Bartlett & Jackson NH Real Estate Market

TWO IMPORTANT THINGS HAPPENED RECENTLY IN BARTLETT, JACKSON, & NORTH CONWAY THAT AFFECT THE REAL ESTATE MARKET.

First, last week, a leading gauge of U.S. home sales showed surprising strength. April pending home sales rose 6.3% from March. This is the highest level in six months, the National Association of Realtors reported.

The recent surge in oil and food prices has caused traders to bet that the Federal Reserve will increase interest rates as soon as September, following seven rate reductions in the past nine months.

Increasing inflation concerns also sent mortgage rates higher last week. The prime 30-year fixed-rate mortgage rose 26 basis points to 6.52%

The local real estate market has benifited from bank owned property sales establishing new target prices. These lower prices, which Sellers have become resigned to, have resulted in an increase to 40 residential & condo properties currently under contract in Bartlett, Jackson, & North Conway New Hampshire.

Secondly, the great State of New Hampshire's Fish & Wildlife Department is stocking the rivers with beautiful TROUT!

Every year hundreds of trout are placed in the Ellis River which runs next to the Black Bear Realty office.

HEAT WAVE!

"What Heat Wave?"

What a great day to live in the White Mountains! The air temperature was in the Low 90's and the water temperatures where over 70!

I even presented a contract today on a nice little two bedroom condo in Bartlett listed for just $139,900! A great deal even in this market.

The water in the Ellis River was perfect. We saw some huge trout as we swam around.

Tour De Mount Washington!

Ok.... so it was just a ride up and down Town Hall Road. But we had a great time.

The weather has been warming up and the Black Fly & Mosquitoes are bearable.

There aren't many good biking roads in the area for young children. Most are either to steep or have too much traffic.

Some of our favorites are Town Hall Road, Upper Carter Notch Road, Stillings Grant, and the end of Jericho Rd. All of these have an easy pitch light traffic and access to Some Rivers for additional fun.

The Town Hall Road ride takes you along the East Branch River.

So, Grab a bike and enjoy the ride!

It was a perfect day for a hike. So up the mountain we go.

Mount Stanton is an easy 2.5 hour round trip hike that is great for the family.

Take Covered Bridge Lane off Rt #302 by the Covered Bridge Gift Shop & Inn. Drive to the end of Covered Bridge Lane were it takes a hard right. Park on the left hand shoulder of the road by the trailhead sign.

On the way up the trail you come upon this great glacial erratic. As you climb higher the trail gets steeper and you scramble up the last little bit to get to the summit.

There are a couple of nice outlooks as you first break out of the forest. But push on up the trail another 10 minutes. You will appreciate the effort and get a great view!

Today I had the honor to meet with Former Congressman Jeb Bradley in my role as Chairman of the New Hampshire Realtor Political Action Committee.

Jeb is running in the 1st District against former Commissioner of Health and Human Services John Stephens, whom I also met with today. The winner of that primary race will go up against first term incumbent Congresswoman Carol Shea-Porter.

During the meeting, the trustees and I were able to discuss many of the issues important to small business people and Realtors. I always enjoy meeting with candidates, Democrats or Republicans, State or Federal Legislators, incumbents or challengers. This meeting was no exception. Jeb Bradley has knowledge and insight into a wide variety of issues, and has always been willing to champion issues and sponsor legislation that we Realtors feel is important.

This year we discussed his support for a small business health plan, the positive effect a lower capital gains rate has on the economy, simplifying the tax code with a simpler flat tax, while maintaining mortgage deduction, raising the FHA caps to give access to lower interest rate & federally insured home loans to the middle class, and the protection of personal property rights as it pertains to Eminent Domain issues.

Jeb Bradley is the kind of honest, pragmatic statesman that New Hampshire is famous for. His loss in the mid-term elections, when the Democrats swept into power, has more to do with his party affiliation, than his outstanding performance as a representative of the people of New Hampshire.

