I worked with a first time homebuyer this past week and helped him find an outstanding community in Leland, North Carolina. It's a great community that I have sold to clients before as it is an affordable community that offers a lot for its money. The community is Windsor Park.
Some of the reasons why I really like this community is the variety of floor plans to choose from and the prices start in the low 120's. There are sidewalks, a beautiful pool, club house and an awesome play area for the kids. Another reason why I like the community is that first time homebuyers can use the USDA home loan program to get 100% financing to purchase their first home. Since most programs and seller financing are either gone or done by October 1st of this year, this program allows for people to see their dream of owning their own home come to fruition.
According to the USDA website, in order to be eligible for many USDA loans, household income must meet certain guidelines. Also, the home to be purchased must be located in an eligible rural area as defined by USDA. Most all of Brunswick and Pender counties along with a strip in New Hanover are eligble. Rural Housing Direct Loans are loans that are directly funded by the Government. These loans are available for low and very lowincome households to obtain homeownership. Applicants may obtain 100% financing to purchase an existing dwelling, purchase a site and construct a dwelling or purchase newly constructed dwellings located in rural areas. As the sign above the door says, Old Pier House (101 K Ave) is the "Best Little Place on the Beach to Eat". Located directly across from the Kure Beach Fishing Pier, this tiny restaurant is the perfect place to grab a bite to eat and enjoy the old-time beach town atmosphere of Kure Beach.
Only about 20 feet wide and about 50 feet deep, the dining area is small, cozy, and filled with photos of Kure Beach and the pier from way back when, giving you a glimpse into the rich history of the area.
Featuring a menu of mostly deep-fried seafood (flounder, shrimp, clam strips, and deviled crab), burgers, and sandwiches, this is the place I always hit for lunch when I'm in the area. I love the batter they use on their fried food (love it!).
On top of having great food, it's also the perfect location for both beach goers and fisherman alike. Located just footsteps from the sandy shores and at the very beginning of the pier, it's the easiest place to grab a bite whether you're enjoying the surf or fishing for the big one.

Situated at the corner of Masonboro Loop and Masonboro Sound Road (near the new fire station), Mason's Haunt (3317 Masonboro Loop Rd. #100) is one of Wilmington's newest eating establishments. Featuring a wide assortment of seafood, steak, and pasta dishes, this neighborhood eatery is sure to become one of my local favorites because of its great location (just around the block from my own home!) and delicious menu.
My family and I popped in for dinner the other night, and were treated to a very nice evening. The servers were fast and attentive (important when you have two young kids with you!), and the food was excellent. We started out with some good ol' Carolina seafood chowder (yum!), before moving on to our main dishes - chicken scallopini for me, and filet mignon for my husband. Both were absolutely scrumptious! My 4 year old daughter loved her grilled peanut butter and jelly sandwich (yes, parents, they also have a very kid-friendly menu!), and my 11 month old really seemed to enjoy the dinner rolls (as did we all!).
On a side note, my husband always has a rule that if the restaurant bar can't make a great Bloody Mary, then it's a place he won't be visiting again. Well, judging by the one we got at Mason's Haunt, we'll be "haunting" the place pretty often!

Located at 5559 Oleander Dr. in Wilmington (on the way to Wrightsville Beach), Casey's Buffet Barbecue & Home Cookin is easily one of my favorite restaurants in town. As the name suggests, it's a buffet style place serving barbecue and southern-style home cooked delights, and boasts some of the friendliest wait staff I've come across in the Wilmington area.
The buffet has a good range of items, with barbecue, fried chicken, mashed potatoes, and hush puppies being the mainstays, and includes catfish, okra, chicken and dumplings, black-eyed peas, cabbage, and even roast turkey (on Sundays). While there are many more items regularly featured in the buffet, these are the ones I mainly stick with because they are so good!
Now let me tell you, I used to live Las Vegas, so I've been to my fair share of buffets. Casey's has some of the best food I've ever had at any buffet, and the best fried chicken I've ever tasted - period.
If you're looking for a place to get some real southern-style home cookin' while searching for property in the Wilmington area, I suggest you stop in at Casey's.
