      <title>Did you know the stats for large international Commercial is 1 in 800 getting funded??</title>
      <description>&lt;p&gt;As most of you know, the commercial lending arena has all but dried up for large commercial deals, aquisitions, mergers, growth capital due to the economic melt down. The current stats tell us that&lt;strong&gt; 1 in every 800 deals are being funded thru traditional means,&lt;/strong&gt; hedge funds, large banks, pension funds. That is a huge stat to swallow, expecially for our clients and principals.&lt;/p&gt;
&lt;p&gt;I have another solution that I want to share with you. At this time in the market, it is even more important to create value for our clients and have their projects be properly analyzed, prepared, market analysis, figures streamlined and accurate, and the presentation of their project has to be airtight to get a second look, as only the best of the best deals are getting funded. &lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;H4H HUD Bailout program is perhaps the saving grace for many homeowners in jeopardy of losing their homes. It is also an attempt to bring loan values back down in order with the mortgage liens against them.&lt;/p&gt;
&lt;p&gt;I will post the guidelines for you to read, keep in mind that no one is writing these loans yet as there are many questions yet to be answered as to how they will work, how to get the lenders on board and accept the new loans, and what lenders will be offering them.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;There is training in November at HUD headquarters in Atlanta where many of us will be getting questions answered. As a broker, I am preparing to have a team of experts in my office that will know this program inside and out, have attorneys who will direct us to the attorneys for the lenders to negotiate, and a team of processors direct with the FHA lenders who are trained to handle the volume that will come with this program.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;This new program, created by Congress, is intended to help borrowers at risk of default and foreclosure refinance into more affordable loans.&lt;/p&gt;

&lt;p&gt;If you are having trouble making your mortgage payments, this program may allow you to refinance your loan into a new 30-year fixed rate loan with lower payments.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Do I have to pay anything to apply?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There will be closing costs associated with HOPE for Homeowners loans; however, they may not be required to be paid out of pocket by the borrower.&amp;nbsp; Please consult your lender or a HUD-approved Housing Counselor for more details.&amp;nbsp; To find a FHA-approved lender or HUD-approved Housing Counselor, please go to &lt;a href=&quot;http://www.fha.gov/&quot;&gt;www.fha.gov&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How long will the process take?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Processing time will vary, but usually takes approximately 60 days.&amp;nbsp; Please consult your lender when you apply.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What information do I need to apply?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Your lender is in the best position to answer this question based on your specific situation, but at a minimum you will need evidence of your income and assets, as well as your current mortgage information.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How long is the H4H program available?&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The program began on October 1, 2008 and will end on September 30, 2011.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What interest rate will I receive?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The interest rate for the new H4H loan will be provided by the lender and is based on current market rates.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I don't want another adjustable rate mortgage.&amp;nbsp; Will this interest rate be fixed or adjustable?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;All HOPE for Homeowners loans are 30-year &lt;strong&gt;&lt;em&gt;FIXED RATE &lt;/em&gt;&lt;/strong&gt;mortgages insured by the Federal Housing Administration (FHA).&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I contacted my lender and they are not interested in participating in this program.&amp;nbsp; Can I apply with HUD?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;HUD does not accept loan applications or lend money directly. You may apply with any FHA-approved lender who is participating in the program.&amp;nbsp; You may also consult a HUD-approved housing counselor.&amp;nbsp; HOPE for Homeowners is a voluntary program for both borrowers and existing lenders.&amp;nbsp; In order to complete a HOPE for Homeowners loan, however, your lender must agree to accept the proceeds of the new loan as payment in full.&amp;nbsp; For further assistance you may wish to consult a HUD-approved counselor. &lt;p&gt;No, but you will need to demonstrate that you have sufficient, steady income to make the new H4H mortgage payments.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I recently filed for bankruptcy.&amp;nbsp; Am I still able to apply for H4H?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Yes, borrowers in bankruptcy may participate; however, you will want to consult with the person handling your bankruptcy.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My lender has already foreclosed on my home.&amp;nbsp; Can I still apply for H4H?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;It may be possible depending on which stage of the foreclosure process you are in.&amp;nbsp; You should talk to your lender immediately for more detailed information.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I have a first and second mortgage on my home.&amp;nbsp; Can I still apply for H4H?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Yes, however, all your existing lenders must agree to release the liens against your home.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I am current on my mortgage.&amp;nbsp; Can I apply for H4H?&lt;/strong&gt;&lt;/p&gt;