Every year the ESSC program has a great all valley, all student, SKI DAY!
This year the weather was PERFECT! The day started out in the 30's. Attitash had groomed the hill "to within an inch of its life". Just kidding! It was corduroy from top to bottom. The early cold temps meant the snow set up hard and the groomers could do their magic.
But for the rest of the day it was Clear and Warm!
Perfect weather for a couple of hundred kids to ski form 9am to 3pm.
Thank you to everyone involved! Sit back and enjoy the smiles!

We had an outstanding day at Attitash today!

No Real Estate sales today, but hundreds of smiling faces!

The snow was "soft corn" with the temperatures up in the 40's. This was the first time this year that the kids didn't have to cover every inch of exposed skin in 3 layers!

In fact the official dress for the day was....

Locals will recognize the famous "DanBo", a committed coach here at Attitash with his kids, and "The Voice Of The Mountain Meister's" at Cranmore.

Hannes Schneider: The Father of Modern Skiing

Hannes Schneider turned his back on the family cheese making business and became a ski instructor and guide at the Hotel Post in St. Anton am Alberg, Austria.

It was there he developed the "Arlberg Technique" of ski instruction. Maybe you Baby Boomers remember it.

Snowplow... Stem Christie...and the Parallel Turn.

The legend goes that, one day, after taking a couple of particularly nasty falls, without thinking much about it, he finished the rest of his run in a deep crouch. This, of course, had the effect of lowering his centre of gravity, and no more falls resulted. The bent knee position allowed for the safer and more effective turns like the "Schneepflug" (snowplough), Stem Christie, and Parrallel. For over a year Schneider practiced his new technique under all possible conditions. He analyzed it in the "Bierstube" (Bar) of the Hotel Post. Finally, in the winter of 1910, he came out into the open with it, entering several of the big slalom competitions. His rivals, who had laughed when Schneider sat down, or nearly sat down, on his skis, were mortified and amazed when he carried off first place in every race.

Hannes Schneider went on to serve in the Austrian Imperial and Royal Army in WWI as a ski instructor, made films and published books on skiing, organized the first open international Ski Competition The Arlberg-Kandahar, and in 1936 traveled to America to demonstrate his safe & easy skiing technique.

But after returning to Austria the world had entered WWII and Hitler took over the country. Hannes Schneider was thrown into prison. An American Industrialist, Harvey Dow Gibson, from North Conway, who had built Mount Cranmore, intervened. Gibson was President of the Manufacturer's Trust in New York. He persuaded the German Minister of Finance to release Hannes and he was spirited away to North Conway.

Gibson then bought the American branch of the Hannes Schneider Ski School from Carroll Reed. (Carroll Reed is the Grandfather of our Real Estate agent Stefan Karnopp. Carroll Reed later went on to found The Carroll Reed Ski Shops and Stefan Karnopp and his team, have won the Hannes Schneider Race many times over the years.) Hannes took over the School and as they say the rest is history!

The Hannes Schneider Meister Cup Race

March 7-9, 2008.

Apart from the race competition, the Hannes Schneider Meister Cup Race offers a variety of events and action throughout the day on Saturday. An Opening Ceremony kicks off the day at 9:15 a.m., with military Color Guard and the introduction of the Schneider Family. An ice-carving competition, all-day silent auction with unique signed skiing memorabilia and other items, and the vintage clothing worn by many in attendance will keep spectators entertained all day.

The Hannes Schneider Ski School is also celebrating its 70 Year Anniversary of its founding at Cranmore in 1939.

The Hannes Schneider race also honors military skiers of the U.S. Army.
Schneider's son Herbert was a member of the 10th Mountain Division in World War II. Herbert Schneider took over the ski school for many years after Hannes' death in 1955. Many locals are associated with the 10th Mountain Division. Bob Morrell and his family created Storyland, the family attraction in Glen; Brad Boynton was a key part of a group that created Jackson Ski Touring Foundation; Thad Thorne became longtime general manager at Attitash; and of course Herbert Schneider owned and operated Mt. Cranmore for many years. Four teams of military skiers are expected at this year's Schneider race, including one composed of still-stalwart World War II 10th veterans. Joining them will be a team from the active-duty 10th Mountain Division of Fort Drum, a team from the Army Mountain Warfare School, and one from the 86th Infantry Brigade Combat Team.

