&gt;"&lt;/strong&gt;&lt;a href="http://www.gop.gov/policy-news/10/03/22/democrats-to-reform-the-financial" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;GOP.gov&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;&lt;em&gt;&lt;strong&gt;, the official website for Republicans in the House of Representatives, says flatly: "Fannie Mae and Freddie Mac were the main cause of the nation's current financial turmoil."&lt;/strong&gt;&lt;/em&gt;&amp;nbsp;&amp;nbsp;The names of these two institutions have been bantered about with ease as the the primary cause of the mortgage meltdown.&lt;/p&gt;
&lt;p&gt;The verdict was without merit, primarily because there was no evaluation of the facts to render such a decision. Now that the dust has settled,&amp;nbsp; a proper analysis of the information available has produced factual statements about the role of Fannie Mae, Freddie Mac and others in the defrauding of America.&lt;/p&gt;
&lt;p&gt;It would appear that there were three factions to the process, instead of the two often mentioned. The third entity was Wall Street. A very powerful player and one that fostered the derivative market.&lt;strong&gt;&amp;nbsp;Michael Hudson&lt;/strong&gt; of the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Daily Beast&lt;/span&gt;&lt;/strong&gt; goes on to demonstrate that&amp;nbsp;"&lt;strong&gt;&lt;em&gt;Government data show &lt;/em&gt;&lt;/strong&gt;&lt;a href="http://www.fhfa.gov/webfiles/16711/RiskChars9132010.pdf" target="_blank"&gt;&lt;strong&gt;&lt;em&gt;Fannie and Freddie didn't take the same risks&lt;/em&gt;&lt;/strong&gt;&lt;/a&gt;&lt;strong&gt;&lt;em&gt; that Wall Street's mortgage-backed securities machine did."&lt;/em&gt;&lt;/strong&gt;For those of us in the real estate industry, you may recall that there wasn't much demand fro Freddie and Fannie products during the boom years. That's because Wall Street lead the way in products and services to meet every potential consumer no matter what their financial circumstances. The federal &lt;a href="http://www.thedailybeast.com/blogs-and-stories/2010-01-18/what-wall-street-really-fears/"&gt;Financial Crisis Inquiry Commission&lt;/a&gt;, is scheduled to release its final report this month. Unfortunately, the report is not the work of independents without a political agenda. Although the data suggests that Wall Street was the prime leader in the defrauding of America, the term "Wall Street" was prohibited from being included the the final report. So much for open and honest government. According to &lt;strong&gt;Michael Hudson&lt;/strong&gt; "&lt;strong&gt;&lt;em&gt;&lt;a href="http://www.thedailybeast.com/blogs-and-stories/2011-01-17/wall-street-not-fannie-and-freddie-led-mortgage-meltdown/" target="_blank"&gt;When it comes to public policy, though, a sense of context and proportion is important. Tagging Fannie and Freddie as the primary suspects in the mortgage debacle diverts attention from bigger offenders and from policy decisions-such as deregulation in the mortgage market and on Wall Street-that helped create the climate for out-of-control lending&lt;/a&gt;."&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;However, the fact remains as supported by independent sources that &lt;strong&gt;&lt;em&gt;&lt;a href="http://www.publicintegrity.org/articles/entry/2832/" target="_blank"&gt;Fannie and Freddie were followers, not leaders, in the mortgage frenzy&lt;/a&gt;&lt;/em&gt;&lt;/strong&gt;. &lt;strong&gt;Michael Hudson&lt;/strong&gt; proclaims &lt;a href="http://us.macmillan.com/themonster#" target="_blank"&gt;The Monster&lt;/a&gt;&amp;nbsp;in all of this was "&lt;strong&gt;&lt;em&gt;a gang of predatory lenders and Wall Street bankers, that fleeced America and spawned a global crisis&lt;/em&gt;&lt;/strong&gt;." While Fannie and Freddie share some of the blame, they consistently played second fiddle. The real defrauding of America and the global catastrophe was created and supported aggressively through the efforts of Wall Street.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>The Content of Your Character</title>