      <description>&lt;p&gt;Recently, I was doing a refinance for a realtor who didn&amp;#39;t have a clue what their score was. I found this hard to believe coming from a well respected agent in our industry. Especially since ther eis so much idenitity theft going on. I personally had&amp;nbsp;4&amp;nbsp;&amp;nbsp;utlility accounts opened in my name in California. I have never been to California!!! I t took an act of God to get it off. I was treated like a criminal to prove they were not mine. &lt;/p&gt;&lt;p&gt;We all need to check our scores at least once a year and read thru the report. I offer this to my clients for free each year and I review the reports with them. There have been very few reports that were 100% accurate as to all accounts being the clients. Also, not only should we , as professionals, be checking our, but our clients. Realtor agents, this is a great way to stay in touch with your clients after a closing, 6 months down the road, to make sure their old house shows paid off and their new mortgage in reporting. Build that relationship. &lt;/p&gt;&lt;p&gt;There are several reputable credit repair sources I have been using and highly recommend. If you would like to know them, please contact me.       <description>&lt;p&gt;Well, of course you have heard the new, rates are dropping, and will agian next week by the FED to curve the anxiousness of the market. So, is the the time to refi? good Question. As a consultant, I would recommend sitting down&amp;nbsp; or calling a mortgage professional, like myself, or your financial planner, to discuss your options. &lt;/p&gt;&lt;p&gt;There are several examples of why to refinance now:&lt;/p&gt;&lt;p&gt;1. Have an arm Adjusting in the next few years.&lt;/p&gt;&lt;p&gt;2. Have an Interest only loan and you have lost value, such as in Florida and other states.&lt;/p&gt;&lt;p&gt;3. College for your children coming soon, need cash for tuition&lt;/p&gt;&lt;p&gt;4. Need to consolidate a 1st and 2nd mtg ( high Rate)&lt;/p&gt;&lt;p&gt;Many other situation may point to YES, refinance now, but don&amp;#39;t rush into anything. Rates should come down a bit more in a few weeks and you could then have taken the time to consult with professionals&amp;nbsp; you know and tryst who have your best interests and goals in mind. &lt;/p&gt;&lt;p&gt;Please, do not rush to teaser rates on the internet.       <description>&lt;p&gt;I attended a wonderful Christmas program at my church, Woodland Community Church in Bradenton FL on Sunday night. The theme really struck home with me and has convicted me to ensure I am taking remodel time in 2009 and family schedules get done first. &lt;/p&gt;&lt;p&gt;Let me share the story, There was a husband and wife, who had been married for 20 years, ( as I have been) and the husband traveled a great deal. the wife was the sole care giver for their children, getting them to school, to practices, served on the PTO etc. The children were noticiing Daddy not being around, missing performances, not following thru on promises, etc. It was quite serious. Well, the Dad came home form one of his trips to be sure he saw his daughters solo in the Christmas program at school. He took a call just before he was to walk out the door and was delayed. He promise dhe would catch up. Well, as you can probably figure out, the performance was fantastic. The whole family was there to cheer the daughter on , except Daddy. He was still at home, trying to figure out how he was fired when he had put so much time and effort into his accounts. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;The reunion at home did not go well, the daughter yelled at her Daddy that he was never there, that he always broke his promises, his job was more important than her, always. On top of that, the wife has realized there were no longer a couple, but business partners in raising their children. The wife told him she would have his things packed by morning. &lt;/p&gt;&lt;p&gt;&amp;nbsp;The Daddy slammed the door and ran out of the house, wondering how did he lose all he had worked so hard for? Well, the key to this was his lack of Faith and Belief in God being the center of his life. He met a man getting ready to volunteer at a Living Navtivity and asked is he wanted to talk. He shared with him&amp;nbsp;how God will meet you where you are, broken, lost, feeling useless and build you up. He was touched and fell to his knees asking forgiveness for his selfishness, begging for his family back and a second chance. &lt;/p&gt;&lt;p&gt;Upon returning home, his daughter ran to him to apologize for being so cruel to her Daddy but he Daddy met her with an apology for not being there for her. He wanted to be there for all of her perfomrnaces, dates, family dinners. Nothing was more improtant to him than that. Now, he has his priorities in order, as they should be. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;How many of us fall into this trap, taking just one more phone call, answer one more email, stealing away precious family time that we only get one chance at?? Do we want our family knowing we place their priority first, before anything else? Of course we do, then lets commit in 2008 to truly savoring the time we have with our families, scheduling family nights and vacations first, school trips, church retreats,etc, before we schedule anything else, especially business calls and appointments. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;I wish you all the most special of holidays and happy New year!&lt;/p&gt;&lt;p&gt;&amp;nbsp;Wendy Abner, Your Mortgage Consutlant for Life&lt;/p&gt;</description>

The financial advisor laid out 4 simple steps that any consumer can figure out to do this themselves. No need to hire an atty or title person.&lt;/p&gt;&lt;p&gt;Basically you need to gather up your tax cards from the past few years, before the boom and most recent cards we just got delivered in the mail. Then, look up your value on Zillow and see where it falls. If Zillow seems too high, then pay and have it appraised. Then, you make an appointment with&amp;nbsp; the tax accessors office to file an appeal. You document everything and go to your appeal date prepared to tell them why your tax bill should be lowered. Many of us have errors on our tax bill, more bedrooms than&amp;nbsp;you have, square footage is wrong,&amp;nbsp;you don&amp;#39;t have a pool and it says&amp;nbsp;you do. You would be amazed at the errors that we don&amp;#39;t catch. That makes a HUGE difference in your tax bill. &lt;/p&gt;&lt;p&gt;An example would be - you bought your home in 2004 for $350K, today, the builder is giving away your model home for $270. That means your house is only worth $270 before the homestead exemption. This could save you as much as $1500 per year in reduced taxes. &lt;/p&gt;&lt;p&gt;&amp;nbsp;Therefore, it is very well worth fighting to save $100 per month isn&amp;#39;t it??