Winter in The White Mountains Is So Much More Than Skiing!

I love sharing with my clients who come up looking for Real Estate why I love the Mount Washington Valley. The other day a lady asked what she could do with two small children under 5 who didn't ski?

For a second I was stumped. We focus so much on our great downhill and cross country skiing.

The 1876 Jackson Honeymoon Covered Bridge

I was out taking pictures of real estate in Jackson NH this morning and got this shot. Well, yesterday I mentioned the famous "Honeymoon Bridge" in Jackson, NH so I thought I would share it with you today.

Its unique feature is a sidewalk added in 1930 on the upstream side. Lovers could stroll across the bridge stopping mid-way to admire the view to the North to Mount Washington and for a quick kiss.

The bridge has an exposed Paddleford truss design. It is just over 121 feet long and as many truckers have found out the hard way has a maximum vertical clearance of only 12'3". For more on Paddleford Truss click here: http://www.vermontbridges.com/paddle.htm

Built in 1876 by Charles Austin Broughton and his son Frank. They lived on the East bank of the Saco and owned the Broughton dairy farm. Charles was a Carpenter, Bear Hunter, Sergeant in the Civil War 18th Regiment of the New Hampshire Volunteers, Company "E", an avid fiddler, and an agent for the Swift River Lumber Company.

If you happen to be here in June you can join the locals and friends for the Jackson Covered Bridge Dance. An enchanting evening when the traffic is rerouted and the bridges wooden Planks become the dance floor for a good old fashion Barn Dance. But in this case it is a Bridge Dance over the sweet sound of the Ellis and Wildcat Rivers.

A Cross Country Ski Through Jackson Village

You can guess today was not a Real Estate day. It was a "SNOW DAY"!

This is not the famous Jackson Honeymoon Bridge, but the Wentworth Golf Course Bridge which is about 300 yards farther up the road.

As you can see Jackson has plenty of snow for cross country skiing.

We started out about 11am under beautiful clear skies with temperatures just above freezing.

Nobody was parked at the Mill Street parking lot.

At first I wondered why?

Then I realized it was quite a climb over the snow banks to get to the trail.

No Problem, Up & Over!

"Hey! Who Got Me With Snow!"

First we climb the Yodel Trail from the Jackson Cemetery to the Eagle Mountain House Fields.

The Yodel has a nice easy climb and then a great down hill in both directions.

The Eagle Mountain House Fields are a great place to cruise around over easy terrain and enjoy the sunshine and views.

Behind us is Carter Dome and Carter Notch.

My Wife got this beautiful shot of the Wildcat crossing a ski bridge over the Wildcat River.

The Wildcat and Ellis River are two of the rivers that flow through Jackson and join at the Covered Bridge.

Both are great trout rivers in the Spring and Summer.

The Wildcat is the river that cascades down the famous waterfall into Jackson Village.

After you cross the Wildcat you climb up a steep pitch to an old cow field.

This is the start of everybody's favorite trail THE WAVE!

But before you start THE WAVE you can do a loop around the cow field.

The locals call it the Airport because in the middle of the cow field is a short runway, just big enough to land a small plane. It runs left to right just below the Jackson Barn.

The boys' favorite part of the Barn Loop is a Steep Plunge shown here.

The double track makes it great for racing. The boys did it a half a dozen times.

The "Stomach Dropper" at the bottom, limits my enjoyment of this particular run.

This picture doesn't do it justice. It is a real challenge.

The Wave is a 20 minute heart pounding roller coaster ride up and down past brooks and vistas.

It is the type of trail that you can do every day and never get tried of.

We only did it once today, but it is our favorite!

My son almost fainted! It was so fast.

For People who love x-c skiing this picture says a lot!

The snow is PERFECT!

The Grooming is FABULOUS!

Jackson Cross Country Ski Association

It is not all about weekend skiers.

