This is an intermediate level workshop on forward, reverse and improvement (build-to-suit or construction) 1031 exchanges.  The 1031 exchange workshop will begin with an introduction to various tax-deferral and tax-exclusion strategies, including combining Section 1031 with Section 121.  The discussions will focus on the requirements, structures, processes, strategies, and compliance issues necessary to successfully complete a 1031 exchange transaction.  We will finish with an explanation of the new fractional ownership opportunities of tenant-in-common property interests (TIC or CORE Interests) used as like-kind replacement property solutions pursuant to Revenue Procedure 2002-22.

The Title Holding Trust, often referred to as Land Trusts or Holding Trusts, has been in use in California for a good many years.  I have personally been involved in the drafting, creation, and administration of Title Holding Trusts for real estate investors and homeowners in California since 1986.  I have administered Title Holding Trusts that were drafted and established back to the late 1930's.

Federal Reserve Leaves Fed Funds Rate at 2.00% - 09/16/08 09:44 PM
Fed Fund Rate Remains Unchanged
The Federal Reserve left short-term interest rates alone today with a unanimous decision.  The Fed Funds rate (the rate that banks borrow/lend funds to each other) remains at 2.00%.  The Federal Reserve also showed little desire to lower short-term interest rates in the near future, spurning calls for cuts from financial markets roiled by recent events. 
"Downside risks to growth and the upside risks to inflation are both of significant concern," the Federal Reserve said, surprising many financial analysts who thought recent events would help Federal policy-makers set aside earlier concerns on price pressures.

Real estate investors who fall into the 10% or 15% Federal tax brackets will get an income tax break in this year (2008).  The top long-term capital gain income tax rate for real estate investors that do fall into the 10% to 15% Federal tax brackets drops to zero this year (2008) from 5% for last year. 
Partial Break for Some

Shouldn't I Just Shop for the Cheapest 1031 Exchange Fee Since All 1031 Companies Are a Like? - 09/03/08 12:54 AM
This is an issue that is very much misunderstood in the real estate industry today.  The answer is absolutely and definitely no.  I have heard from so many real estate investors today that are not able to get copies of their documents or agreements from their 1031 exchange qualified intermediary because they have gone out of business.
