Police patrol in Lakengren Ohio...going where I maybe shouldn't

I know that the general rule is to keep politics out of your social networking. Politics are best kept discussed with family and close friends. Because it is such a volatile subject, and every person has their own position and stance that may, or more likely MAY NOT, agree with your own.

But...I'm going to jump into the political water here for a moment to discuss the recent levy that passed in Lakengren Ohio, regarding having a Preble County Sheriffs car on patrol for the community. I'm even going to go so far as to tell you how I voted on this issue. I voted no. Let me tell you why.

First of all, its not that I don't have concerns about crime. Lakengren is a gated community. That doesn't mean we are sheltered from crime or random acts of stupidity, not to mention speeding. Somehow the road going right past my house has been unofficially declared the new "Indy 500 track". I don't like it. I don't like that my car, as well as my husbands, has been broken into. I don't like that people have been robbed, or just had their property's messes with. All of that is wrong, wrong, wrong. So the thought is..lets get a sheriffs car in Lakengren to patrol and cut down on all of the hi jinx. Fair enough.

But wait...Lakengren is part of Preble County. Shouldn't our area be patrolled anyways? WHY do I have to PAY for this service??

Lets take a closer look at this. All of Preble County has the service of the Preble County Sheriffs department. In one way or another, all of Preble County pays for this service. But now, in order for me to have what should already be mine, I have to pay EXTRA? OK, OK..I know its only $3.00 per month. It's just the principal of the thing.

Lakengren residents have been informed that when someone is ticketed in Lakengren, the money collected from the ticket does NOT go back to Lakengren, it goes to the County. WHY? Because Lakengren is a private community. So when someone speeds in the Village of Gratis, the money collected goes BACK to the Village of Gratis. Yet Lakengren doesn't get the same benefit, being a "private" community. So the Village of Gratis gets this service for free. And we now pay for the service.

Its no secret that Preble County Sheriffs Department has been running short-staffed for quite some time. Matter of fact, did you know that the Preble County game warden is often called in for support from the sheriffs department, to serve warrants, for emergencies, etc?

Is it conceivable that the patrol car we now will be paying for might also be called out for back up to other areas of the county, all on our dime?

Not to mention that this is still only a service that will be provided 40 hours a week. What about the other 128 hours of the week?

It is my sincere hope that just the "idea" that a patrol car is in the Lakengren area will deter any future crimes, speeding and other hi jinx. I just don't feel like this was totally thought through. It's not the $3 bucks a month that's the issue at stake...it's the fact that Lakengren is paying for a service that should already be at our disposal, the same way it is for the rest of our little neck of the woods.

***By the way...I have NOTHING but the up-most respect for the Preble County Sheriffs dept. I certainly DON'T drive a Buick Rendezvous, EVER speed, or heck...even live in Lakengren! :) ***

Lakengren Halloween Walk was just "Spooktacular"!

Wow! Last night I took my 10 year old daughter to the Lakengren Halloween walk; an annual event held at the lodge offering Lakengren children the chance to trick-or-treat in a safe, fun environment.

My daughter was on the fence about attending this year. We hadn't been for a couple years. Last time around, it was just a little too intense for young ones and my daughter had someone jump out at her with a scary mask on. Granted..this was just a teenager having some fun, but for those of us who have kids that are scared by masks and the like...it was a pretty traumatic event. What seemed to be more traumatic for me in the past was parking. Ahh!

We decided at the last hour yesterday to give it one more shot. As we rounded Lakengren Drive with the lodge in site, I saw tons of cars and just started groaning. Imagine my delight when a traffic officer directed me just a wee bit further down Lakengren Dr to park, and we could get a FREE hayride to the lodge! My daughter was thrilled and I was already feeling much more relaxed about not having to fight my way into, or out of, the lodge parking lot.

So we arrived via hayride at the lodge. Several mini-tents were set up outside in a circle, with kids going from tent to tent and loading up with candy. This year it seemed much more kid-friendly; Disney music in the background, no candy-givers dressed in masks or scary apparel, and just well-organized all around.

After making rounds outdoors, we stood in a short line to enter the lodge. Inside they had a photographer taking pics of each child, then a long table set up offering more candy, pretzels, cheese crakers, not to mention your choice of cookies, doughnuts and other goodies to eat right on site. Round the corner and we were offered hot coffee, apple cider, apple juice or milk. To boot, they even had boxes of mini-pumpkins and gourds, and let my daughter pick out a couple to take with her.

Back outside the Gasper Fire Department displayed the big yelleow fire truck and offered children the chance to climb on and try it out.

With her hands full of candy, pumpkins and other goodies, we loaded back up on the haywagon for the short ride back to our car, avoiding the headache of getting out of the parking lot and the worry of hitting little trick-or-treaters on the loose.

I was just so impressed with the wonderful job that Lakengren did with the Halloween walk, and more importantly, my daughter LOVED it, and wasn't scared at all. If you have never gone to the Lakengren Halloween Walk, I encourage you to give it a try next year as it seems that Lakengren has finally got the rythym down on giving little ones a great, not-so-scary, Halloween experience.

Neaton Auto looking to second buyout?

Neaton Auto looking to second buyout?

Well, according to the Neaton rumor mill (which we all know is 100% fact-based), Neaton may be offering another buyout option come November or December 2009. Could it be true?

I think yes. Lets see..back this summer they (Neaton) hired back in many temporary employees who had all been let go back in December of 2008. Production was up, orders coming in higher than ever, and some departments even working Fridays again (woo hoo!). Even those that weren't offered Friday hours have been lucky enough to get in a full 40-hour week from Mon-Thurs.

Then...yet another halt. Temps are once again being let go. Just last Friday a couple members of upper management were "let go" and word is the the fat-trimming isn't over yet.

Friday overtime is being scaled back considerably again. Did Neaton get ahead of themselves this summer? Did the temps get called back maybe a little prematurely?