These trails are the best in New England. Those groomers were preparing the course for the J2 Regional Championships.

Everyone knows that when you see those little blue flags you are on a world class race trail.

After playing around on the race tracks. We head back into the woods and back down the Yodel Trail.

Tons of snow and perfect conditions,

as you can tell from this sign.

Snow conditions were not a problem.

After a short climb, a long downhill run back to Jackson Village!

I'm sorry, if you want more you will have to buy a place up here in the White Mountains. Oh by the way, I can sell you one of those!

Go For The Record Jackson!

10 Feet of snow by the first of March is a record in the making! Jackson reported 130.7 inches of snowfall this season.

Bretton Woods, North Conway, and Bartlett New Hampshire have all also approched records this year.

Last Night we had 11 inches of the most beautiful "Champagne Powder" this valley has seen in years.

Stay Tuned and we will see if 2008 is a record snow fall year in Jackson NH.

Jackson XC ski Touring will be grooming all night and by Sunday morning the trails will be perfect. From The East Pasture Loop, to Wentworth Golf Course, to the Ellis River & Hall Trail. There will be the BEST XC skiing in years.

NEVER TO COLD TO SKI!

Here are students (and my 7 year old son in yellow) from the Bartlett school, enjoying the Eastern Slope Ski Club ski program at ATTITASH this Thursday.

Boy was it cold!!!

One day a week in January, February & March the kids from 1st - 6th grade leave school and head to one of three local mountains to ski. Even "Home School" students are included. Not a bad PE class!

The Eastern Slope Ski Club has supported local ski programs for over 70 years. We real estate agents volunteer along with 400 other local parents and skiers to coach over 1500 students a week in Alpine, Nordic and even snow shoe hiking.

The perfect snow conditions this year have made it a year to be remembered. Many trails that the young ones would never have done in the past are "fair game". These 7 year olds will be telling stories about skiing double black diamonds to their kids for years to come.

This program puts 2,000 locals on skis for 10 glorious days each season of 1st class skiing and coaching.

We want to thankthe volunteers at Eastern Slope Ski Club and the assistance of Attitash, King Pine, Cranmore and the Local School District.

All Right, Have You Had Enough Snow Yet?

It is getting harder and harder to sell houses. Not because of the soft real estate market, but because we can't find them under all this snow!

Last night's storm dropped another 12 inches in Bartlett, North Conway & Jackson and we expect another 3-4 inches throughout the day.

We are on the way to a 34 year record for snowfall.

Attitash http://www.attitash.com/, is just up the notch from where I took this picture this morning. They said they got 14 inches in the last storm.

The snow is attracting lots of skiers and when we can dig through the snow to get to them, we Realtors have been doing more showings than in the past. But Buyers are still waiting for a signal that the bottom has been hit before they make offers.

So nothing to do but SKI!!!!

When I first moved to New Hampshire I thought Cross Country Skiing was getting from the Lodge to the Lift Line.

But, now it is my favorite way to spend a day with the family. Yesterday we skied the High Water Trail from The Dana Place Inn down the Ellis River Trail to Jackson Village. It was outstanding! The snow conditions were perfect and the sky clear & bright.

The boys even had enough energy to do the Anklebiters race. Peter's time was 42 seconds & Emmet's was 49 seconds.

Senator Sununu highlighted the Federal government's quick response to the Sub Prime Mortgage problem with the passage of the Economic Stimulus Package which increased both the Federal Housing Administration (FHA) and the Fannie Mae and Freddie Mac (GSE) loan limits allowing more home buyers to qualify for Federally Guaranteed Mortgages. Secondly, The passage of special tax relief for debt forgiveness on foreclosure, short sales agreements, with the lender. Also, Project Lifeline, with six participating banks to help homeowners 90 days or more delinquent, with a 30-day pause in the foreclosure process.

"The Legislature has moved unbelievably quickly through this process and has passed meaningful bills which will help average Americans get through this difficult time." said Paul Mayer, Chairman of the New Hampshire Realtor's Political Action Committee and Owner of Black Bear Realty in Bartlett.
