Think of your line of work. No matter what it is, you do the work and you get paid. What if you worked for a month, or worse for more than a month and then they gave your paycheck to "Bob" down in marketing because he was standing by your desk when they called for you? OUCH!
Real Estate is a funny business. There have been times when I have spent hours at the office doing research and driving buyers around in my car and showing them properties and then they called off of a sign and the listing agent showed them their dream home. This creates what is called "Procuring Cause".

The clients called me and said, "We found our perfect home and we want to write an offer on it."

"What? How do you know until you see it?" I reply

"We didn't want to bother you on a Sunday so we called the listing agent and she showed it to us." They said.

Wow. To spend hours with someone and then have to give the commission to a listing agent because she showed them a property because the clients were respecting my time. Wow. The Listing Agent had Procuring Cause because she showed them the property they wanted. I had no right to help them from that point on. Now, they are mad, I am mad and the only one happy is the Listing Agent that took away my buyers right to representation. Wait a minute.

Don't I have a responsibility as a Professional to educate my clients and help them understand the process? Yup. I do. At this point, I decided if someone wants to work with me, they will be educated on the process and at the same time, I will only commit my time to those people that realize I have five children to feed and I do this for a living. It is work. It is my work. Each day I bring my best and always offer it to others. I have shown homes on weekends, nights and Holidays. Time away from those children. All to accommodate and do what is best for the client.
Whew! It feels good to get that out! Please know, my level of commitment is high to you, the client. My question to you is how high is your commitment to me?

We have all heard that we only use 10% of our brains. You can read various writings online by Benjamin Radford where he refers to Dr. Barry Beyerstein's research disputing this.

Okay, so, maybe it would be more accurate to say that some REALTORS® only engage 10% of their brain when they are supposed to be educating their clients.

Either way...you are obviously using much more of your brain than either of these two. How do we know that? Because you are here of course! It is proven that our clients and potential clients are always looking for more and that is what brings them to this website. Some call it devine intervention, some call it the secret. We think it is pure and simple brain power. Our clients are smarter. The people we serve are all smarter than the average population.

So, with you personally in mind, these articles will stimulate at least 1% of your brain. At the risk of repeating myself, this is obvious because you are on this website reading all you can about real estate plain and simple. Hold onto your hats investors!! As of September 14, 2009, FHA has ruled to WAIVE (the very well known achilles heel of the Real Estate Investor) the 90 DAY ANTI-FLIPPING RULE FOR THE NEXT YEAR!

OK! OK! It I know what you are thinking.. "Yeah right Ted!!"

There are some stipulations of course!! You didn’t think you were going to be given your cake without using a very specific fork to dig in, did you?

The stips are not that bad, however you need to find a lender that participates and most importantly knows how to work an NSP (Neighborhood Stabilization Program) Loan. They are known by many different names depending what part of the country you live in. Us here in Arizona have the NSP Program which is administered within the municipalities and then we have YOUR WAY HOME AZ which is administered on the State level.

The program is designed to provide borrowers up to 20-22% down payment assistance which helps them to do any or all of the following:

Down Payment (although they still have to come in with 3% of their own funds)

Buy down the rate (lower the rate and payment)

Minor Repairs or replacement of stove, refrigerator, etc.. (NO THIS IS NOT A 203K)

Pay for closing costs

When selling you home as a short sale... YES condition IS important. Part 6

Here we are at 6 of this 7 part series…I want to stay on the aspect of getting the buyers offer we need to begin dealing with the banks--- with short sales there are many challenges and hurdles to deal with – that being – getting the financial and personal information gathered for the short sale package – however there is the middle part that is sometimes overlooked that is also equally important in it’s own right – which is getting the buyers offer – once we have the buyers offer then the next aspect of my services come into play which is to begin dealing with the lender in working towards an approval.

However if the home is not being is not attractive to buyers and not being shown – we will not get to dealing with the banks in a timely manner – and lets face it with every short sale there is a ticking clock to keep in mind…with that being said

Many homes that are offered on the market as a short sale would benefit from some level of home staging. Home staging simply put is to look at your home through the eyes of a buyer. It is not always necessary to have a professional home stager as this would be an added cost and that is not the goal to spend any more money than required. There is enough programs on HGTV and a multitude of magazine articles and a plethora of advice to be found on the Internet regarding this subject. And just because a home is on the market as a short sale – as I have said before - does not mean price is the only thing to consider when trying to appeal to a home buyer. When you are looking to sell your home via short sale and make your house as attractive as possible so it will be appealing to potential buyers – here are a few thinks to consider-

Keep the home in pristine condition – if beds are unmade, toys are scattered about and the kitchen sink full of dirty dishes sometimes many buyers can’t see past this sort of thing. Moreover, some buyers begin to worry that is the home is in disarray during a showing, the sellers may trash it before they move. Remember buyers by on emotion and if they are getting bad vibes they will move on the next home on their list and forget about yours.