I feel bad for the temps but then again, a temp is just that....TEMPORARY. What of the buyout rumors? What does this mean for the future of Neaton? The way I see it is this...any way to get rid of the higher paid asscociates for the long term will benefit Neaton as far as bottom line is concerned.

I see some benefits of the buyout for those who are considering it. I also see a BIG disadvantage...NO INSURANCE. If that doesn't scare the tar out of people, I dont know what does. So I guess time will tell. Lets hope Neaton can find some stable ground, and all the good folks putting in a hard days work there can continue to get a 40 hour work week, and feel good about the company they work for!

Eaton Ohio Library Closing

Well, word on the street is that the Eaton Library will be closing next week (September 20-26, 2009) due to lack of funding. The Preble County district Libraries have seen belt-tightening for months now, and in an effort to cut expenses, I guess this is what has been decided.

I guess I'm a little nervous that the shut-down will go un-noticed. It certainly wont by me and my family. Self-professed book-worms; we try to get to the library on a regular basis, even in the summer time.

I know times have changed. It's maybe easier sometimes to buy the magazine subscriptions, get the news on-line, read the latest novels on "Kindle", or order up some cheap used books on "Amazon". Truth be told though, there is something inherently GOOD to be found in the narrow aisles of the local Library.

The silence of the rooms, the smell of the books, the tranquility that comes from just perusing the rows of books, even the excitement of spotting that new release you've been watching for.

Sort of sad really, that funding for something so integral to our health, wealth and well being as READING is one of the first things cut when pocketbooks get tight. You don't notice any sports programs shutting down to cut expenses. Just makes me wonder where peoples' priorities have gone.

WHY is pricing so crucial?

Buyers nowadays have more choices than ever. MORE homes to look over. MORE options in how, when and where to buy that new home. MORE places to search for homes. MORE GOOD Realtors to assist them, as the market is weeding out the bad ones. More financing programs and homebuyer benefits popping up weekly (did you get $8000 FREE from the government when you bought your first home cause I didn't!) SO, what will it come down to to make YOUR home stand out of the crowd of more?

Many things honestly. But PRICE IS KEY. Always has been, always will be.

Here are the facts...Overpricing the home will:

Reduce Realtor activity. Professional Realtors see houses EVERY day. We know an overpriced home when we see one. I want my buyers to get the deal of the century, or at least the deal of the week!

Reduce advertising efforts and COST MONEY. Ever had someone hang up on you when you quote the price of a home to them? I have. Potential buyers look for certain types of homes in a price range. Today's buyers are SAVVY and well-read. Overprice and you might just be skipped over, or hung up on!

Lose interested buyers. Buyers pay for square footage. They will feel they should be getting more for the price you are asking.

Help the competition. A high-priced house makes the other houses look like a better deal.

Cause appraisal issues. Appraisals are based upon recent sales of properties just like yours.

Extends time on the market. Most of the time the price ends up lower than it needed to be if had been priced RIGHT to begin with.

Inconveniences YOU. I have a hard enough time getting my house clean for a get-together. I perish the thought of having to KEEP it clean everyday on the hopes of a showing. So don't. Price it right. Be done. Move on.

Are you a gamblin' man?

Maybe a Gamblin' woman? I dont profess to know much about gambling. Last time I stepped foot in a Casino, I was 17 years old and on a family vacation in Vegas with my parents. It IS a goal to get over sometime soon to check out the new Hollywood Casino, but the plan is to be cautious.

The reason I ask this question of you; if you are a gambling person, is because of something that sparked my interest in this subject recently. A conversation I was a part of.

The subject was a seller and a buyer, trying to come to agreement about price. It ALWAYS comes down to price. The agent dealing with this was frustrated because the buyer and seller were only about $2000 apart, and she COULD NOT figure out how to get this deal together. One of the owners here at Country Mile had a GREAT analogy, one that really resounded with me.

The sellers had a CLEAN offer of $198000. They were argueing over $2000 bucks.

So, lets say you went to the Casino. You have $198,000 sitting in front of you. Money in your pocket, ready to go. Do you honestly think you would place that $198,000 back on the betting table in order to make $2000? I doubt I would. No, I KNOW I wouldn't take a chance like that.

Yet day after day, thats what people do. Pride, emotions, memories, plans...it all gets in the way.

It doesn't matter if the deal is $30,000 or 1 million. Is it REALLY worth betting a sure thing in order to gain such a small amount, or worse yet, just as a matter of pride?

Would YOU bet $198,000 to prove a point?

I don't "BUY" Lakengren

A little off pace with my usual upbeat blogs, just to forewarn you.

I live in Lakengren. We moved there in 2001 and I have to say that we have really enjoyed our years out here, overall. I have friends and family that live in Lakengren as well. I also sell real estate in Lakengren. I have for years. I'm not the "Queen" of Lakengren real estate...maybe I could be, but we already have a "King" of real estate, and honestly, how much royalty can one little gated community handle?

Here's what I DON'T Do though:

I DONT "BUY" LAKENGREN

My blogs about the community offer the good, bad and ugly. I have never minced words regarding the goings-on in Lakengren, and dont plan to any time soon.

I refuse to put on a horse and pony show to the Lakengren community in the hopes that it will fatten my pocketbook. That isn't my definition of true philantrophy. In fact, here is the Wikipedia definition of that word:

Philanthropy derives from Ancient Greek, meaning "to love people". Philanthropy is the act of donating money, goods, services, time and/or effort to support a socially beneficial cause, with a defined objective and with no financial or material reward to the donor. In a more general sense, philanthropy may encompass any altruistic activity intended to promote good or improve human quality of life. One who practices philanthropy may be called a philanthropist. Although such individuals are often rich, people may perform philanthropic acts without possessing great wealth.

Give that one some thought....

