After three weeks of Twittering, I still don't get it.  Unless of course it's strictly an SEO tool designed to allow someone to build a strong PR page with links wherever you want in a short period of time.  If it's meant to seve a real communication purpose then I must be dense 'cause it makes no sense to me.  I read other people's twitts but there is no string to follow.  Instead my page is full of what seem like random and unintelligible blurps.

OK, I have never gone on an extended blog rant before.  In fact, I'm not that kind of guy...or so I thought.  But, man, I am getting REALLY frustrated with the property managers/rental real estate agents in Phoenix and Tempe lately.  Yeah, yeah, yeah, I know I'm stereotyping but unfortunately the exception is outweighing what should be the rule.
What is up with not returning phone calls?  What is up with having bad info on your MLS planos?  For goodness sake, you are entrusted with your investors valuable real estate, they need a tenant, and they expect you to treat the … (1 comments)

The next WeKnowUrban high rise and loft condo tour is just two weeks away.  On Saturday, July 12th, we'll revisit the coolest lofts and hottest high rise condos in midtown Phoenix.  This tour we plan to tour the ultra chic infill loft project at 12th Street just north of Osborn called Mezzo by O'Neil Companies, take another tour of the brand new high rise condos at Century Plaza, and Artisan Lofts on Osborn and Artisan Lofts on Central.

July 2008 High Rise and Loft Condo Tour - 06/21/08 09:37 PM
WeKnowUrban.com is taking reservations for its next high rise and loft condo tour to be held the second Saturday in July (8-12-2008).
The tour will cover downtown Phoenix.  We hope to get another tour of 44 Monroe High Rise, Portland 38 Lofts (new to tour), Artisan Village (new to tour) and Stadium Lofts (new to tour).  Note: 44 Monroe is a little tricky to show because the sales office is not typically open on a Saturday but with as large of a group as we'll have hopefully the sales staff will accomodate us.

The hot niches in Phoenix high rise and loft urban living are rentals and distressed properties.
During the boom many investors preferred buying high rise condos instead of single family detached homes because the construction of high rise takes much longer (three to four times longer) so there is the potential for so much more appreciation prior to the investor taking possession of the property.  Thereby the investor would walk into tons of profit with little money out of his or her pocket.
That was the theory anyway.
Reality turned out to be much different.

Owners and renters at Summit at Copper Square have been dealing with the sometimes nostalgic but at times jolting sound of train horns at 3:00am right outside their bedroom windows now for about six months.  Owners have complained that the builder of Summit at Copper Square did not adequately disclose the condition and have threatened (or filed) law suits.
Rumor was that a solution might be coming down the pike and we're glad to read about it in today's paper (see http://www.azcentral.com/arizonarepublic/local/articles/0616quietzone0616.html).  I for one could sleep through the sound but it definitely deterred at least two prospective renters I had … (4 comments)

The Proof is in Google Analytics - 06/18/08 12:08 AM
Below is picture of a page from my Google Analytics account showing visitor numbers to my web site www.WeKnowUrban.com for the period March 17 to June 16th, 2008.
It shows that the number of visitors per day is approaching 300 or almost double what they were this time last year.  I show you this because althoug business is slower right now, I believe that there are a ton of people who want to buy and are getting ready to buy.  "Getting ready to buy" may sound odd but I truly think that's what's going on.  People are timid about pulling the trigger so … (16 comments)

The Scary Side of High Rises in Phoenix - 06/13/08 10:04 AM
There are several large high rise condo buildings about to complete construction and "be delivered" in the next several months in Phoenix and Tempe.  These are all gorgeous projects and we're excited to see them completed.  We also believe that they will truly add to the urban experience in the Valley as a whole.
We do have one concern however.  How many buyers do these buildings really have and of the existing contracts how many buyers will actually close their purchase.  Afterall, we have to believe that many of the contracts were written prior to the beginning of construction, or shortly … (4 comments)

I have been showing Orpheum Lofts a lot lately.  It's a condo conversion of an office building that was originally built in 1931 in downtown Phoenix.  At one time it was the tallest building in town.
The developer did a great job of converting the building but unfortunately the project hit the market when things were hot, hot, hot, and as a result a few things slipped through that otherwise would not have.  Nonetheless, renters (not buyers) really like the building (at the really low lease prices that are available today).

OK, so I'm working with a lot of renters right now and for the first time in eleven years I'm seeing how "rental listing agents" do business (yes I'm stereotyping but I'm ticked off right now).  In addition to the three other blog posts I have written concerning the subject here's a new gripe.  I e-mailed a lease offer to the listing agent yesterday at about 3:00 pm.  I called the agent to let him know that I had done so.  He called me back and confirmed that he got my message.  I called this morning at approx 10:00 and left … (1 comments)

Biltmore Square, located at 1701 E. Colter Street (just north of Camelback) in Phoenix was one of the very last developments to squeak throug the real estate boom door before it slammed shut hard.  It was approximately December 2005 that investors lined up and fought one another for the opportunity to buy at this apartment building turned condominium project.  Friends and mothers and daughters and co-workers jumped at the chance to turn a quick profit.
