Myrtle Beach Real Estate Market Update - 03/25/11 07:16 AM
Myrtle Beach Real Estate Market is contributing to South Carolina being the 10th fastest growing state in the nation. Overall, year to date, sales for single family homes are up 3% and 24% versus 2010 and 2009 levels. The increase in sales is offset by lower median sales price. In February 2011, the median sales price was $170,000 (driven by higher levels of distressed properties- 41% of single family home sales were distressed). Year to date, condo sales activity was up from January 2011 but down 6.5% versus February 2010. The median sales price of condos has continued to decline to $100,000. Waterford Plantation in Carolina Forest is one of the most desirable communities in Myrtle Beach for numerous reasons. Not only is the community less than a mile to the elementary school; grocery store; post office; restuarants, it is less than 10 minutes to the ocean. Sidewalks lined with walkers or bike riders each day make it a warm community to drive up to each evening as you end your day AND if this is new to you, your neighbors even wave as you drive by. Sales prices in Waterford Plantation are at an all-time low and with 8 homes already closed (3 comments)
Plantation Lakes is one of the most sought after communities in Myrtle Beach. Have you heard of a short sale taking a longgggggg time? Well, that isn't always true. We just closed on 8101 Wacobee Drive in Plantation Lakes in 10 days AND it was a short sale. Just goes to show you that what you always hear isn't true. "The market is horrible,,,, I can't sell my house,,, the only things selling are foreclosures." These along with short sales taking forever are not accurate statements when it comes to Myrtle Beach real estate. The market is busy... the weather (1 comments)