I present Lakengren to my clients in true light. I love the Lakengren community, and I truly believe it when I say to my buyers..."Give it a chance and you will be pleasantly surprised." They almost always are. I am not afraid however, to give them the cons of the the community, and YES, there ARE cons. If you are looking for a shiny, glossy, rainbow colored picture of life on the lake, I may not be your gal. You might want to talk to the King for sunshine and roses.

I also refuse to butter up the powers-that-be for free advertising. Maybe that makes me a fool. But I can't even count now how many times I have approaced the "OFFICIAL" Lakengren website creators about adding a link to my blog, with me in turn extending the same favor back.

No answer yet. I suppose I know why. My blog might be a little to "real" for Lakengren. I dont have an "extravaganza" every other month to celebrate all that is Lakengren. I DO live in Lakengren though, FULL TIME, as in ALL YEAR ROUND. Its good enough for me to call home all the time. I think it is for my clients as well.

Lakengren is a gorgeous community, full of wonderful people and a huge variety of great real estate. But that I need to put on a super cape and pay my way into favor...I'm just not buying it.

This month in Lakengren - August 2009

Greetings everybody! Hard to believe that summer is almost over. At least for those of us in the Eaton School District. Hate to be cruel here, but I MUST take a moment to yell out the standard "Parent's back-to-school battle cry": Woo hoo!!! OK, thanks.

So, here's what's happening for the month of August in Lakengren. Once again, I'm a little late. Time is getting away from me, like always...

August 10, 2009: Lakengren Board meeting at 7pm at the Lodge. ALL are welcome to attend.

August 13, 2009: Lakengren Dragons Club meets at 7pm at Lodge.

August 17, 2009: Community Blood Drive. Lakengren will be hosting the annual blood drive and the Busmobile will be located at the Lakengren Office; right up by front gates. In the past, the annual goal has been 30 pints and the Lakengren Community has always met or exceeded that goal. Each pint of blood is divided into three parts, so three different people can benefit from your donation. Please remember that the blood you give stays in the community and you can even specify a person to get credit for your donation.

Admittedly, I am a chicken with a VERY weak stomach when it comes to this thing. Truth be told, it is making me queasy just writing about it. My husband however, donates blood whenever he can, and he's got a real good blood type too (o+) He even gets solicitations for his blood!

August 18, 2009: Lakengren Garden Club meets at 7 pm at the Lodge.

August 20, 2009: Safety Committee meeting at 6pm at the Lodge.

August 21, 2009: Want anything in the September issue of the "Lakengren Viking"? Today is the deadline for the September issue.

August 31, 2009: Bar code rental fees are due. Pay or be de-activated. You have been warned!

Neaton Auto shows signs of stability

I don't think Neaton is out of the woods just yet. But gee, I hope there is an opening soon, and I think that associates can finally see a light at the end of the 8 month tunnel.

For a little back info on the trials of Neaton Auto, check out my past blogs. This is really just meant as an update. FINALLY, some good news.

1. My husband, and many others, have been working 40 hour weeks again. I'll tell you what...you never realize how much a 40 hour work week means to your livelihood until you get some of it taken away. Suddenly a "regular" 40-hour work week becomes the blessing it should always be.

2. People who took a voluntary lay-off about a month and a half back, have been called back to work. Its not a lot of people. The 100 plus temporaries let go last December are still gone. But I still take it as a good sign.

3. Rumor has it....that production requests from Honda will increase come fall, as well as possibly new orders from other companies Neaton supplies to. This COULD MEAN...40 hour work weeks the rest of the year. It COULD POSSIBLY MEAN...dare I say it? The potential for overtime this fall???

My family has been fortunate this year. We have been making it. It has not been easy. And I'm sure there are lots of Neaton families out there that have had just as hard a year as we have, if not worse. My thoughts and prayers are always with all of you.

I don't think Neaton is going anywhere. I think the dark days will be behind us soon. Just how soon I cant say, but Neaton Auto, and its employees, are survivors.

This month in Lakengren - July 2009

Welp, obviously summer is officially here because me and my family, like so many of you out there, have been away on vacation. Hence the LATE blog about July activities in Lakengren. So, my apologies. Fortunately, there are still many great things coming up this month in the Lakengren Community and here they are;

July 16: Safety Committee meeting at 6pm at the Lakengren Lodge.

July 18 12-4 pm: The annual Jack Block Day. This fun-filled day was started years ago and is put on each year by the Lakengren Dragons club. Named for the late Jack Block, one of the original creators of the event, the event offers fun for the whole family. There will be games and plenty of food, as well as a dunking booth, cake walk, pony rides, bike raffles and new for this year...a petting zoo! Another highlight of this year is the Lakengren Camels, which word is you will be able to ride. In addition, the Lakengren Ski club will perform at 3 pm. Let's hope for sunny skies because it sounds like it should be a great occasion for the entire Lakengren community.

July 18: Open Bass night tourney at 11pm.

July 19: Bass Tourney ends at 7 am!

July 21: Garden Club meeting at 7pm July 26 2-4 pm: the "Friends of the walking path" club in Lakengren will hold a quarter donation auction at the Lakengren Lodge. Proceeds will go towards new playground equipment.

July 28: To Better Your Health, 12-2 pm at the Lakengren Lodge.

One last note! Don't forget that the pool is open now and FINALLY the water has warmed up. Adult swim is always the last 15 minutes of the hour, the water is clean and fun, and they keep the snack bar stocked with all the junk food your kids could ever desire!

Preble County Ohio A-Z. "E" is for Eaton.

"E" is for Eaton, county seat of Preble County and the only official city of Preble County. It's really tough to do a blog on Eaton to be honest, because there is so much to offer in this little city that I hesitate to write and inadvertently leave something out. All the same, I'll start with some basic facts and data, and then I'll give you a little bit more meat and potatoes on what the appeal is.