Again we need the buyers contract to begin working with the bank – without it we do not pass go to the next step in the short sale transaction. In the next article we will discuss what happens once we have a solid buyer offer, the elements of a short sale package and touch on what happens once we begin dealing with the banks.

To upgrade my Activerain Blog or not to upgrade, that is the question! Your thoughts?

Okay, so I am going to upgrade. A lot of us will upgrade. Who doesn't want to be able to write something nice about those buyers that just flew in from Talahasee looking for a home in Gilbert, Arizona? We all want that, right? We want to share our knowledge, wisdom and um...well, our MLS Search for others to login to.

It's good business. ActiveRain has a great following and they also have the juice...you know...the google juice. The search engine monster that sometimes takes days to show up on....well, Activerain puts you on the top of google in minutes. How else can you do that for $30 bucks a month? I am sure there are other ways. I am just saying, I think it is a wise investment.

The one reason I don't want to upgrade is I sort of like the shadowy figure of the skinny woman on my blog. It is sort of mysterious and well..thin. I guess I would have to break down and put a real photo up beings I am paying for it and all.

If you haven't upgraded, I would say just do it. I haven't done it either, of course I haven't been taking the time to write like I normally do either!

So....post your thoughts here....let me know if you have upgraded and the benefits you have seen...or if it has gone the other way...let me know that too!

How do you BECOME a Specialist?

How do you become the horse property specialist? Honestly, the same way you become anything else. You start out by seeing it.

My first client had a horse property. She was an RN and worked with my husband and over the years I had spent time with her and loved her. She said, "Michelle, I want to sell my house. I am getting my Nurse Practitioner License and I am going to be moving to Tucson."

"I don't have my license yet Viv." I said.

"Well, hurry up. I want to sell my house." Vivian said.

So, I did. I learned so much in that first transaction that I ended up thinking, people need someone to know about horse property. There is a lot more to know as far as building and zoning - because typically people want to build a shop or a barn or something because they now have land. There are also septic transfer certs and laws dealing with the transfer of a septic tank, which, in Arizona, most properties that are zoned for horses have a septic tank. Some even have a shared well.

So, not only did I start calling myself the horse property specialist, I started to read, study and ask others about horse property. I had horses running through my brain most hours of the day!

You see, not matter what you want to become, it all starts with a decision. A choice. Once you decide, then you will start to move forward. I see many people stuck in indecision forever. They are stuck in their head figuring out what they want to do. They could have done all 10 things by now and yet they sit in their head and roll through each one of them over and over.

A few years ago a new agent came to me and asked me how she could become the horse property specialist.

"The first thing is to decide and then start saying it. Tell yourself and others you are the horse property specialist." I told her.

"I am not going to do that! I'm not a specialist. Why would I want to tell people I am something when I am not?" She snorted.

Well, all I know is she came to me for advice and then argued for the limitation she wanted to get rid of...that she wasn't enough. She had to be more of something or different than what she was. You see, it all starts with a desire and a vision to see yourself as what you want to be....who you want to be. If people are unable or unwilling to do that, nothing they ever consider will work for them.

This all reminds me of a video I saw on YouTube. Watch this and ask yourself....how bad do you really want it?

Keller Williams Toolbar - FREE Download for your computer!

Okay....I am amazed at the numbers of agents downloading this toolbar. I know I write about it a lot....it is way cool. I had an agent ask for the MC Intranets to the login section of the toolbar. So, hey...I am open to new ideas. I have been adding them as requested. I think it is a great idea and I think it is working. Some days I have had 67 users load this toolbar...the numbers are getting up there. It is such an awesome resource for REALTORS from all companies. KW's stuff can be used no matter if you are with KW or not. So if you don't have it....there is still time to get it...and share it with other REALTORS...raising the bar on our profession is something we commit to, right? http://kwcom.ourtoolbar.com/ If you are a KW agent and your team leader hasn't announced this at a Partners Meeting...they are lagging. Buying a home in Gilbert Arizona not as easy as you would think!

So, yesterday I took some buyers out from Minnesota. Great couple. They are excited to move here...both have great new jobs and they are approved for up to $400,000. They want to buy a home in Gilbert, AZ or Chandler, AZ. We looked at homes in Spectrum, Cooper Commons, Power Ranch, Seville and many others. They want to keep their payment down as they like to travel so they are looking at around $200,000.

The ideal home would be a 4/2/2 with 2,000 square foot, pool, tile or hardwood floors throughout much of the living area. Now, you would think this would be easy to find and we did find some that met this criteria....the issue is, they were either dumps and needed tons of work or they were under contract.

So don't listen to the people saying there are zillions of homes out there for sale and you can find anything you want. It is a sorting process and like always, you better be on top of your game if you plan to get your clients the best home.

So we are getting anywhere from 19 to 70 downloads a day of the Keller Williams toolbar. Team Leaders are sending me emails thanking me for the toolbar...they love it! Agents are sending me links to their MLS login page so I can add it for them. Life is good for the kw.com toolbar!

