Thank you for all that participated in the coaching call yesterday. Unfortunately, I did not hit the record button so I won't have this one on file for you. Here is a quick synopsis.

 
It was a great call focused on 'Think Action' (p. 84-85 of the MREA - The Nine Ways the Millionaire Real Estate Agent Thinks). My favorite quote from this section is "When you know what to do, there comes a point when it is just time to shut up, get up, and giddy up." How often do we need to hear this type of encouragement and then take action? Taking action may lead to failing forward, and it is important to know that at least you're moving forward. Lack of action will simply lead to failure. So take action on what you know today, and I know success awaits you in 2012.
 
Here are some questions we discussed in the coaching call.
 
1. What actions are you taking today that you weren't taking in 2011 that will help you achieve what you want in 2012?
 
2. Procrastination leads to stagnation. What can we do to eliminate procrastination? Systems and Models
 
3.  If your current actions/lack of actions aren't getting you the results, what do you need to change today?
 
4. Should we be focused on buyer appointments or listing appointments? What actions can you take today to become purposeful in your business to acquire listings?
 
I also mentioned some upcoming training events that I hope you can be a part of this month at our market center.

I have also included the Productivity Coaching program roster. Part of our discussion yesterday was centered around accountability. To 'Think Action' requires accountability. Find someone on this roster, or someone in our market center, to hold you accountable 'Think Action' for 2012.

Four tips for a better Facebook page

Take your Facebook page to the next level and turn leads into clients with these easy tips.

Social media are an essential part of your REALTOR® toolkit, but services like Facebook are ineffective if you log in only once a month. Pump up your Facebook fan page and make it part of your personal brand with advice from Jeremy Williams, REALTOR®, assistant team lead and productivity coach at Keller Williams Realty Memorial in Houston. 

1. Choose your niche. Williams says that your Facebook page should focus on a niche. “Maybe you want to build a page around a specific neighborhood that you want to target, or it might be a niche of first-time homebuyers.” Once you’ve decided, make sure all of the information on your page is relevant to the target audience instead of posting marketing blasts.

2. Make time to maintain your page. You don’t have to devote countless hours maintaining your page, but you should plan for regular status updates and check frequently for wall posts or private messages. Williams says he uses HootSuite (www.hootsuite.com) to schedule posts and manage Facebook, Twitter, LinkedIn, and more in one spot. Williams says to take an hour or two during the weekend to plan your communications for the upcoming week.

3. Mix business with personal, within reason. Your business page shouldn’t deviate from the professional image that you’re working to build, says Williams, but it’s OK to post personal updates on occasion. “I usually post about six posts that are business related and then one that is personal related,” he says. “People want to know about the person behind the business owner,” and personal posts can help build a rapport with potential clients. 

4. Utilize Insights. Facebook provides statistics on who views your page and when through its tracking tool, Insights. Williams says to use this information as feedback to determine if what you’re posting is reaching your target audience and then adjust accordingly.

Diana talks about when you take on something new, you actually have to create new neural pathways in our brain. Is it okay to be fearful about making calls to expired, FSBOs, and even our sphere? Of course, but the quickest way to overcome this fear is by doing. "Just Do It" as Nike would say.
 
Another remedy to overcoming this natural fear is to role play your scripts. It is knowing what, when, and how to say things. Keller Williams University offers a great course in this called the Language of Sales with Diana Kokoszka. You want to put this in your goals to take this class! Diana suggests that a good role play partner will give you 4 objections before scheduling an appointment. Role play needs to take place daily, and it can be done over the phone or in person. Contribute 15 minutes a day to this task, and I know you will see improvement in your business!