Eaton was founded in 1806 by William Bruce. Eaton derives its name from Gen. William Eaton (1764-1811), the U.S. Consul at Tunis, who led a diverse army in a harrowing march from Egypt to Tripoli to meet the U.S. Naval forces. According to the United States Census Bureau, the city has a total area of 5.7 square miles and home to some 9000 residents.

Schools located in the City of Eaton include:

Hollingsworth East Elementary School (grades K-2)

William Bruce Elementary School (grades 3-5)

Eaton Middle School (grades 6-8)

Eaton High School (grades 9-12)

Churches in Eaton include:

Eaton Church of Christ, Eaton First Church of the Nazarene ,Eaton United Church of Christ, Evangel Assembly of God Church, First Baptist Church, First Church of God, First United Presbyterian Church, Saint Paul United Methodist Church, Gateway Baptist Church, First Presbyterian Church.

The Eaton school's mascot is the Fighting Eagle and the colors are Purple and Gold. Eaton includes Crystal Lake, Seven Mile Creek, the historical Roberts Bridge, Historical Fort St. Clair and Water Works Park.

2008 cost of living index in Eaton: 78.2 (low, U.S. average is 100). Estimated median house or condo value in 2008: $115,486 (it was $83,600 in 2000).

So now let's get to the good stuff shall we?

When I moved to Eaton in 1988, this was a sleepy little town. Over the years the City has experienced controlled growth, and now offers much more diversity, without becoming so big as to compromise the values and pace that the community is used to.

Retail growth has been a bit slow in my opinion, but I do appreciate that the City government wants to protect small business. The problem with big business is that it has a tendency to push out the "mom and pops" of the area. It changes not only the "small town" appeal, but the overall dynamics of the city, from the population to the architecture to the crime rate. So although I do long for things like a shopping mall or some larger restaurants to come to town, I think the costs would ultimately outweigh the benefits.

I'm just going to take the opportunity to name a few of MY favorite things about Eaton. If you would like to add anything, comments are welcome so have at it!!

Places to eat:

Fiesta Charra Mexican Cuisine. Located in the Five Points Centre on N. Barron St. REAL, authentic, cheesy, saucy, hot, delicious Mexican food. HUGE margaritas. Salsa and fresh tortilla chips to die for. Kick butt guacamole. Best part? Cheap!!

Sonic. This just came into Eaton this past spring (2009) so I guess I'm still in the honeymoon phase. But let's be honest; ice cold drinks, really good onion rings, big juicy burgers, ice cream treats...what's not to like?

Taffy's. Located in downtown Eaton, on Main (SR 35). Just east of the Preble County Courthouse is this little gem. If atmosphere is what you crave, Taffy's has it. Intimate setting, coffees, teas and chai oh my, fresh pastries, gourmet sandwiches, home baked desserts. Plus live entertainment, Wi-Fi and more ambiance than 20 Starbucks.

Carmela's Pizza. Recently established. Great pizza and garlic bites to die for.

The Eaton Place. This little place is the talk of the town and has been for as long as I can recall. Simply put, it's a diner. Only opened from 6am to 3 pm, and closed on Sundays. Home cooked hearty food, the local watering hole, a good place for great food and interesting conversation. A place you feel good taking the kids or company.

Jels. THE sports bar of Eaton. Full bar. Cold beers. Big screen TV's. Burgers, steaks, fried mushrooms, and some delicious nachos. Getting hungry just thinking about it!

Peking Palace. Located in the Five Points Centre, a cozy Chinese restaurant. Dark and comfortable. Intimate booths. Full buffet. Bona fide Chinese cuisine.

Places to play:

Fort St Clair. Historical Park. Beautiful wooded park, with paved walking/driving road, trails, playground, covered shelters for picnics and community events. This is a beautiful park, and the "Whispering Christmas" is not to be missed.

Crystal Lake. This lake ties into seven mile creek and offers picturesque spots to lunch, fish, reflect and feed the geese and ducks.

Eaton Soccer Park. Ok, even if you aren't a soccer buff or have kids that play soccer, if you enjoy walking, are an avid runner, or just want to get Fido out for some fresh air, this park has a very nice walking path surrounding the whole area. It also offers a great playground for the little ones.

Lakengren. Eaton's own gated community. Offering lakes, lodge, security, pool, water sports of all kinds, plus spectacular real estate. I've written many blogs about Lakengren. Here is a link to one such blog.

Random places and things I enjoy:

Cato. I'm a shopaholic. This store I REALLY like. Cute clothes, great prices. Enough said.

The Preble County Pork Festival. Held annually every third week in September, this event celebrates all things Pork, plus a craft fair that cant be beat. Here is more info on this festival.

Just Teasin'. This is where I get my hair done. Located in downtown Eaton, this hair salon is contemporary without being pretentious. They cater to women, men and kids of all ages. My hairstylist, Rachel Sawesky is great, but I don't think they have a bad stylist there.

The Eaton YMCA. Opened in February of 2003, the "y" boasts a six lane, 25 yard lap pool, gymnasium, fitness center, indoor walking track and a teen center.

There is honestly just so much more to the City of Eaton that I just don't have the space or time to mention. I might just have to do a "Part II" on this one. So if you have something, someplace or someone you would like mentioned, let me know!

How hard do you want to be pushed, Mr. Buyer?

There's always a real fine line in working with buyers. At least to me there is. Like the Kenny Rogers song goes..."You gotta know when to hold 'em, know when to fold 'em, know when to walk away, and know when to run". I maybe should have run.

The line that we face day in and day out as Realtors(r), is knowing just how far we can push, without seeming, well, "PUSHY". And I hate to even use the word push because it brings to mind the stereotypical salesperson image. Sometimes though, whether you like to admit it or not, Mr. and Mrs. Buyer, you DO need a push. There is always a certain amount of fear involved in the purchase of anything. My job is to break down the fear, answer the questions behind those fears, and yes, help nudge you to make the jump.

