What a wonderful event I attended yesterday- the Realtor's Preview Party for the Austin Home Builder's Association Parade of Homes in Lakeway's newest area, Rough Hollow.

The homes are absolutely the best of everything. I had the oportunity to talk to one of the craftsman who had installed woodwork on one of the homes. The pride he takes in his work was evident in his word and his product.

These five homes have majestic views of Lake Travis and the Hill Country. The builders took advantage of this beautiful natural asset in every way posssible.

Magic Fun Camp: The Magic Fun Camp has several Professional Magicians including Kent Cummins himself on THIS SATURDAY, May 3rd! Give yourself a break and drop the kids off for a all day fun experience! Give yourself your last full Saturday off before summer kicks in! This class is designed for all kids 5-15 years of age. Kids are busy and REALLY have fun all day long, plus they get lots of one-on-one attention from Professional Magicians. They learn all kinds of skills and tricks enforced with positive values and attitudes. Pack a lunch and drop off the kids at 9am; class ends at 4pm. It is only $59 for members ($64 for non-members) and includes crafts and supplies. You can’t find a babysitter for the cost of this fun class! Your kids will thank you for letting them attend this fun and informative workshop and they will come home with tricks that will impress you!

Coming up soon at the Lakeway Activity Center:

There are 3 sessions with Sportball. This is a class for 3 ½ to 7 years old where kids learn the FUNdemental in sport skills in a non-competitive environment. The goal of this program is to help kids develop physically and mentally and to improve balance, strength, coordination, timing, listening skills as it focuses on seven different sports: hockey, soccer, baseball, basketball, volleyball, tennis and golf(and arts and crafts). There is a lot of fun packed into this short week! Kids are asked to pack a nut-free snack and water/sports drink each day.

Camp is 9:30am-12:00pm and is $150/Member, $165/Non-Member

Kinderdance Summer Sessions will be on Fridays June 13-August 15 (9 weeks). Kindertots and Kindergym $80 member/$88 non-member. Kinderdance and Kindercombo $100 member/$110 non-member

Kindertots (2 year olds) develops gross motor skills and kids learn numbers, shapes, colors and dance.
Kinderdance(3-5 year olds)develops dance/movement and fitness on 3 levels with dance and creative movement
Kindercombo (6-8years olds) combination of ballet, tap and modern dance and provides a solid foundation on which to build
Kindergym(3-5years old) developmental floor gymnastics program with emphasis on social and gross motor development

Beginners Country Swing: We still need 4 people to sign up for this class to go. The class is scheduled to begin TOMMORROW on Thursday, May 1st from 7pm-8pm until May 29th (5 classes). This teaches all the popular Country Western dances: Cotton-Eyed Joe, Schottische, 2 Step, Polka and Jitterbug. If you always wanted to take this class, grab a couple of your friends and sign up now!

Card Class: We had 2 unexpected cancelations in our Mothers Day Card class for TOMMORROW May 1st from 9am-12:00pm. You will make a card that is a beautiful piece of art and your mom will cherish it because YOU made it especially for her! Movies in the Parks: The summer “Movies in the Parks” series will resume in May! Movies begin at dusk and are scheduled on the 2nd and 4th Saturday of each month. The movies are FREE for the community members and sponsored by the Lakeway Parks and Recreation Department. Concessions will be available and include burgers, hot dogs, sausage wraps and much more. All you need to bring is your appetite, your blanket and your chair to be prepared for a fun-filled evening the whole family is sure to enjoy. The first movie on May 10th, “Ratatouille” is a Disney/Pixar film about a rat with aspirations of becoming Paris’ finest chef.

Happiness and friends in Lakeway, Texas

Lakeway, Texas had been known as a sleepy retirement town west of Austin on Lake Travis. I moved here a couple years ago for it's natural Hill Country beauty and close proximity to Austin. Sleepy is not how I would describe it.

