A Question about Rural Development Coverage  
Q.  My lender said I qualified for this USDA Rural Development Program.  He said it would mean zero down payment and I could get the seller to cover my costs.  What's the catch?
A. The catch is that the Rural Development Program is for well... developing rural areas! Therefore, the house must be in an area that qualifies as Rural in order for the program to apply.  If you don't mind that, it is an excellent program and will save you that down payment expenditure!

It's June! Kids are out of school and buyers are in a frenzy to find a home before school starts back!  Is this the right time to sell?  Here's the current Goddard stats!
Active - These homes are currently for sale in Goddard and would be your competition:
41 Homes - Priced from $89,000 to $550,000.  The Average days on market is 178 days (nearly 6 months).  Part of this is due to the large number of new construction homes in the marketplace.

Goddard - How is your market doing? Updates on the Goddard, KS Home Market Smaller city markets are always unique.  As gas prices skyrocket, some of these out-of-the way places are losing their appeal to buyers who previously would have liked to live in the country and commute to work.  That has resulted in a smaller market than usual for areas such as Goddard, KS.  However, the wonderful school system in Goddard has a very strong pull on the West-side market!