So pushy is a strong word. Lets say nudge. What I cant figure out at times though, is if I nudge too much or not enough. Case in point:

I did an open house about a month ago, on a terrific listing here in Eaton Ohio. Not my listing, but my brokers. I volunteered to do the open house and was so glad I did. Non stop activity the whole two hours and some great new buyers. Including one who was interested in that house. We kept in touch, and about a week after the open house, she called and wanted to take a second look. Awesome!

We take a second, better look at the house, and I get a list together of questions that she has, and get those answered for her. A few days later, she asks if she can bring her daughter there to look at the home. At this point, I try a little nudge. WHY NUDGE? Because the house is going to get a $10,000 price reduction and as soon as it does, this sucker will be gone. I know it. The listing agent knows it. And NOW my buyer knows it. We look again. I answer more questions. A few more days pass.

NOW she wants her son to see it. I have to put my foot down now and ask if she has her finances in order or should I have my lender call her? No, buyer doesn't want my lender to call. Buyer will call her. Uh-oh.

Here I am, back at this house again, showing it again. To the same lady. Again. And I ask if she has talked to the lender yet. "No". Uh-Oh. This time I have a contract with me and I ask her if she would like for me to go over it with her, so she can see how it is laid out and maybe put her mind at ease a bit. She is a first timer, and I understand the fear that comes along with that. So we go over it, line by line. I explain it all, so she can see that as a purchaser, she is extremely well protected and has the right to inspections, time to obtain financing, all that good stuff.

I dont push, but yes, I do nudge. She is IN LOVE with the house. Kids love it. The dog loves it and he hasn't even been there! She has placed her furniture in every room. She knows just where the swing will sit outside. She is picturing herself curling up with a good book in front of the fireplace. She WANTS this house. And she is scared. So I nudge. I answer questions. I tell her that there have been many showings on it, which there have. I tell her the upcoming price adjustment will sell this house, which it will. But, how hard can I PUSH? How hard should I PUSH? After 4 showings, endless questions and answers...when is enough, enough?

Apparently today. Because as I checked over the office book today to see what had happened over the weekend, I notice two things. First, the price did go down 10,000. Just like I was told it would. Just like I told the buyer it would. And Second? The house had a showing, and an offer was made and accepted. My buyer lost her dream house. So you tell me, should I have PUSHED? The nudge didn't do the trick.

Preble County Ohio, A-Z. "D" is for Daycare

Child care is a pretty important issue. If you have little ones and you work, its probably always at the forefront of your mind. I know it was for me.

In fact, a lot of times the thoughts of what type of care my kids were getting gnawed at me, day and night. It didn't help that my daughter pretty much clung to my leg every time I tried to drop her off, and I would leave sobbing, feeling like the worlds worst parent. And yes, she was fine a minute later. It would take me however, half the day to shake off the guilt and the inner voice telling me I was a bad mom!!

My kids are a little bigger now and the daycare days are past. But it is still on my mind a lot. I have clients with little ones, and always seem to be meeting somebody looking for a "good, reliable" place to put the kids. A place they can feel good about, and trust their most precious thing to.

So for the first time in a blog (I think), I'm going to plug just one place. WHY? Because this daycare really loved my kids the way I hoped they would be loved in my absence.

ST. Clair Academy

Just a wonderful child care center, located in Eaton Ohio. One of my biggest concerns when I picked a daycare was that I wanted the ability to stop in impromptu, at a whim, just to visit my kids, or simply spy and ease my mind that they were OK. And pretty much the first thing the director of the daycare told me was to drop in anytime. So I was put at ease immediately.

The daycare is divided into different sections and age groups. Babies are well removed from older kids. And the activities....well, I dont have enough space here to even come close to getting it all.

The rooms are set up with plenty of good toys, as well as great items for the older kids such as computers and video game centers, reading stations and such. There are a variety of summer activities including bowling trips, daily swimming at the community pool, many field trips, and more.

Very flexible scheduling is allowed. Part time needed? No problem. Half days, half weeks, every other week, as needed? No problem. when I say accommodating, I MEAN accommodating!

My kids really liked St Clair Academy and though my son was already in school and didn't get to do any of the preschool classes there, my daughter took full advantage of all of the specified units of study that St Clair Academy offered, and she even had a little "graduation" that was adorable!

So, the director is named Donna Sitloh. She goes by "Micki", and is just about the swwetest gal you will ever know. A Mom of 5 herself, this lady really loves kids, AND runs a tight ship. Employee turnover here is essentially non-existent. Continuing education is not only encouraged but expected. The center is sanitary, and employees are well trained and very sweet.

This month in Lakengren - June 2009

Looks like summer is finally heading towards Lake Lakengren, and not a moment too soon. It has been great to hear the jet-skis and boats back out on the lake, see kids back on the bikes and all the walkers, human and dog both, enjoying the fresh air and pretty views.

So I'm going to try to do a month to month blog just to keep Lakengren people up to date about what is going on in the community. Another good place to look for Lakengren info and a forum full of good and HONEST Lakengren tidbits, is www.lakengrenhomes.com.

Ski Club: The Lakengren Ski club is lookking for members of any age and every skill. Even if you are green on the water skis, someone will be happy to teach you the ropes. The ski club meets Monday and Thursday evenings at 6:30 pm at the Lakengren Marina (South East end of Lakengren).

Volleyball anyone? On June 6th at 10:00 am at the new Volleyball court next to the Marina there will be a Volleyball Tournament. I have personally walked on the new court and it is very nice..great view of the lake too. If you are interested, here is who to contact: Rick McMahon, 513-532-3008.