I have added some of the MC Intranets and hundreds of marketing resources as well as all of Keller Williams really cool resources. There are excel spreadsheets for the analysts and fun things to do for the promoters. Drivers will enjoy the ease of use and savings of time and all the resourses on Marketing and Listing promotion. So. If you don't have it, I would say...WHY?

Gilbert Horse Property

If you are looking for affordable Gilbert Horse Property, it doesn't get any better than this! I just sold a 2 acre 2200 sq ft home that was remodeled, had a diving pool and an insane shop. I think the shop itself had to be over 3, 000 sf. All of this for $310,000.

Okay so I keep talking about this toolbar. The reason is, I love it. I built it so I can say that! It is a labor of love. It is FREE. It is colorful, fun, interesting, resourseful and massively helpful in your day to day real estate transactions.

If you are a marketer, you will LOVE the resources I have put under the treasure chest. Hundreds of them. I did hours and hours of research into products and websites that will support you in growing your business and then, I added them to this toolbar.

One of my frustrations with Keller Williams as a company is they have so many AWESOME resouces that I didn't even know they had so I always felt like I was missing something. I was there nearly three years before I knew the Millionaire Real Estate site existed. Well, I did know it existed, I just didn't realize there were all kinds of FREE downloads that would help me in my business.

There are hundreds of Keller Williams resources on this toolbar. Basically if it is red, it is on the toolbar. You can go to the 4-1-1 website with a click. Watch movies about kw, view and email the recruiting presentation and even read Out Front magazine online.

You have got to get this toolbar!

Did you know that if you send me your MLS login page, I will add it for you by state? Talk about making your life easy! All the logins you will need are on this toolbar. There is kw webmail, aol, cox, hotmail and half a dozen other email logins. There is wiseagent, topproducer and sureclose.

I tell you what, if there is something you can't live without, I will even consider adding it for you. Simply send your request to me by clicking on the drop down arrow to the right of the kw logo and then clicking 'Contact'.

So, if you are still resisting, I simply don't know what to say. It's possible you need an intervention. The good people that have loaded the toolbar on their computer LOVE it and rave about it. Why wouldn't you want a piece of that?

Agents flocking to Solutions Real Estate

Okay so I have only had a couple of agents follow me over to Solutions Real Estate. Not exactly a flock of agents, still, I got another call yesterday from an agent looking for "solutions". I don't think it is over.

This agent wanted to know what I liked and what I didn't like about Solutions Real Estate. For the most part, I like everything. There is a nice office, a work area for agents, conference rooms. The office is clean, the broker is smart and the owner is a Mustang.

Yes. I said Mustang. You know, a wild, free-spirited, athletic, (okay, I could be stretching it now, no offense Dave), horse. That is Dave Dion...the Borg I told you about in a previous post. He is persistent. And yeah, he is a bit untamed. Of course, that is what I like best about him. He will take a risk when others sit back and "think". He will move while others are still evaluating the opportunity. So guess what? He gets the most of the opportunity.

Sort of like that movie, Night at the Museum. When they ask 'The Thinker' a question and he says, "I'm thinking. I'm thinking. I'm thinking."

Finally, the main character says something about moving on as they aren't getting anything out of this guy. Dave knows when to move on and he knows that once a thinker, always a thinker. He hires good people that do what they do quite well.

Yeah, you have to choose and move. There comes a time in your life where you just have to jump in and do it. It is Nike's winning formula for crying out loud! Just Do It! This slogan works because most of us know that we need to just get out there and do. So....that is why I like the owner, he is a do-er.

Shelton Leaves Keller Williams

Well, it is true. I have left Keller Williams. I LOVE Keller Williams, it is a great company....the thing is, real estate is about relationships. Our Keller Williams office folded and the owner absorbed the agents into the Tempe office. I didn't want to be in the Tempe office. It is a nice office, it just wasn't where I had made relationships. It was far from my home.

Resisting Dave Dion is like resisting the Borg. Eventually, he will get you. Resistence is futile. I already knew Dave is a great agent as I had worked with him in the Gilbert Keller Williams. When push comes to shove, Dave wants everyone to win.

So to all my friends at Keller Williams, I am not mad. Keller Williams didn't do anything to me. I still LOVE that company. Gary Keller is brilliant and Mo is a wonderful example of an empowered woman. She has paved the way for women all over the US. I have the utmost respect for them and the company.

Video Marketing...does it work? What worked for you?

This week we video taped a few horse property to post on You Tube. Nothing any other realtor isn't doing, right? Wrong. These videos can be watermarked with our website and we will drive traffic to the top of You Tube and connected it to our website. This is yet another way to drive traffic to our site and gain more exposure on the web.

I have been playing around on youtube for some time. At Christmas I got a new IMac and I LOVE it! The webcam is so easy to use. I can create all sorts of things and it is so easy to load a video onto youtube just by sitting in front of my computer and looking at the green light.

So, I want to share some helpful real estate information that I have posted before only this time you get to watch me fumble around with my words while I learn something new....mostly getting used to seeing myself on video....fun, huh?
