Home buyers are still looking for - and finding - good deals in the Colorado Springs area.  649 homes sold through the Pikes Peak mls in October, and half of those homes closed at under $189,000.   
60 of the sold homes commanded prices of $400,000 or more, including five that sold at 1 million dollars plus (the sale of one of those homes for over 3 million dollars helped bring the average sold price to $232,012).
The single family homes sold accounted for $149,277,925 in real estate transactions, and another $12,383,932 of Condos/Townhomes sold (83 homes).

  When the furnace kicked on this morning, our sweet dreams were interrupted by that alarming sound of money figuratively being burned.  Last night the predicted low was 32 degrees, and while our area has plenty of warm spells in fall, winter is on its way. 
Energy bills are sure to be sky-high this winter.  We're fortunate to have our utilities through Colorado Springs Utilities; the company works very hard to keep rates as low as possible, but even with their efforts, rate increases are slated for 2009.

          734 single family homes sold through the Pikes Peak multiple listing service in September, up from 695  sold in September 2007.   The number of active listings was actually down year over year: 6030 actives during September 2008 vs. 6767 last September. The trend of stronger sales in the lower and mid price ranges continues; half the homes sold for under $200,000, and another 230 sold between $200,000 and $399,000.  374 of the sold homes had three or fewer bedrooms.The average Days on Market for El Paso County single family homes was 95 days, and homes sold for an average of 96.5% of the list price.  According … (1 comments)

During August 2008, the average sold price of a single family home through our MLS was $235,098.  Even though it's impossible to gauge an "average" home, we looked for a snapshot.

Seven single family homes sold for $235,000 through our MLS in August. We did a little filtering by:  
Style. One of those was a rather unique Victorian, and another was a 1953 home, that hadn't been updated, in the Southwest area of Colorado Springs Days on the market.  The 2008 Colorado Springs Parade of Homes was well attended: over 16,000 tickets were sold, and it's estimated that almost 15,000 people visited the Sony Signature Home in Flying Horse.  The participating builders pulled out all the stops to showcase their companies, and garnered a lot of positive interest in their homes.  The People's Choice Awards and the Industry Awards of Excellence were announced at the Housing and Building Association's Parade of Homes Awards Banquet last night.

According to Pikes Peak Multiple Listing Service figures, 778 single family homes sold in August.  That's 108 fewer than in July, the busiest month this year, and also fewer than in May and June.  Through August 31st, 5,962 single family homes have sold through our MLS.The average single family home price in August dropped to $235,098 and the median price dropped to $199,900, so one-half of all single family homes sold for under $199,900.   Sales of higher priced homes are slow, with only 72 homes selling for $400,000 or more. Single family Homes in all price ranges and areas averaged 85 days on the market. (Our MLS does include some listings … (0 comments)

Sellers in the Colorado Springs area still face challenges, due to a large inventory of homes on the market, and comparitively slow sales for the peak selling season.867 single family homes sold in June, while there were 6,595 active listings. That's more homes sold any month since last August, and 27 more than in May.  The better news:  The average sold price increased to $256,829, and the median price rose to $233,000 (the highest figures since August's prices). While there is still an over-supply of homes for sale in the Pikes Peak region, sales and average prices are improving.  772 Single Family  homes sold in April; 50 more than in March, and well above January's low of 534.   April's average (mean) sold price was $239,578, and the median price was $207,750.  Both are higher than the previous three months'.  The number of active listings was higher (6,175) than in the previous five months; many people took their homes off the market last winter.
Buyers continue to be picky.  Excellent condition and competitive pricing are still key, and staging is very important to make your home stand out … (0 comments)

Through March 31st of this year, 1,811 single family homes have sold through the Pikes Peak Multiple Listing Service. 

722 single family homes sold in March - a higher number than the previous four months, and just one home shy of October's 2007's sales - and better than September's 695 sold homes. 
While the trend of lower-priced home sales is continuing, March's average price ($236,503) and median price ($202,000) were up from the last two months. 
                                                                                98 townhomes/condos also sold last month. 
Inventory remains high, with 5,849 active single family listings in March.

A record was set in the housing market, but it wasn't in the United States.  
The Times of London reports the recent sale of a London penthouse for between 115 and 120 million pounds (approximately 230-240 million US dollars), the most expensive residential property ever sold.
The flat, in London's  of St James's Square, is located smack dab between 10 Downing Street and Buckingham Palace.  And, with approximately 20,000 square feet, there will be plenty of room for guests who wish to visit London's prime attractions.
