Discount From What - 09/30/10 03:30 PM
Discount From What? My friends blog stated: "the average sales price represented a 26% discount." It went on: "an average discount of almost 35%"
We all know what they meant, but what are they saying? Those of us in or involved in real estate need to rethink what we're saying. We know that the average sale price this quarter is 26% lower than last quarter. Does this really tell us any thing? Does this have any relevance on a given house? Does this have any relevance on your home? On your listings? Was any house discounted? Does any one remember (9 comments)
Strategic Commenting For Knowledge And Friends Part II - 09/26/10 04:14 PM
As I said in Part I, Strategic Commenting For Knowledge And Friends to get the most out of your Active Rain experience! Like any gathering of like mined people physical or virtual what you'll get out of participating depends on what you're looking for and how much effort you're willing to put into it. Commenting is crossing the room, sticking out your hand and saying "Hello I'm..." Commenting and answering comments is how you make friends! Unlike posting where the best you can hope for is to collect fans. Commenting is how you ask questions. Commenting is how you add (20 comments)

Strategic Commenting For Knowledge And Friends to get the most out of your Active Rain experience! Like any gathering of like mined people physical or virtual what you'll get out of participating depends on what you're looking for and how much effort you're willing to put into it. I recently wrote about social networking at physical meetings in Going Stag To The High School Dance You've got to cross the room. You've got extend your hand ans say "I'm Bill Archambault" Well I'd rather you didn't! Use your own name! Please!! It's the same in the Rain. Just being here is (21 comments)
Real Estate Theater Is It Comedy Or Tragedy - 09/17/10 03:10 PM
Real Estate Theater Is It Comedy Or Tragedy? That often depends on weather you're a thespian or sitting in the house. Real Estate Theater Is It Comedy Or Tragedy? Is it a professional company or community theater? That depends on how you define professional? If professional means the players anticipate being paid, it's professional. If professional means the players actually get paid, it's debatable. If professional means the players demonstrate professionalism sadly there are fewer and fewer professional productions. Real Estate Theater Is It Comedy Or Tragedy? I don't know, so laugh it's better than crying! I can tell you real (2 comments)
Just Plain Decadent(?) There may be some practical uses for this thing, but to me I think it'd decant.
Many of you know at 10 my parents got me a little Arab grade (No Papers.) mare, an eight year old palomino called Goldie. Goldie taught tutored me through life for the next twenty years. Obviously she taught me to ride. Goldie taught me responsibility! Goldie taught me love. Goldie taught to handle emergencies! Goldie taught to delegate. Goldie taught me to face my fears! Goldie taught me to Win! I cared for Goldie twice a day. (15 comments)
Hypothecation / Basic Money 301b - 09/14/10 09:32 AM
Hypothecation Basic Money 301b. Over and over again the TV commercials ask: "Do you have a structured settlement? Do you have a an annuity? Do you have a land contract? Do you have a contract for deed? Do you have an incoming private note?" We'll give you the cash you need!
Ya, right! Hypothecation Basic Money 301b. No one will give you anything! You have a valuable asset, they will pay you a small fraction of it's value if you'll simply assign the full value to them. There are now at least five companies on TV benevolently willing to give (2 comments)
So many lose sight of equity's light when their homes seem up side down. Blinded by the darkness of ignorant despair they've lost their faith in the magic that is real estate, the magic of amortization! Misled by those that think "equity" ever existed in the present tense "Equity" only exists in the past tense and the future tense. To buy a home you'll need 3.5%, 5%. 10% or 20% or more equity/money. You can prove you had it. But, once you've purchased the house you (16 comments)
Shadows of Fear! Standing 1,368 feet tall the World Trade Center cast a long shadow. A shadow casting prosperity over all those receptive to or benefitting from its spear of influence. Despite it’s benevolence it cast Shadows of Fear over the would-be third world theological despots! Despite the laws of nature and lacking all logic the shadow of those tall buildings pale in comparisons to that of a few insane men! Standing no more than about 6 feet tall. Terrorist now cast Shadows of Fear that span the know world!
Shadows of Fear more reminiscent of the fear of cold blooded (15 comments)
The Powerful Life Of A Blog - 09/08/10 10:25 PM
The Powerful Life Of A Blog I just finisher rereading Rich Jacobson's VA Appraisals: "The Luck of the Draw" Rich posted it 9-15-2006 some one just added a revelent comment 4, four years latter! Earlier today Google alerts informened me today of a repost of an article, "How Not To Lose A Million Dollars In Real Estate" that I first syndicated for free circulation more than 6 years ago. See http://www.dr30.com/how-not-to-lose-a-million-dollars-in-real-estate/ That artical was also recently reposted at: http://xn--wlqs3an4nvq7d.com/440191-How-Not-To-Lose-A-Million-Dollars-In-Real-Estate.html A couple of weeks ago this strange repost showed up: "Real Estate Education Should You Spend Your Money" is also from at least 6 years (4 comments)
Obfuscating The Truth Distraction By Insult - 09/08/10 09:38 AM
Obfuscating The Truth Distraction By Insult. In what may have been a personal attack yesterday a well respected (I'm a fan.) Real estate attorney suggested: " Perhaps this broker was once a mortgage broker who specialized in getting $30,000 a year wage earners "stated income" mortgages of $1,000,000? "Or perhaps this broker read the book on "flipping for profit" That comes very close to me. But, what relevance is what they once were? It assumes facts not in evidence. For all we know he could have been an attorney! What had I done? I'd had the nerve to suggest that (2 comments)
Assumes Facts Not In Evadance - 09/07/10 07:02 PM
I object you Assumes Facts Not In Evidence! We're all guilty. We all understand clients have selective hearing. We're all guilty, too! Everyone Assumes Facts Not In Evidence! One of the hardest things to teach our children, our students, our agents, our LO's is to listen only to what's truly said, to read what's written, to interpret only the relevent facts in evidence! It's complicated because we also teach our children, our students, our agents, our LO's is to listen what's not said and to read between the lines! Our's is primarily a people business and the latter skills are the difference between success and failure. (8 comments)

You've got no right to the social security you were forced to pay for if your elected squandered it! Just A reminder. You've got no right to low taxes if you sell your vote for new entitlements! Just A reminder. You've got no right to security if you elect those who believe you don't deserve it! Just A reminder. The time draws near. Just A reminder. (11 comments)
