Single Family 30 Yr. Fixed Interest Rates - 06/30/09 05:20 PM
Welcome to Monday!
Inventory and 'pending' sale continue to increase the Whatcom County area.
As of late this  morning, 30 year, single family, fixed rates were:
5.250% with 1.625 Points
and
5.625% with .125 Points
Outstanding interest rates!  Some of us remember when a single family residence, 30 year rate was as high as 19% and 20%...and buyers were actually happy to get the money:)

Looking for a home-what to do 1st - 06/24/09 04:21 PM
The question often surfaces:  What should I do first when I start thinking about buying a home?  And I say 'start thinking' because people start the process and stop the process many times.
In this start and stop process, interest rates go up and interest rates go down.  The interest rate will have a huge impact on what amount you will be able to borrow/spend on a home.
There are other factors like debt to income ratios, etc.  Your lender will get you involved in D/I ratios.

Tuesday in beautiful North West Washington!
It appears interest rates are slowly climbing upward...very slowly. 
There is a lot of talk on rates are going to increase.  Well, for the time being, interest rates are still attractive.
Here is the approximate rate as of 12:32 this afternoon--rates can and do fluctuate many times a day.
30 year fixed, residential:
5.250% with 1.625 pts.
5.625% with .125 pts.
Beautiful rates when you consider the 19% rates of the late 80's.
Inventory choice is very good. 
The banks are still lending and there with programs available that have low/little/zero down, if you qualify.

 A couple of reminders of what you might want to keep you calendar open for in the coming weeks and months.
In Blaine, every 2nd and 4th Saturday until September 26th, Blaine will be having their open air market on the H Street Plaza. 
At this open air market Blaine features locally grown produce/products and crafts.
Blaine will also offer free space to vendors at this event.

Blaine WA 4th Of July 2009 - 06/18/09 04:03 PM
Everybody should make plans to attend Blaine, Washington's 4th of July celebration!  Make your plans now!  I have not seen another 4th of July celebration as outstanding as Blaine's.
Suggestions? 
Start off with Blaine's downtown celebration.  It is huge, take lots of sun tan lotion spend the day.  First on the agenda is a pancake breakfast, then the parade at noon.  There are arts and crafts, rides on the historic Plover Ferry from Blaine to Semiahmoo Resort.

I'm a little late getting the most recent (weekly) ratios updated and uploaded. 
However, they have been updated.  Recent ratios show that we are in full stride for the spring increase in business...and for buyers moving forward and making a contract on homes that have viewed and decided to make offers on.
The lower intersest rates, the $8,000 tax credit and large selection of homes on the market have given buyers choices that we haven't seen in a long time.

Yes, I did just come back from a few days off, went to the Wenatchee area, had a great time.
However, for a short trip, great time, and priced right, up and back the same day.
My suggestion is:  Sewells Marina, located in Horseshoe Bay, BC.  Check out their website.  Nice people!
From 'Beautiful Blaine' to Horseshoe Bay it takes about 45 to 60 minutes.  And I really do mean 'Beautiful Blaine'. 
So why go to Horseshoe Bay?
Easy.

Interest Rates - 06/12/09 01:31 PM
Interest rates! 
You either love 'em or really love 'em!  You either have the cash or you need to use the banks. 
Maybe we should take a  look in the mirror and ask yourself if we would  lend a few hundred grand to the person looking back at us.  Not only lend the money, but lock in at some very low rates. 
The Canadian real estate borrower would enjoy having a 30 year lock in interest rate.  Canada resets the rates with the borrower every so many years.
Anyway today's rate is:  5.375% with 1.875 points and 5.875% at par.

Orondo - Wenachee - Chelan - Golf - Trip - 06/10/09 06:44 PM
I'm back to work!  I'm tanned, relaxed and ready to go back to work...maybe.
The short trip was outstanding!  I hadn't golfed in more than a few years and decided to bite the bullet and just do it.
Desert Canyon Golf Course was great.  There are two areas.  Front 9 is called the Lakes and the back 9 is called the Desert.  Both gives you great  golf and views that only enhance the average so-so game.
We won't go into how score was kept.  However,  I will  say that I made a bet I knew I couldn't loose.

Holiday In Eastern Washington - 06/07/09 01:59 PM
I really shouldn't but I did.  I've taken some time off and have gone over to eastern Washington for some holiday time.
Right now I am sitting at a super resort named Desert Canyon.  The weather is perfect, I'm looking out the back deck watching the golfers and getting ready to take a short trip up to Lake Chelan.
We're thinking about renting a boat and touring the lake, then tomorrow taking the clubs and play the course.

There has been a lot of talk by everyone regarding where we are at in this current economic cycle.  My take on this is that no one really has their finger on the absolute accurate pulse.  The dynamics seem to be totally event driven, like trying to put your finger on mercury.

US banks are lending money to Canadians!
Are you looking for property in Blaine, Lynden or Ferndale, Washington?

Yes, there are some US banks lending to Canadians.  True some are not lending...even to American borrowers.

Great meeting at The Muljat Group's Tuesday Staff meeting!
Our guest speaker was Mr. Jim Logghe, Sr. VP  Residential Loans, Banner Bank, Bellingham, Washington.
It was a pleasure to hear Mr. Logghe speak about short sales, deed in lieu and foreclosures.  One of the most important statements made at this morning's meeting:  best advice to your client is to contact an attorney and their lender immediately when confronted with any of these situations.