What has been the best surprise is how vibrant this town is. Yes, there are a lot of retired people here, but I tell you, they are the liveliest bunch I've ever seen. There is a group for every activity you might want to pursue from poker, dance, golf, bridge, singing, hiking, nature, the list is long.

Being curious in nature, I started asking people why they moved here and what they really like about Lakeway and the Lake Travis area.

One lady I was playing golf with said they moved here to be close to their children and grandchildren in Austin, and what they liked best was how friendly everyone is. They felt at home immediately.

Another lady said they were in Austin visiting family. Their hobby is wind surfing, they saw Windy Point Park on Lake Travis and fell in love with the beauty of the lake. Now they are residents.

Some had families in Houston and Dallas, but all were impressed with the beauty and friendly, fun loving people here.

The other interesting thing is how many families with children live here. Lake Travis School District is well rated, and there are many activities for them to participate in as well.

I'm not retired, I'm a full time Realtor with RE/MAX Austin Skyline, but I'm really enjoying my new friends here and learning how much fun retirement can be.

Prepare Your Home for Winter

Now that the weather's getting a little cooler it's a good time to prepare your home for winter

Add a second layer of insulation to your attic. R-30 insulation is considered the minimum. If your house is relatively new, it probably conforms. If not, consider adding insulation.

Caulk around window and door glass and trim, and all exterior trim. Install or replace weather stripping on all doors and windows. Check for cracks around pipes and electrical outlets entering or exiting the walls.

Insulate your water heater with a thermal blanket designed for such use.

Have your heating system checked by a licensed heating/air-conditioning professional. Most furnace manufacturers recommend at least annual inspections.

Check gutters and clean them if necessary. Clogged gutters can result in flooding during heavy rains.

While you're up there, check for any roof shingles that are missing or damaged and replace.

Have your chimneys inspected by a chimney service and, if necessary, cleaned (see 'eHow to Clean Out a Fireplace and Chimney').

Check the foundation for areas where water may puddle.

Trim trees away from the house. Have dead trees and branches removed by professional tree trimmers, or do it yourself.
Also, it's a good time to clear away brush and weeds for fire safety.

Drain and shut off outdoor water faucets.

Insulate any water pipes that are exposed to freezing cold.

Replace the batteries in carbon monoxide and smoke detectors, and check to make sure these are all in working order.

Check fire extinguishers and charge and replace as necessary.

The Wildfires in Southern California

I'm watching the news here in Austin, Texas hoping the fires will be extinguished soon and hoping for the best.

I started my real estate career in Lake Arrowhead and lived through the "Old Fire" and evacuation in 2003. It's terribly frightening and certainly nerve wracking for the people there. I feel very sad that so many will not have a home to return to. The burning of the forest causes problems later on such as mud slides when the rainy season starts.

I'm now living near Lake Travis on the edge of the Texas Hill Country and it's a reminder for us to keep weeds and brush cut down away from our homes, make sure your insurance coverage is for replacement value, and to inventory your possessions and keep it off site. Make backups and scans of your valuable photos and documents. Keep a filebox of important documents ready to go just in case you can only grab one thing and run.

My thoughts and best wishes to the folks out in Southern California.

City of Lakeway is Growing

I attended this month's (October 2007) City Council meeting. On the agenda were several final plat approvals for subdivisions (Estates of Flintrock Phase 1., Resubdivision of Lot 148 North Lakeway Village Section 6., Rezoning: Lot 148B North Lakeway Village Section 6., Rezoning: Lot 151 North Lakeway Village Section 6., Final Plat: Fairlake.(A new Condominium Project), Final Plat: Heard Ranch Phase 1A.) andannexation of Madrone Canyon. This is a 46 acre tract located west of Serene Hills Dr. There are some spectacular views in that area and I'm staying on top of any development news.

Once again, the City of Lakeway demonstrated its ability to continue to grow and develop in a manner that will maintain its unique Hill Country character with concern for environmental quality, property values and quality of life. It just keeps getting better here.