      <description>&lt;p&gt;Originally written four years ago on January 15, 2007, I find the article just as relevant today, given the recent national headlines:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;img src="http://activerain.comhttp://activerain.com/image_store/uploads/9/1/7/0/8/ar116888970380719.jpg" height="118" alt="king" width="94"&gt;Today we celebrate the birthday of one of America's greatest men, Dr. Martin Luther King Jr., a man light years ahead of his time. His commitment to principle and his personal responsibility to be a catalyst for change, represents the ultimate sacrifice, it speaks to his character. He understood that &lt;strong&gt;&lt;em&gt;"injustice anywhere is a threat to justice everywhere"&lt;/em&gt;&lt;/strong&gt; and that &lt;strong&gt;&lt;em&gt;"whatever affects one directly, affects all indirectly".&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;

Located in the southernmost tip of Union County you will find the city of Plainfield. Steeped in a rich history, Plainfield dates back to 1847. For the final month of the year, there were 395 single family properties for sale in the township. 41 of the properties represented new listings during the month, with 354 carried over from the prior month. For the 395 listings, the average list price was $291,746. However, the 41 new listings had an average list price of $273,384, representing a 6% reduction over the total number of listings for the month. This stands to reason for those seller's who are serious about selling in this market. With such a significant number of listings for sale in one town, lower price points are need to improve the property's market position.&lt;/p&gt;
&lt;p&gt;For the month even fewer properties were sold in comparison to those listed. 29 properties, averaging 79 days on the market, went under contract with and average list price of $246,783. Consumers who made offers on Union township properties in&amp;nbsp;December, chose properties that were listed approximately 15% below the average list. Clearly, the trend is moving downward with the level of competiton for sales, as we settle into the winter season.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The 18 sales for the month were less than the number that went under contract for the month, with an average sales price of $260,672. These properties were on the market for approximately 99 days before receiving an offer.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The &lt;span style="text-decoration: underline;"&gt;&lt;em&gt;&lt;strong&gt;Union, New Jersey's Single Family Home Report for December 2010&lt;/strong&gt;&lt;/em&gt;&lt;/span&gt; highlights the importance of reveiwing the available data when making marketing decisions. Forecasts indicate that there will be more short sales and foreclosures coming to the market over the coming months, which will no doubt further impact the decision making process when it comes to pricing.&lt;/p&gt;

We gathered today&amp;nbsp;at the Reception Center of the PNC Bank Arts Center in Holmdel, N.J. The International Summit focused on providing resources to real estate professionals who want to better serve diverse markets.&lt;/p&gt;

      <title>The United Plainfield Community Development Corporation's Community Leaders Awards Luncheon</title>
      <description>&lt;p&gt;&lt;img title="Monarch Butterfly" src="http://activerain.com/image_store/uploads/7/8/1/1/5/ar128679815651187.jpg" height="102" alt="United Plainfield CDC Logo" width="133" style="float: left;"&gt;The &lt;strong&gt;United Plainfield Community Development Corporation's (UPCDC),&lt;/strong&gt; Community Leaders Awards Luncheon will benefit community based programs. The mission of the organization is to provide support services to the neediest amongst the community. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;There is a tutoring program to supplement what the school district is doing in the way of providing remedial assistance. High school students are hired to provided tutoring in math and English for elementary school age children. The High school children have an opportunity to earn income, while at the same time serving in mentorship roles for the younger children in the community. The students being tutored have an opportunity to improve their skills and grades in math and English, while at the same time learning from young&amp;nbsp;role models in the community. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;There is also and ESL program to assist those in the community who are looking to improve their English language skills. This program serves those who cannot pay or lack the transportation to go outside of the community for this assistance. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;During the summer months, high school age children are hired as camp counselors and the organization provides theme based camp sessions for elementary school age campers throughout the summer. Last summer the focus was on nutrition: healthy bodies and healthy minds.&lt;/p&gt;