Swimming! Free swimming lessons, sponsored by the Lakengren Dragons, will be from June 15 to June 19, weather permitting. This is open to any and all Lakengren children and grandchildren. You can visit the pool, the gaurd house at the front, or the new LPOA office for registration forms. These forms MUST be filled out and submitted by Friday June 12th. The swimming lessons will be broken down by age groups and you will be notified as to what time your little swimmer should arrive. One word of warning: The pool is unheated and might be cold. Though maybe its just adults that cant handle the cold because my kids have never seemed to mind!

Lakengren Property Owners Association meeting: June 8, 7 pm at new office.

Kids fishing Derby: I'm really surpirsed that more isn't said about this derby, because my kids have done it for 3-4 years running now and have a great time! The derby is on June 20 from 9am to 11 am at Hammer Lake. This is a fun time, as the fish are almost always biting. Kids need to be 12 or under to be a part of the derby, and prizes (sometimes even very nice trophy's) are given for the most fish caught. Dans Sport shop in Camden Ohio typically runs a side-by-side contest for the kids as well. So kids can enter at Dans sport shop and get a t-shirt, plus prizes from Dans including trophy's for smallest fish, biggest, ugliest and the like.

Preble County Ohio A-Z. C is for...Camden

Camden! Not quite a city, but a village in Preble County. And for those who call it home, Camden offers small town living the likes of which you just wont find anywhere else. You know...quiet evenings on the front porch watching the world go by. Sunsets off the back deck, deer grazing in the fields. Neighbors you have known for years and just like the TV show "Cheers": everybody knows your name.

Camden is about 10 miles South of Eaton, 15 miles NW of Middletown, and 33 miles N of Cincinnati. Population is about 2300 +/-. Median household income in 2007: $37,222.

Children of Camden attend Preble Shawnee School District. Students attend Camden Elementary (Grades K-3), West Elkton Elementary (4-6) and Preble Shawnee School (7-12). The district's mascot is the Arrows and the colors are balck and red.

Here are some interesting points about Camden;

In October, during the third full weekend, the annual tradition is the Black Walnut Festival. Each year, this draws in about 40,000 visitors. There is a parade, bake sales, antique farm machinery on display, chain saw carving, and typically over 130 vendors with all types of goodies and crafts. And of course, all sorts of goodies featuring black walnuts, including the popular homemade black walnut ice cream.

Hauntings!!! The Devils Backbone: a high crooked gorge along State Route 725 in Camden, is said to be haunted by the ghosts of Native Americans, whose leaders were left along the gorge after death; Indians were forbidden to touch the bones for fear of supernatural retribution. A Miami Indian chief is said to have cursed the area when his people were driven out of the lands by settlers.

CryBaby Bridge: Located on Fudge Road, in Camden. Rumor has it that a woman suuposedly hung herself on the bridge after the death of her child. If you park your car on the bridge and turn off all the lights and say "Mama Mama", you will supposedly hear a baby crying.

The Camden area is also a "supposed" hotspot for bigfoot sightings.

Some notable natives of Camden ohio include Sherwoon Anderson - American Novelist, and Myron Scott-inventor of the American Soap Box Derby.

Camden also features some great pieces of architectural history, including the Camden City Hall and Opera House. Built in 1889, it is in the National Register of Historic Buildings. This building has been used for many tihngs from a city hall to fire station to music facility.

Another building is the Camden School, also known as the old Camden Elementary. Although it is vacant now, many residents of Camden can still recall being within its hallowed halls.

The Village of Camden calls back to a easier way of life. Great historic homes of yesteryear line main street. The trains still pass thru everyday. Farming is a way of life and church functions still gather in great crowds. Folks look out for one another and kids still play outside after dark.

Neaton Auto loses good employees

Today is yet another sad day for Neaton Auto. The folks who have decided to take the buy-out option are wrapping up this afternoon and calling it done after many years of loyal service.

Many of the people who decided to take the buyout option (for those who dont know of what I speak, click here) are people who were close to retirement. So this has to be a hard day. Saying goodbye to friends and the familiar surroundings they have come to know so well over the years.

It probably isn't how they had envisioned leaving Neaton. No retirement party. No big celebrations or counting down the days. Rather, the resignation that this is probably the only option they had left. That can't leave a good taste in anyones mouth.

So I wish you all well, those of you who dedicated sweat, laughter, tears and TIME to Neaton Auto Products. Your service and your dedication was appreciated more than you know, and more than the company probably showed you. Not to knock Neaton...I think they are doing probably the best they can, all things considered.

Preble County Ohio A-Z. B is for...Business Growth

Business Growth. OK, I couldn't find a better "B" in the area than this, because for all the rural appeal that Preble County has going for it, the growth of business in the area speaks to the continued growth and improvement of the area as a whole.

When I moved to the area in 1988, Preble County was extremely limited in what it had to offer as far as retail, restaurants and the like. In the past 20 years, we have experienced controlled growth that has brought to the area many more options while still keeping Preble County the rural, quiet area folks are accustomed to.

Smaller villages in the area such as West Alexandria, Camden and Lewisburg have seen slow but steady improvement in commerce, but the City of Eaton, heart of Preble County, has really experienced a tremendous facelift in the past few years. Newer additions include a super Wal-mart, Shoe Show, Tractor Supply Co., Advanced Auto, O'Reillys auto, Great Clips, Family Video, Movie Gallery, Cato fashions, as well as other businesses such as banks, general stores/pharmacies like CVS and WalGreens, photography studios, home inprovement stores and more.

20 years ago, going out to eat in the area didn't offer many choices. Today we have many more options to choose from, such as Sonic, Sky Line, Bob Evans, Pizza Hut/Wing Street, KFC, Subway, Cassanos, and more. Not to mention local favorites such as Carmelas Pizza, Fiesta Charra Mexican Cuisine, Powerhouse Pizza, The Depot, China Wok, Peking Palace, The Red Mule, Taffy's, Beares Restaurant, Little Italys, Brumbachs BBQ, The Rib Shack, and lots more. Rumor has it we may soon see a Buffalo Wild Wings as well as Rallys.

