Otherwise known as "How to shoot your company in the foot and cause excessive losses to your shareholders!" I have been negotiating a short sale for nearly 6 months now.  I have previously posted about the EXCELLENT service and response I received through Citifinancial's loss mitigation department! They had been great! Let's stick with the "had" in that sentence. 
Seller owes: $175,000
Lender agrees to a short sale amount of: $150,000
Contract 1 - Appraisal came in at..... $145,000.  Buyer split.

Activerain Lender SAVES the day! Many may have seen my crazed rant about ten days ago - "loan officer" referred to my buyer by his buddy was unable to deliver a loan he'd promised he could do, and instead of telling my client this (or anyone else), he just vanished off the face of the earth.  Day of closing - noone could find him.  Not the buyer, not the title company, not myself, not even his office!  I put out a plea for help!  His apartment had already been leased to someone, in two weeks, he'd be homeless!

The slowdown in the market locally is caused by tightening of credit to buyers and a slowdown in the employment sector. Our typical home selling time hasn't increased dramatically, currently sitting at roughly 40 days. This post is entirely designed to mess with the IT guy there :)  Why would I torment him so?  Well because The folks at Continental are like brothers and sisters to me, and you ALWAYS play tricks on your family, right? 
So his little web search alarm thingy is going to go dingy dingy that someone mentioned his company and he'll get all excited!

All about Me.  Or at least something about me.
I am - mentally unstable, but in a good way, ya know?
I think - that gold/brass light fixtures and faucets should be outlawed. No offense if you have them, but I hate 'em.
I can - touch my tongue to my nose!  But my son can pick his nose with his tongue - talented!
I want - to be independently wealthy so i can sell real estate without *needing* to sell real estate. I'd love to be able to "flip" houses and re-sale them at an affordable rate for needy families.

Another year, another memory.  
Sept 11 - Where were you?
I was driving to my first shift of two for the day at a nursing home. My Army fiance was stationed in South Korea. 
I couldn't believe it when I heard it on the radio - it just didn't make sense to me, didn't register, wasn't sure if it was a very bad joke.  I had a 30 minute commute at the time on back country roads.  By the time I got to town, I knew it was real and was freaking out.