&lt;p&gt;Like most organizations there are yet tremendous needs still to be filled. However, the limited resources preclude further growth in program offerings and threaten the ability to continue existing programs. That is why your support of the annual luncheon is so important. This years honorees include:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Rev. LaVerne Ball, Rose of Sharon Church&lt;/strong&gt;, &lt;em&gt;&lt;strong&gt;Service Award for Ethics and Theology&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;

&lt;p&gt;One could so easily ask the question:&amp;nbsp; Where the hell do kids get the idea that it is perfectly alright... to harass and bully homosexuals ?&lt;/p&gt;
&lt;p&gt;Where do they get that idea ?&lt;/p&gt;
&lt;p&gt;It's simple.&amp;nbsp; We give it to them.&amp;nbsp; As a society... we tell them it's ok.&amp;nbsp; We show them by our example. And, when they see the adults around them do it... they figure... and logically so... that if their parents can do it... so can they.&lt;/p&gt;
&lt;p&gt;We do it in two ways.&amp;nbsp; First, by acting as they see us act.&amp;nbsp; Or... we do it by NOT standing up to those who do act that way... and saying "enough is enough."&lt;/p&gt;
&lt;p&gt;Nonsense, you say.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We don't tell them that !&amp;nbsp; Uh huh.&lt;/p&gt;
&lt;p&gt;The US government continues to enforce a policy of exclusion and un-equal rights... which, in effect, says that it is ok to "bully" gays and lesbians by treating them as second-class citizens.&amp;nbsp; They are told they MUST keep quiet about their sexual orientation... or risk being bodily thrown out of the service... no matter how bravely or nobly they have served their country.&lt;/p&gt;
&lt;p&gt;We don't tell them that, huh ?&lt;/p&gt;
&lt;p&gt;One state after another continues to pass laws... making it the "law of the land" that insists that gay and lesbian Americans are second-class citizens.&amp;nbsp; They are prevented from marrying, or entering into civil unions.&amp;nbsp; Even Florida... recently... tried to ban gay couples from adopting children, as well.&amp;nbsp; Some even want to ban them from teaching in our classrooms.&lt;/p&gt;
&lt;p&gt;We don't give them permission to abuse their gay classmates, huh ?&lt;/p&gt;
&lt;p&gt;I guess you haven't see some of the Televangelist preachers lately.&amp;nbsp; Or even seen the headlines from their so-called churches of God... that preach the gospel of hate, declaring homosexuality a perversion in God's eyes... and a danger to innocent children.&lt;/p&gt;
&lt;p&gt;No... we are Christians... we would never encourage them to harass or bully !&amp;nbsp; Uh huh.&lt;/p&gt;
&lt;p&gt;Newsrooms all across the country bring us stories of that twisted cretin minister in Kansas... the "Reverend" Fred Phelps... preacher of hate... taking his troop of vile creatures... his "flock..." to mock the dead.&amp;nbsp; As their grieving parents bury their children... those who lost their lives in the service of our country... they picket military funerals with signs reading "God Hates Fags" and "Thank God for AIDS."&lt;/p&gt;
&lt;p&gt;Who gives our children permission to bully their classmates ?&amp;nbsp; We do.&lt;/p&gt;
&lt;p&gt;America continues to bless and sanctify the bigotry that empowers the bullies.&amp;nbsp; And when the bullies go too far... children die.&lt;/p&gt;
&lt;p&gt;How do we, as adults, encourage these bullies ?&amp;nbsp; By continuing to show them that hatred... driven by fear... is ok.&lt;/p&gt;
&lt;p&gt;These children... these children of ours, and of others.&amp;nbsp; By continuing to allow gays and lesbians to be treated as second-class citizens... refusing them their rights as both Americans, and as children of whatever God we believe in... we show them it's ok.&lt;/p&gt;
&lt;p&gt;These children did not kill themselves by commiting suicide.&amp;nbsp; We killed them.&amp;nbsp; When, oh when, will we stop ?&lt;/p&gt;