Since this is MY blog, I think now is as good a time as any to mention that as far as commercial growth is concerned, Preble County should seriously be considered. Population forecasts predict an annual growth of 19%, and commercial development will continue to increase to meet the needs of the community, and increase the general retail sales volume available in the area.

If you are considering opening or growing a business of your own, NOW really is the time you should be considering the space options in the area. Lease rates are running as low as $6.00 per square foot.

I hope if you are considering a move in or to the Preble County area you will give me a call. Many people just think "farms and sheep" when they think of Preble, but we really have so much more to offer. Let me be your guide! Thanks!

Agriculture. Really, it wouldn't be the right start to any blog about Preble County Ohio without fair mention of what makes the world go-round here, and that is a strong agricultural base.

Broken down demographically, about 19% of Preble County is considered "urban", while the remaining 81% is rural. Below were the statistics regarding agriculture in Preble County as of 2007, so of course some numbers have changed since then, but this does give a good picture of what we are all about...

Average value of agricultural products sold per farm: $54611
Average value of crops sold per acre for harvested cropland: $198.84
Average total farm production expenses per farm: $58937
Harvested cropland as a percentage of land in farms: 82.32%
Average market value of all machinery and equipment per farm: $70035
The percentage of farms operated by a family or individual: 92.21%
Average age of principal farm operators: 54 years
Average number of cattle and calves per 100 acres of all land in farms: 8.42

Main crops grown in Preble are corn, wheat and soy bean. Main livestock raised is pork. The annual Preble County fair offers opportunity for the "City folk", such as me to take a look at the form and function of the agricultural process, from open class judging to livestock judging to crop display, and lets not forget 4-H.

4-H is very popular in Preble County, with over 56 4-H clubs. 4-H gives the kids the responsibility to raise and care for their own animals. But it doesn't stop at animals. 4-H projects also include sewing, cooking, photography, woodworking, dog training and showing, fishing, gardening and much more.

Agriculture is just a natural way of life around here, and I like how it keeps things at a leisurely pace. Its not uncommon to spot a tractor making its way thru town, or watch the livestock trucks roll thru town on the way to the local auctions. Gently rolling hills scattered with bails, the smell of fresh cut hay, the annual September tradition of the Preble County Pork Festival. Life in the slow lane.

Point 2 Sites vs. Advanced Access...I need help!!!

This is more of a question rather than an article. I have had a Point 2 site for about 6 months now (pro). About every darn month, I have issues with Billing. Including this month. The payment didn't take, so I got knocked down to a standard site and half my site is now missing. Yet plenty of money in the old account. Hmmmmm...The money is there and ready, but somehow they manage to screw it up.

I have also not had a lot of luck with SEO using Point 2.

So, I am also giving advanced Access a try, but frankly, have not had a lot of time to devote to it yet.

I wanted to know which you prefer, or dislike, and why?

What life lessons are you teaching your kids?

My son belongs to a soccer team. It's not his first year playing. But it is his first year with this type of soccer league, namely a SELECT soccer team. For those of you who aren't soccer followers, SELECT soccer is comprised of boys and girls who are hand-picked by coaches based upon talent, attitude, team-player ability, among other things.

In the past years, we've had pretty good luck during the seasons. Always making it to tournament. Always making it to State Championship games. Not any further that that mind you, but still, we all know...it feels real good to be a part of a winning team. It feels good to see your kid on a winning team. Making the goal. Blocking the shots.

This season, ehhh...not so much. NO WINS. In fact, some pretty embarrasing scores. 5-0, 8-0, 17-0. That's a big ouch if you happen to be on the zero end of things.

So this past Sunday, after our 6th consecutive loss, the head caoch gets a call. A player is quitting. Coach talks to the dad to find out why, and is told "I want my son to play on a winning team". Next day, a second player quits, stating that "no one on the team is any good and they will NEVER win a game".

Will we ever win a game? Probably not. But frankly, I didn't put my son on a team to win. I put him on because he wanted to play. And sports CAN be an excellent introduction for kids to many facts of life, such as:

You might not always like the person you are working for (boss, coach) but you must still be respectful.
You may not always win. You may never win, but finish what you start.
If you promise something (doing a job, showing up for practice), deliver.
There is no "I" in team.

It really saddens me that the boys who quit our team will maybe never learn these important lessons, because the parents aren't willing to teach them. This season will probably go down as a loss, but for the boys that hang in there win OR lose, there's no trophy in the world that can compare to the great life lessons they have learned.

Are you a CountryWide customer? Are you having trouble keeping up with that monthly mortage payment? There might be a light at the end of the tunnel.

In October 2008, Bank of America announced a home retention program that will provide an estimated $8.4 billion in permanent payment reductions to help an estimated 400,000 Countrywide customers nationwide. Meaning? In many states, Ohio included, help could be on the way to people who are in financial hardship with their mortgages and you may * be eligible for a loan modification (new loan terms, new loan rates).

Here are some of the facts about the Countrywide National Homeownership Retention Program:

On December 1, 2008, Countrywide began to proactively contact potentially eligible borrowers under the new program.
Countrywide has not initiated or advanced foreclosures for potentially eligible borrowers during the time necessary to determine borrowers' interest in staying in their homes and their ability to afford the new terms.
Countrywide will retain, for at least one year...., a minimum of 3900 personnel to assist with loan modifications and other foreclosure and home retention measures.
Countrywide will continue to proactively contact delinquent borrowers and offer streamlined loan modifications...

So who is eligible?

