Discount From What?  My friends blog stated: "the average sales price represented a 26% discount." It went on: "an average discount of almost 35%"

We all know what they meant, but what are they saying? Those of us in or involved in real estate need to rethink what we're saying.
We know that the average sale price this quarter is 26% lower than last quarter. Does this really tell us any thing? Does this have any relevance on a given house? Does this have any relevance on your home? On your listings? Was any house discounted? Does any one remember … (9 comments)

Real Estate Theater Is It Comedy Or Tragedy? That often depends on weather you're a thespian or sitting in the house.
Real Estate Theater Is It Comedy Or Tragedy? Is it a professional company or community theater? That depends on how you define professional? If professional means the players anticipate being paid, it's professional. If professional means the players actually get paid, it's debatable. If professional means the players demonstrate professionalism sadly there are fewer and fewer professional productions.

Many of you know at 10 my parents got me a little Arab grade (No Papers.) mare, an eight year old palomino called Goldie. Goldie taught tutored me through life for the next twenty years. So many lose sight of equity's light when their homes seem up side down. Blinded by the darkness of ignorant despair they've lost their faith in the magic that is real estate, the magic of amortization!

Shadows of Fear! Standing 1,368 feet tall the World Trade Center cast a long shadow. A shadow casting prosperity over all those receptive to or benefitting from its spear of influence. Despite it’s benevolence it cast Shadows of Fear over the would-be third world theological despots!
Despite the laws of nature and lacking all logic the shadow of those tall buildings pale in comparisons to that of a few insane men! Standing no more than about 6 feet tall. Terrorist now cast Shadows of Fear that span the know world!

Obfuscating The Truth Distraction By Insult.  In what may have been a personal attack yesterday a well respected (I'm a fan.) Real estate attorney suggested:
" Perhaps this broker was once a mortgage broker who specialized in getting $30,000 a year wage earners "stated income" mortgages of $1,000,000?
"Or perhaps this broker read the book on "flipping for profit"
That comes very close to me. But, what relevance is what they once were? It assumes facts not in evidence. For all we know he could have been an attorney!

One of the hardest things to teach our children, our students, our agents, our LO's is to listen only to what's truly said, to read what's written, to interpret only the relevent facts in evidence!
It's complicated because we also teach our children, our students, our agents, our LO's is to listen what's not said and to read between the lines!