You must have recieved a qualifying subprime mortgage or Adjustable Rate Mortgage prior to 2008, and the property must be a 1-4 unit owner -occupied residential property (you gotta live in it!). Additional requirements include:
The borrower (you) must be 60 days or more delinquent and the curent loan-to-value(percentage figure of loan amnt. in relation to the market value of the home) must be 75% or above.
The borrower becomes seriously delinquent at any time prior to June 30, 2012, and the loan-to-value at the time of the modification is 75% or above.
The borrower is current on the mortgage but is likely to become seriously delinquent as a consequence of rate reset..., and the loan-to-value ratio at the time of modification is 75% or above.

Preble County Ohio schools are losing focus of...

Namely: The children.

Back in the day, going to school meant many things. It meant a solid education. It meant learning to work with and respect different types of authority figures. It meant developing social skills with others.

Today, school still means something. But I'm afraid the focus isn't where it should be. The focus now is on test-taking. Or should I say, test-passing? I'm refering to the Ohio Achievement Tests, required for grades 3-8. My son started taking the OAT's a few years back. His first year of testing...a few days before the test, he came home to me and said "Mom, my teacher told me if I dont pass the test, I cant go to fourth grade". WHAT? This is a straight-A student. He cant go to fourth grade if he doesn't pass? What if he just isn't a good test taker? What if, like many folks young and old alike, he doesn't do well under pressure?? Well then, telling him he wont pass his grade should certainly help a bunch (insert sarcasm here).

I'd love to say this was a one time occurance, but apparently, scare tactics are not all that uncommon. Case in point, a 7th grader that my family knows, in a school in Preble County, was told just last week that "if you kids dont pass the OAT tests, the school might have to shut down".

What kind of thing is that to say to a child? Children have no concept of "empty threats" vs. facts. You tell a child the school will close if they dont pass a test and what that child hears is "If you dont pass, you will not see your friends anymore".

I guess while I'm on my soapbox, here's another gripe....getting all the letters and phone calls the week before the OAT tests, reminding parents to have their children get a goods nights' sleep and eat a good breakfast before they come to school. Gee, good thing they told me. Otherwise I'd just stick with our usual school night routine of a 1am bedtime and Mountain Dew for breakfast.

Why is it so much more important to have a sensible school routine on OAT test week than any other week of the year? Why is it so much more important that kids show up for school and do the best they can during OAT test week vs any other school week? And who is laying so much pressure on these teachers that they feel the need to threaten children regarding the passing of a test?

It just makes me afraid of where the focus has gone in our school system....

do your best, learn your best? or Do or die.

The future of Neaton Auto Products Manufacturing in Eaton, OH

Hmmm...no one really knows at this point if there is a future left at this company. Lets start with a little history first:

Founded in 1984 as a subsidiary of Nihon-Plast Co, Ltd. (Japan), Neaton Auto,located in Eaton OH, has been a top supplier of products to the automobile industry. Neaton supplies such products as:

Steering wheels

Air Bags

Instrument panels and related parts

Ventilators

Interior and exterior trim parts,

all for top producing Auto Manufacturers including Honda, Saturn and Nisson.

Back in the day, Neaton Auto was THE company of choice to work for in the Preble County area. Well, at least one of them. Neaton offered perks including an excellent retirement program, company-wide week long shut downs at Christmas and over July 4th week, yearly cost-of-living raises,excellent vacation plans, attendance bonus, shift premiums, state-of-the-art working enviornment, as well as unheard of extras like tickets to the Beach Waterpark, Kings Island tickets, a company Holiday party, company summer picnic, kids holiday party with Santa and gifts, and much more.

Of course, back in the day we all had opportunities that we took for granted. Opportunities and perks that most of us would kill for now! Neaton Auto employees included. Because, just like GM, FORD, and many other auto manufacturers, Neaton is feeling the pinch. And employees are getting scared.

Cut backs began in December of 2008. All temporary associates were let go. January hit, and raisies were taken back. Attendence bonuses and the like were erased. Then, third shift was deemed "non-essential", and all third shift employees had to make the switch to second or first shift. And all of the sudden, you've got people tripping over each other and the musical chairs game begins. The janitory dept. is scaled back, so now instead of making a part, some folks at Neaton are cleaning the restrooms. But hey, a paycheck is a paycheck in this economy.

"Black Thursday" came up soon enough. Approximatly 30 people were "let go". Call it a lay-off, call it "firing", call it what you want. Around 30 people lost jobs. People with seniority. People with good attendanace and good work history. But, they were all deemed "non-essential". That word seems to come up a lot. Non-essential. Sort-of an umbrella term for whatever or whomever needs to be taken care of.

Last week, word came around the plant that approx. 100 people still need to go. Options are few:

A. Quit now and take a severance. At first sight, a lump sum looks pretty attractive. But believe me, it runs out all too soon. If you dont need or want another job, if you dont need the insurance coverage, if you haven't worked 20 years and racked up more vacation than you'll ever realize anyplace else, this might be the option for you. If not..

B. Take the "voluntary" lay-off. Expect to see 80% of your take home pay in unemployment benefits. 80% ain't bad. EXCEPT: its based on your last 26 weeks of work. And for the majority of Neaton workers, the last 26 weeks of employment has been 32 hours a week. So, 80% of a 32 hour week. Ouch.

C. Ride it out. If Neaton doesn't get enough volunteers for the first two options, the last option will be to fire what is needed to complete the "100 number". Word has it, this will be based upon work performance, as well as overall attendance. So those folks who are good workers and actually SHOW UP to work should have no worries.

My husband is an employee of Neaton Auto. He has been since 1991. So we have seen the heyday of Neaton, and we have seen the bad times now as well. The belt tightening has had an affect on our family, and an affect on our wallet. But he is resolved to ride it out. Because like most things in the world, its all cyclical. Real Estate. Wal-Street. Politics. Gas prices. Crop values. Manufacturing. Its the roller-coaster of life folks.

Neaton Auto has always made wise business decisions. I think the company as a whole has a great head on its shoulders, and the dark time will pass. Maybe that's my own little pipe-dream. It seems like the hope and dream of many in this community though. Time will tell.
